I. INTRODUCTION:

The Company has residential housing project named N.D.PASSION at Kudlu Gate,
Bangalore consisting of 273 flats in progress with the total project cost being Rs 50 Crores.
The project is executed under a joint venture in which companys share is 64%. The total
constructed area of the project is about 5 Lacs Sq Feet and Saleable area pertaining to
companys share is 2,68,800 sft.
II. BACKGROUND:
Bangalore is the capital city and the political, social and economic hub of the state of
Karnataka. It is one of the fastest growing metropolitan cities in India today. The population
of the city at 4.8 million in 1991 is expected to exceed 7 million by the year 2011. With less
than 0.5% area of the state, it is home to nearly 10.5% of its population. Bangalore is Indias
fifth largest and its population has almost doubled over past 10 years. The growth is attribut-
able to economic reforms in India. The citys growing popularity as a software destination
and its ability to attract individuals to live and work has been commendable
Historically the Government of India has taken the initiative to establish institution
like MAC,HMT, ITC and ISRO etc., in Bangalore. This thrust has helped the city develop to a
hub of information technology, electronics, precision engineering, aerospace ready made
textiles and electrical machinery. In fact, 33 of the top 200 software companies in the coun-
try are headquartered in Bangalore. It remains the IT hub of India, with over 70% of the
revenues of the software industry being generated here.
Today the Indian and Multinational companies, who are in IT related business occupy

Backed up by highly experienced Civil Project Directors with young field engineers,
who have completed a number of projects in Bangalore covering residential, commercial
buildings including the Company is never short concept for timely completion of the build-
ings. While doing so they ensure that they do not end up Architectural cul-de-sac.
The policies of urban development and housing in India have come a long way since
1950s. The pressure of urban population and lack of housing and basic services was very
much evident. The recent decision of the government to allow mutual funds to invest in
mortgage backed housing loan securities resulting in greater inflow of funds into the housing
and real estate sectors has boosted the activity in housing sector. The interest rates on
housing loans are at the lowest, income tax sops are made further attractive and generally
the affordability has gone up. This has resulted in good demand for apartments and inde-
pendent bungalows.
The state Government has launched series of initiative to tackle infrastructure bottle-
necks hampering the states progress. Ring road projects around Bangalore, flyovers,
Express highways, Cauvery drinking water supply schemes and upgrading of electricity

The Ministry of Commerce & Industry, Government of India vide Press Note.4 (2001
series) permitted Foreign Direct Investment up to 100% for development of integrated town-
ships, including housing commercial premises, hotels, resorts, city and regional level urban
infrastructure facilities such as roads and bridges, mass rapid transit and providing allied
infrastructure will form an integrated part of townships development.
V. COMPLETED PROJECTS:

The major projects successfully completed and handed over to the clients are:
1)N.D.RESIDENCY
Located at J.P.Nagar, 5th Phase, Bangalore, a project of Rs.300 lakhs owned by the
company with eight flats and successfully handed over to the clients. The features of the
project included
a) veritable spring board for its quality construction,
b) basement parking for all flats
c) Teakwood panelled doors and windows with high quality aluminium sliding windows
with mesh.
d) Vitrified tiles, granite for kitchen platform.
The project was commenced in March 2003 and handed over to the clients in January 2004.
2). N.D.PINNACLE
The Project located at B.T.M.Layout, Bangalore, worth Rs.750 Lakhs. The project
was completed with a joint venture of N.D. Developers and Mr. Ashok Kumar Jain, sharing
60% and 40% respectively. The project is of 24 flats included the following features
The project was commenced in Feb 2004 and handed over to the clients in March 2005.
3) N.D.HAZEL
The Project located at 16th Main, 2nd Stage, B.T.M. Layout, Bangalore, worth
Rs.500 Lakhs. The project wholly owned by the company consisted of 16 flats.
a) veritable spring board for its quality construction,
b) internationally reputed Ms/ Kone Elevator for Six people
c) back up standby generator of Jackson
d) basement parking for all flats
e) internet and intercom facility
f) Teakwood panelled doors and windows with high quality
aluminium sliding windows with mesh.

