Would you pay $30 to prevent this?

On June 5 the voters of Medfield will have the chance to provide a one-time initial funding of
the Affordable Housing Trust Fund approved at the April 2017 Town Meeting.

When passed, the override will increase each households tax bill
by an average of $30 a year for the next ten years, and provide $1 million to encourage projects in
keeping with our towns size, charm, and environmental and safety priorities.

Why is it important to take this funding step now?

The Affordable Housing Trust Fund will allow the citizens of Medfield to control how we reach our state-mandated
quota of affordable housing in the near future. While there are plans for friendly developments at various
locations around town, they will not be built in time to count for the 2018-19 cycle. Without the ability to jump
start a few small and desirable projects immediately, we can and will be the target of developers able to ignore our
zoning regulations and community standards regarding size, height, density, set-back, traffic flow and safety. By
law we cannot reject a proposal for 40B development, no matter how unsuitable, if our town is not in safe
harbor for any given year.

How can we be sure that tax overrides for this purpose will not become routine?

This one-time override will buy us time to adopt important protections against hostile development, such as
Inclusionary Zoning, and to apply for state-sponsored programs like the Community Preservation Act. While these
resources will come on line in the future, we need to cover ourselves right now through a one-time funding
initiative that firmly demonstrates to the state and any legal challengers our commitment to responsible
affordable housing in Medfield.

A modest investment now ($30 average per year until 2027) will prevent much greater expenditures
water, sewers, more schools and new fire equipment if mega-development goes unchecked.
