Storage rooms must be kept neat and free of papers and other trash. 7. Vehicles with motors may not be stored in storage rooms, ‘TRASH COLLECTION Trash will be picked up regularly by a refuse collection truck. Residents should carry their trash to the nearest dumpster, located in the parking lots. Recycling bins are in place at the lower end of Ft. Myer Drive parking lot. There are six bins in all- four for newspapers, one for clear glass and one for metal/aluminum cans, MAIL Mail boxes are locate just inside the entrance door to each building. because ove packages are frequently left outside of the mail boxes, residents should make it a practice to pick up their mal daily. A mail deposit box for outgoing mail is available on the comer of 12th Street and Ft. Myer Drive across the street from the Seven Eleven Food Store. Registered mail and large packages may be picked up at the post office at 1515 Wilson Boulevard. UTILITY BILLS Each resident is billed directly for telephone and electric service used in their condominiums. Residents should establish accounts for such services directly with Bell Atlantic Telephone Company of Virginia and Virginia Power, respectively. In-unit water and sewage are included in the monthly common expense assessments. Bell Atlantic Telephone Company 241-6100 Virginia Power 934-9670 PLUMBING ‘The plumbing maintenance and repair is the respon: ‘of each unit owner. Each kitchen sink, bathroom sink, and toilet has a shut off valve underneath the appropriate fixture. You are also responsible for preventing stoppage of waste lines. You are urged not to flush anything down the waste lines that will not compietely dissolve in water, CABLE TELEVISION Cable television is available to residents of Westmoreland Terrace. Charges for this service are payable by resident direcily to the cable television company. Cable TV Arlington 841-7700 INSURANCE Fire and all-liability insurance is included under the Condominium Maintenance Fee. This, insurance does not provide coverage for furniture or any other personal belongings. Residents are strongly urged to acquire personal property insurance. The usual form for condominium insurance is called a HO-6 policy. Your personal insurance agent can advise you. UAINTENANCE Other than warranty related repairs, each resident is responsible for the normal repair and maintenance required in their unit. Helpful hints have been included for all residents’ benefit. Management personnel are responsible only for the maintenance and repair of common areas (buildings, roof, grounds, e LAUNDRY AND STORAGE FACILITIES Laundry and storage facilities are located in buildings 1301, 1303, 1307, 1309, 1315, 1320, 1322, and 1336. Residents of building 1305 will be served by faculties in the 1303 building and residents of building 1311 will be served in building 1315. Laundry machines are owned by a vending contractor, Solon Automated Services, who pays the association a percentage of the revenue for maintaining them at Westmoreland Terrace. ‘Outlined below are some tips to aid you in your used of the laundry facilities: 1, Please remove clothing from the machines promptly when you are finished with each machine. 2. Please do not use tints or dyes in the machine. 3. Any malfunction of the machine should be reported to the vending contractor, Solon Automated Services, 301/277-5660. 4, If a machine is out of order, please post a sign on the machine to notify the next user. 5. The vending contractor will mail refunds when advised of the amount of money lost in the machine. 6. Keep laundry rooms locked. Each tenants building key will fit the laundry and storage rooms adjacent to his home. ‘Laundry room hours are 7:00 A.M. to 11:00 P.M. The key that fits laundry also fits storage. STORAGE BINS Residents must apply their own locks to their storage bins. MOVE-IN/MOVE-OUT POLICY 1. A fifty dollar ($50.00) Move-in fee will be charged to each unit owner upon each move into the unit. 2. ‘The move-in fee is to be paid by a check at the on-site management office. Tl GENERAL REGULATIONS A LOCK AND KEY SYSTEM ‘At time of settlement, each purchaser should receive two apartment keys (door knob and dead bolt are usually Keyed the same), two mail box keys and one key that fits the building entry doors, laundry room and storage room. All apartments are provided with double locks. When you are inside, turn the latch. When you are on the outside, use your Key to double lock wien you leave. ‘The management has retained a copy of your apartment door key, which will be coded and kept in a locked key box and issued only to concerned public safety authorities properly responding to emergency situation, building engineer and/or contractor responding to building emergencies such a plumbing leaks, electrical problems, etc. A log is maintained for the Key cabinet and the individual key issuances and returns. Emergency keys will not be issued to guests, workmen, maids or other persons authorized routine entry by the resident. Residents who wish to ave a guest or service personnel admitted to their home must leave written permission (admit slip) admitting them and a convenience key (provided by resident) with the manager. Such key will ¢ held with all reasonable precaution, but neither the Association nor Management will be responsible for losses resulting from the deposit and/or issuance of the convenience key. Remember that an authorized agent of the Association has the right to emergency access to your unit in the event of emergency. So as not to restrict your ability to provide emergency service, no additional locks shall be placed on any doors of the premise without prior written permission of the Board of Directors or a designated agent of the Board. Is keys are not available the owner will be responsible for any costs associated with proper emergency entry. No routine admittance to a unit for any reason, will be granted by management. If any resident desires such services, the resident must leave the key and admit slip at the management office, All door release - Dial 9 SOLICITATIONS Door to door solicitations are strictly forbidden in the buildings. If'you are contacted by