Concept Statement
This house will be designed with an elegant touch to give the clients
a homey feeling. With an open floor plan, the space will have a pleasing
sensation of harmony. Elements of geometric shapes, lines, and texture
will add a creative image to the area. A feeling of balance will be achieved
through arranging the components of the space symmetrically. The rooms
will be colored with light and natural hues to create a minimalistic taste.
Boisterous pops of color will be sprinkled throughout for added interest.
Modern furniture will be placed throughout to add scale and proportion to
the space.

In case of emergency, a fire extinguisher allows for the fire to be put out right away. There is no need
NFPA 10 to wait for the fire department to arrive. By then the fire might have spread and caused lots of
damage

First Bullet
Codes in residential design are the very thing that paves the path for a successful
project without possible repercussions in the end. The codes set forth a standardized way of
ensuring a building is built in a way that it promotes the health, safety and welfare of the
public. Without having codes to follow each building would be built with only the aesthetic
function in mind and not the electrical, fire safety, energy conservation and various other
factors that without codes to follow could harm people and the environment.
If youre a designer and you know about codes when you talk with your clients you can
tell them right away if what they are hoping to include in a project will or will not violate a
code. No designer is expected to memorize every code but as long as you know where to look,
that is what will set you apart from other designers. If you know about the codes you can also
tell right away before you start working on a new project if the codes were followed in the past.
Just because they werent followed in the past and no one said anything doesnt mean you cant
bring it up a make the change now. Be the example for other designers that may follow in your
footsteps.

Second Bullet
Code NFPA 13, a very important code, it talks about the importance of installing sprinkler systems into
homes. They can save lives, property and keep home-owners feeling content that their place is protected against any
sort of fire. As soon as the system detects fire, it sets off the sprinklers and extinguishes the fire. A fire sprinkler can
completely smother minor fires within a few minutes. If there is a major fire, the sprinklers help buy time for the
fire department to get to the source of the fire. The only disadvantage would be the expense. It can get pricy, as all
the money is needed up front at the time of the installment.
In my location, New York, a sprinkler system is mandatory in any residential building. This requirement
goes for any mixed-use buildings in which Group R dominates. There are though, three exceptions where installing a
sprinkler system is optional; detached one-family residences, detached two-family residences, and townhouses. For
these three types of buildings to be optional, they must not be taller than three floors above grade. In addition, each
unit must have a separate means of egress. If any of these conditions are not met, then it changes the need for fire
sprinklers from being optional to being mandatory.
In my opinion, it is imperative for all buildings to have fire sprinkles. I feel that it is very important to
have sprinklers in all buildings to prevent all the damage we can. Buildings that are under construction should be
mandated to install sprinkler systems. However, residential buildings that are already in use, should not be forced to
do new construction. Financial incentives should be given to anyone who is willing to rip open walls and ceilings.
Those few extra dollars can save many lives.

Third Bullet
The whole concept behind energy conservation is to make sure things in the house and behind the walls
are working as well as they possibly can. This saves energy, makes the home more efficient and less maintenance is
needed. This includes building thermal envelop, systems, electrical power systems and lighting systems, simulated
performance alternative. ("2015 International Energy Conservation Code")
Energy conservation codes tell us exactly how to best save energy. In saving energy, we lessen our impact
on the land and environment as well as help reduced climate change. If we lower energy usage we lower pollution.
Less pollutions in the air makes for healthier water, air and land. ("Benefits of Energy Conservation")
Energy conservation codes also benefit the home owners. When everything is working as it should the
homeowner will save money on their bills ("Benefits of Energy Conservation). The equipment will not have to run as
often when pieces do not leak energy. The house will stay warmer or cooler, the lights will use less energy, air will
not escape or enter the home unwanted.
Energy conservation codes also help with the need for less maintenance. Again, when the equipment in
the home does not have to run more often than necessary it will not wear down as fast as equipment that must over
compensate for the leaks in the system.
If energy conservation codes are not followed the earth and home owner will suffer. When pollution leaks
from our homes it enters the air, land and water. This gets into animals and in our bodies making us unhealthy. Not
following code affects the economy, homeowners must spend more money on their bills and maintenance of the
equipment. Energy conservation codes are very important in the home building, renovation process. If something is
worth doing, it is worth doing right the first time.

Fourth Bullet
The International Residential Code and the California Residential Code are similar in which they both require certain safety features in residential buildings such as handrails, non-
combustible materials, and means of egress. In both handrails are required to be on at least one side of the continuous run of treads or flight with four or more risers (R311.78). This
is to provide stability, support, and to prevent injurious falls. The handrails for stairways shall also be continuous for the full flight of stairs (R311.7.8.2). Provided lighting on
stairways is also mandatory to ensure that no one is injured utilizing the stairs when it is dark (R311.7.9). The riser height and tread depth have the same requirements as well. The
maximum riser height is 7 inches and the minimum tread depth is 10 inches (R311.5.3.1/R311.5.3.2). If any of these required components are missing it could lead to injuries and
lawsuits. These codes are put in place for the safety of the residents and are similar for that reason.
R311.7.8 Handrails
Handrails shall be provided on not less than one side of each continuous run of treads or flight with four or more risers.
R311.7.8.2 Continuity
Handrails for stairways shall be continuous for the full length of the flight, from a point directly above the top riser of the flight to a point directly above the lowest riser of the
flight. Handrail ends shall be returned or shall terminate in newel posts or safety terminals. Handrails adjacent to a wall shall have a space of not less than 11/2 inches (38 mm)
between the wall and the handrails.
