APPENDIX A: PROPOSED PLANT LOCATION

Plant Location

The plant is proposed to be situated in Cabanatuan City, Nueva Ecija along the Minatula-

Luna Road . The proposed plant site is shown in Figure A.1 below.

Raw Material Variety and Availability

The location would be an appropriate choice, taking account the availability and variety of

possible raw materials for the lignocellulosic polyol. For one, it is at the center of agricultural

sector which leads to nearby rice plantations in the nearby provinces. This will give way to easy

transportation of the rice straw and fast distribution of products to the customers.
Manpower

The erection of the polyol and polyurethane insulated foam plant will provide a lot of

opportunities to the unemployed and underemployed individuals living in the area. This will give

them jobs sufficient to provide their needs and also leads to the socio-economic development of

the area where the plant is located. Aside from that, great savings is expected due to the minimum

wage salary applicable in the area which reduces the cost of labor associated with it.

Potential Buyers

There are several projected buyers for the polyol and polyurethane insulated foam product.

The location itself lies within the first-class component city of Nueva Ecija, Cabanatuan City,

which several supermalls and resorts are established within the area. It is also projected that the

venture could infiltrate not only to the local market of but also with the heavily industrialized

neighboring provinces such as National Capital Region and the whole Central Luzon region.

Transportation

The main advantage for the selected plant location is that it is located at the central part of

Luzon so product transport is usually short distanced. Since it is located in the rural area of Luzon,

it is a light highway traffic contributing fast transport and then to a lesser diesel consumption

compared to those ways with heavy traffic such as Metro Manila. With these conditions, transport

time and transport cost is minimized.
