This is to formally call your attention about the complaint we have received last November 22, 2016

regarding the excessive odor coming from your leased unit 1031. Upon verification by our security
personnel, the said odor was identified as tabacco smoke coming from the your leased unit which you have
personally acknowledged.

May we invite your attention to the following provisions in the House Rules and Regulation of Pines Peak
Towers 1 & 2, Inc., to wit:

Section 3.1.D
Each unit owner or buyer shall, at all times, keep and maintain his unit in good,
sanitary and presentable condition. The balcony of the unit must not be used as kitchen,
sleeping area, laundry area, drying area, smoking area, storage space and the area must be
kept free from dirt ans debris at all times to prevent clogging of the balcony drainage.

Section 6.1.A
Unit owners/buyers/assignees/occupants, members of their staff and guests, should
avoid causing excessive/unnecessary noise and offensive odor... Due consideration should at
all times given to the unit owners/buyers/assignees/occupants.

In view thereof, we request you to desist such practice to avoid further inconvenience to other building
occupants.
