CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE entered into and executed this 30 th day of May, 2017, by and
between:

MANUEL S. BORJA, of legal age, Filipino, married to Elizabeth O. Borja,And with residence
and postal address 200 Gen. Luna St., Brgy. Ibaba, Malabon, City, hereinafter reffered to as the
LESSOR;

AND

ANTHONY E. CASTRO, also of legal age, Filipino, and with residence and postal address at
850 B5 P. Noval St., Sampaloc, Manila, hereinafter referred to as the LESSEE;

W I T N E S S E T H:

1. That the LESSEE shall pay a monthly rental of FIVE THOUSAND PESOS (Php 5,000.00),
Philippine Currency to be paid every FIRST FIVE DAYS of the month in advance, and thereafter to be
collected by the LESSOR without necessity of any demand.

2. That the LESSEE shall pay unto the LESSOR one (1) month rental deposit of FIVE
THOUSAND PESOS (Php 5,000.00) and one (1) month advance rental payment upon execution of this
contract equivalent to TEN THOUSAND PESOS (Php 10,000.00) Philippine Currency. Said rental
deposit of Five Thousand Pesos (Php 5,000.00) shall be applied to the last month of the lease or any
extension hereof, and/or answer for any damage that the leased premises may suffer through the fault of
the LESSEE.

When this contract terminates without the LESSEE being in default for any payment of liable for
any damages, the said amount shall be returned by the LESSOR to the LESSEE.

3. That the term of this contract shall be two (2) years commencing on May 30, 2017 and expiring
on May 30, 2019. Upon termination of the contract, the LESSEE shall vacate the issued premises.

4. That upon execution hereof and delivery of the deposit above-mentioned the LESSEE shall
improve and renovate the leased premises at its own expense. All improvements of a permanent nature
introduced by the LESSEE shall automatically belong to the LESSOR upon expiration or termination of
this contract.

5. That the LESSEE further binds himself to strictly comply with the flowing terms and
conditions:
a. To use the leased premises only for eatery but not for any business, manufacturing or
industrial purposes.
b. To pay all bills and charges for electricity, water, telephone and other bills, taxes and
other fees upon leasing on said commercial space shall be paid by the LESSEE;
c. Not to make or suffer any lawful or improper use of the leased premises other than
herein specified;
d. To permit the LESSOR at all reasonable times to enter upon and examine the leased
premises and made such repairs as he may deem necessary for the maintenance thereof;
e. Not to store gasoline or other substances of combustible nature in the leased premises.
f. To make a continuing necessary maintenance and repairs on the leased premises; g.
Subleasing is strictly prohibited case that the leased premises or any part thereof be
destroyed or damaged by fire or any unavoidable incident so as to render the same unit
for use of occupancy, this Contract of Lease shall be considered automatically terminated.
g. Subleasing is strictly prohibited.