anyone, please notify the management office immediately. PARKING ‘Westmoreland Terrace does have a parking policy of which a copy is attached for your information. D. PETS ‘There are no restrictions on owning pets. The homeowner shall not permit any disturbing noises which will interfere with the rights, comfort or convenience of other residents. It is the owner's responsibility to insure that peta do not infringe on other resident’ rights. For example, a barking dog is usually disturbing to others. When walking pets, thy must be on a leash and walked along a road rather than walks or lawns. If you are a pet owner we suggest you obtain a copy if the Arlington County Ordinance on pets. Pet owners are to clean up after their pets on sidewalk and grassy areas. The best way is to carry a baggie with you, put the pet mess in the bag and then dispose of it in the trash dumpster; it is the law in Arlington County. Tell dispatcher the location of the fire (ie. address, floor and apartment number). Alert the management office if time permits, but only after the fire department has been called, B. LIGHTING AND WALL OUTLETS All apartments are equipped with a number of circuit breakers (there is no fuse box) in a panel box on the kitchen, behind room or hallway wall, dependent upon the type of unit. If electricity goes off in only part of the apartment, check for the tripped circuit breaker. Pull pen the panel coor, and one at a time, move each switch first to the "OFF" position, then back to the "ON" position. This should reset any breaker. If it happens again, check ‘each appliance and is power cord. If power is not restored, call an electrician for service. GARBAGE DISPOSAL If a disposal does not start, check under the sink for the re-set button on the disposal case. Simply press to re-set. If it still does not start, TURN OFF THE DISPOSAL SWITCH and check for articles like lids, spoons, or coins. Remove any tool AND YOUR HAND from the disposal before you turn it on. Now, press the re-set button, removing the jammed article should enable the turntable to rotate. disposal should be used for a minimum of garage not for the disposal of any food scraps; it is there to catch the routine disposal debris if it happens to fall in the sink drain! HWASHER Scape all residue from utensils to be put into the dishwasher as food will plug the drain sereen. Ifthe washer still holds water at the end of the wash cycle, check the Air Gap and remove foreign matter, Please refer to your owners manual for further information, REFRIGERATORS Installed in all units is a no frost refrigerator/freezer which is completely frost free. Please read the Use and Care Guide, as performance problems can sometimes be corrected with ‘minor adjustments requiring no tools, Should your refrigerator have operating problems be sure to check the following items prior to calling for service: Check to insure the electrical cord is properly plugged into wall outlet. 4 Check to insure that circuit breaker has not tripped. 4 Check refrigerator control dial for proper setting. PARKING RESOLUTION Every vehicle in a parking space shall bear a valid parking permit authorized and issued by the Association. ‘One (1) parking permit is available to each adult resident owning an approved vehicle however the total ‘number of permits issued per unit may not exceed the number of bedrooms in that unit. Parking is on a first-come-first-served basis for vehicles with a permit. Spaces are not assigned to a particular unit for the sole exclusive use of the occupant of that unit. No vehicle shall occupy more than one (1) parking space, nor shall it restrict access to an adjacent vehicle parking space through improper alignment of a vehicle. No vehicles shall be parked in designated NO PARKING areas including ALL marked fire lanes, sidewalks, Tawns, driveways, or grassy or non-paved areas. No trailers, campers, recreational vehicles, boats, taxicabs, busses or commercial vehicles may be assigned an annual parking permit, nor may they be parked regularly at Westmoreland Terrace. This plan does not apply to delivery trucks, taxicabs, or other service vehicies temporarily parked in performance of their regular duties. Residents are responsible to immediately inform the Association of any change in vehicle status, ic., change of license plate, tc. Proof of residency shall be in the form of a driver's license and/or auto registration bearing a Westmoreland ‘Terrace address. Residents who lease a unit may show a copy of the Lease, bearing the resident's name as proof of residency. ‘There will be no charge for the original issue of decals or for guest passes. Replacement of permits will be issued at no charge upon return of the old permits of sufficient identifying pieces of proof of destruction. If lost there will be a fifteen dollar ($15) repiacement fee. Parking permits are the property of the Association and shall be surrendered upon vacating the commu cr for such other reason determined and requested by the Board of Directors. ‘One annual guest pass may be issued at the condominium office during normal business hours for specific use by one car or a length of time up to 30 days. Guests and invitee are the sole responsibility of unit owners/residents. Inoperable or abandoned vehicles, as defined by Arlington County statutes, shall not permitted anywhere on the condominium property. No vehicle shall be parked anywhere on the property without a valid permit. Parking areas will be regularly patrolled to inhibit unauthorized usage. VIOLATORS WILL BE TOWED WITHOUT WARNING AT THE SOLE RISK AND EXPENSE OF THE VEHICLE OWNER. No person shall interfere with tow truck operators, or with any other person enforcing the Parking Plan. Repairing, overhauling, painting, non-emergency servicing, or any work ofa similar nature shall NOT be performed on any motor vehicle on any portion of Westmoreland Condominium property. Minor periodic owner-maintenance chores such as washing, waxing, vacuuming of a motor vehicle shall be permissible. If there are any appeals, comments or requests for exception to this plan, please write to the Board of Directors in care of the Management Office.
