LEASE AGREEMENT

This LEASE AGREEMENT entered into on this 10th day of January 201 at
by and between :
(hereinafter in this Agreement referred to as THE LESSOR), which term
shall, unless specifically excluded or repugnant to the context of this
Agreement, mean and include its permissible successors and assignees in office
of the said Company of the FIRST PART :

Sri M.. is the Sole Proprietor of the said Company, in this Agreement referred
to as LESSEE, which term shall, unless specifically excluded or repugnant to
the context of this Agreement , mean and include its permissible successors and
assignees in office of the said Company of the SECOND PART :

Whereas the property more particularly described in the schedule below belongs
to the LESSOR named above who is competent to deal with the same in any
manner he likes.

And whereas the LESSOR is desirous of letting out the schedule shop /Premises
in favour of a decent tenant and the LESSEE above named has approached the
LESSOR to lease the schedule property in his favour.
And whereas the LESSEE and the LESSOR have mutually agreed that the terms
and conditions governing the lease hold to be reduced into writing.

NOW THE AGREEMENT WITNESES AS FOLLOWS:

01. The LESSOR has agreed to let the shop/premises and the LESSEE has
accepted the lease.

02. The tenancy month shall commence from 1st day of January 201. The
LESSEE has received the possession of the schedule premises and the LESSEE
should pay the rent on or before 5th of every month.

03. It is agreed the Tenure of this lease shall be for a period of 11 months. But
the same can be extended by mutual consent, if necessary.

04. The LESSEE shall pay a rent of Rs 3000/-(Three Thousand Rupees only)
per month without any default to the LESSOR. The LESSOR shall issue
stamped receipts as and when the rents are paid.

05. It is agreed by both the parties that the rent so stipulated be increased by ten
percent on completion of every two years.

06. The LESSEE has this day paid an advance of Rs 20,000/-by the way of Cash
.This amount is payable only after the LESSEE vacates possession of the
schedule shop premises.

07. The schedule premises shall be used by the LESSEE for Nonresidential
purpose .i.e., for Running Financial Consultancy in the

08. The LESSEE shall either sub-let or creates any under lease in part or whole
of the Premises without the express consent of the LESSOR and in writing.

09. The LESSEE shall pay the electricity and water supply charges during the
tenure of the Lease agreement.

10. It is agreed by both the parties that their relationship shall be governed by
the law of Land.
