ROI Measurement

BIM Measurement Software

Speed in measurement
Increases time & focuses on other scopes of work
Without reviewing SMM2 guide in measurement for all time
Extra time to revise quantity measured to ensure precision
High traceability, strong basis in measurement works done
Highly visualized allowed ease of superior to review measurement
Enable to provide cost comparison on options (2-4 options) of designs with
few clicks away, where conventional spent 1-2 weeks time doing so
Easily separate/define various works scope between different sub-
con/phases by colour/attributes (1 min.)
Enable provide cost risk analysis (accidents & exceptions)

Precise measurement
Built before build, high visualization. Easy making decision in changing design
features. Avoid VO on later stage.
High accuracy in earlier cost estimation.
Clash (hard/soft) elimination, prevent happen of extra quantity VO/DO/RFI
Avoided cost to rectify and reconstruct due to clashes/changes/VO
Easement in re-measurement and BQ compilation

Least workman contribution

Automated changes in drawings
Conventional: 0.5 day study drawings and identify changes
Glodon: 0.5 hours detect, identify and make changes/update to
measurement
1 man (Junior/Fresh Grad) + 1 license (Basic) = 3 man power
Conventional measurement: 1-rebar & concrete formwork; 1-architectural
works; 1-coordination & BQ
Glodon measurement: 0.5 day (4 working hours) complete TNB Sub-Station
with complete description & cost
High visualization, confident with least supervision needs.
Conventional: 3 mans work done, 1-2 peers using same time spent in
measurement & review
Glodon: 1 man (Senior/Trained) work done, 1hr-2hrs supervision from peers
or superior

Greater QS roles
Timely preparing interim
Provide guidance & advice for main-con & sub-con to prepare claims
Appropriate filling & documentary
High level of collaboration and integration with project team, allowing on-
time & real-time project management
Systematically coding to items and elements, ease in tracking physical sample
BIM/3D
Ir Ronan Collins (Intellibuild) claims:
Collaborative BIM save 5% project cost
BIM only cost 5% within average projects (70% operators; 20% coordination;
10% hard & software). Whereby with BIM Execution Plan in practice, could
only cost up to 2.25% (initial cost: 35% operator; 10% hard & software)

Sample Projects/Case Study -01: Hilton Aquarium (US)

BIM cost only 0.2% project cost
Avoided unnecessary cost: $564,220 USD
Avoided unnecessary time spent: 1143 hrs

Sample Projects/Case Study -02: Perth Children Hospital (AUS)

Not more than 10 RFI in entire project

JKR summation on BIM beneficiaries:

Existing Site Modelling & Analysis - Ease in optimizing site shapes and
orientation. Precise measure earthwork and soil condition
Architecture & Engineering Analysis - Higher accountability, enabling
proportionate high sales plots and areas
Sustainability Evaluation - Provide chances to gain GBI/GreenRE ratings &
awards
3D Coordination - Avoid clashes in design & claim, enable visualize final built
before commencement of works. Minimize changes
Phases & Site Planning - 3D project planning & site space utilization. Compile
3D as-built into drawings.
Facility Management - Maintenance management, disasters planning,
optimizing passive energy.

BIM Return Of Investment (ROI) Calculation (Following figures are sample only)
Says,
Project Cost: RM 8 million
Glodon TAS Cost (Complete Package): RM 20 thousands
TAS Cost to project: 0.25% of project cost

Least Workman Contribution:

Assumption: RM 3 thousands an operator per month (22 working days per month,
176 working hours)
Automated Change Detection: Saved (RM 102.27-RM17.05) RM85.22/changes
Conventional: 3 hours to detect only, 3 hours in measurement and update
quantity = 6 hours OR RM102.27
Glodon: 1 hour in identifying, measure and update quantity = 1 hours OR
RM17.05
1 Man + 1 license = 3 man power (TNB Sub-Station): Saved (RM2,181.32-RM272.73)
RM1,908.59/TNB Sub-Station
Conventional: 1-rebar & concrete formwork (5 days); 1-architectural works (3
days); 1-coordination & BQ (8 days) = 16 days OR RM2,181.32
Glodon: 2 days in tidying up from measurement to cost & BQ = 16 hours OR
RM272.73
High visualization, confident with least supervision needs: Saved (RM3,409.09-
RM178.98) RM3,230.11/TNB Sub-Station
Conventional: 3 numbers manpower work done, 2 peers using same time
spent in review = 25 days OR RM3,409.09
Glodon: 1 man (Senior/Trained) work done, 2hrs supervision from peers or
superior = 7 hours OR RM178.98
Assumed total saving with Glodon implementation:
RM85.22+RM1,908.59+RM3,230.11=RM5,223.92 per TNB Sub-Station

Speed in measurement
As per project (TNB Sub-Station) above, with Glodon, 3 numbers manpower are able
to proceed with 3 different projects simultaneously. In compare to conventional
method, 3 numbers manpower are only allow to serve 1 project. Professional use of
Glodon software is therefore shown 70% faster in compare to conventional method.

Precise measurement
Minimized risk allocation portion (conventional risk factor @ 10% cost per item);
decide & amend designs before construction (avoid cost impact in changes on-site);
detect clash on varies designs (prevent re-construction); detect clash on claim (avoid
duplicating claims)

In short, ROI can be measured via:

Earning/Cost=ROI

Conclusion: BIM is highly initial cost, but also highly potential saving. The
implementation of BIM optimize saving and better performance in project and team.
Yet, other than saving, high speed BIM measurement also allows team to extend
their services to more projects. Overall, the Return Of Investment (ROI) from BIM is
positive. It is therefore strongly recommended for the implementation of BIM.