The project was completed and handed over to the clients in the month of Feb 2006.
4) N.D.GIPFEL
The project was executed in joint venture with, the share of company being 72% of
62 flats. This is project located at Bannerghatta road, Bangalore and is worth 1200 lakhs.
The features of the projects include Solid block masonry for external and internal walls, teak
wood doors, vitrified tiles, 24 hours electricity and water supply, back up generator, 8 pas-
senger lift and car parking. The project also included a unique feature of Roof top swim-
ming pool, gym, landscaping and clubhouse. The project was completed and handed over in
March 2008.
5) N.D.OLIVA
The project located at HSR 2nd Sector, Bangalore consists of 103 flats. This project
was executed under Joint venture wherein the companys share was 70%. The Project con-
sists five Blocks- A, B, C, D, E & F Blocks totally costing Rs. 3,000 Lakhs. The features of
the projects include Solid block masonry for external and internal walls, teak wood doors,
vitrified tiles, 24 hours electricity and water supply, back up generator, 8 passenger lift and
car parking. The project also included a unique feature of Jogging Park, Private garden,
Toddlers pool, Steam & Sauna, Billiards tables, Departmental Store, Clinic, Laundry, swim-
ming pool, gym, landscaping and clubhouse. The project was completed and handed over in
June 2008.
6) N.D.SUNSPURGE
Located at HSR Layout consisting of 24 flats worth 740 lakhs. This project was
executed on the land owned by company. The location of the project itself is the key feature
of the project. The project is located in the I.T. hub of the city surrounded by well know IT
Companies. The features of the projects include Solid block masonry for external and inter-
nal walls, teak wood doors, vitrified tiles, 24 hours electricity and water supply, back up gen-
erator, 8 passenger lift and car parking, adequate natural lighting, landscaping etc. The
project was competed and handed over in Dec 2006.
7) N.D.WILLOW
Located at BTM Layout consisting of 12 flats worth 300 Lakhs, was executed
through joint venture, companys share being 50%. The project was completed and handed
over in February 2007.

Project located at plot Hosur road, Banglaore. The Project was carried under joint
venture totaling with 40 flats in the project. The project is almost complete and handed over
to the clients in year April 2010.
1) ND Passion
The project located at Harlur Main Road, Off Sarjapur Road, Bangalore. It consists
of 273 flats. This project is executed under Joint venture wherein the companys share is
64%. A 4 Acre land with the total constructed area of the project is about 5 Lacs Sq Feet
Ground + 12 upper floors & double basement car parking and Saleable area pertaining to
companys share is 2,74,626 sft. The Project consists 3 Blocks- A, B, C Blocks totally cost-
ing Rs. 8,000 Lakhs. The features of the projects include Solid block masonry for external
and internal walls, teak wood doors, vitrified tiles, 24 hours electricity and water supply,
back up generator, 2 nos. 8 passenger lift and 1 service lift in each block and car parking.
The project also included a unique feature of 15,000 sqft Club house, Childrens Play Area,
Basket Ball Court, Jogging Park, Private Swimming pool & Private Garden, Toddlers pool,
Steam & Sauna, Billiards tables, Departmental Store, Clinic, Laundry, Out door & Indoor
Swimming Pool, Gym, and Landscaping. The project is under full swing construction where
in almost 55% of the builders share of saleable area i.e approximately 1,54,000 Sqft out of
2,74,626 Sqft is already sold out.
2) N.D. Laurel
The project located at Gunjur Village, Varthur Main Road, (3.5 Kms from Forum
Value Mall, Whitefield, Bangalore. It consists of 104 flats. This project is executed under
Joint venture wherein the companys share is 66%. A 1 Acre 18 guntas land with the total
constructed area of the project is about 1,31,000 Sq Feet Ground + 7 upper floors & base-
ment car parking and Saleable area pertaining to companys share is 85,000 sft. The Pro-
ject consists 2 Blocks totally costing Rs. 3,000 Lakhs. The features of the projects include
Solid block masonry for external and internal walls, teak wood doors, vitrified tiles, 24 hours
electricity and water supply, back up generator. The project also included a unique feature
of Club house, Childrens Play Area, Basket Ball Court, Jogging Park Toddlers pool. The
project was launched on Sept 2011 and is expected to be completed in Dec 2013.
The project located on Harlur Main Road (Off Sarjapur Road),Bangalore. It consists
of 147 flats. This project is executed under Joint venture wherein the companys share is
60%. A 2 Acre 33 guntas land with the total constructed area of the project is about
2,72,000 Sq Feet Ground + 7 upper floors with basement and stilt floor car parking and
Saleable area pertaining to companys share is 1,63,000 sft. The Project consists 5 Blocks
totally costing Rs. 5,500 Lakhs. The features of the projects include Solid block masonry for
external and internal walls, teak wood doors, vitrified tiles, 24 hours electricity and water
supply, back up generator. The project also included a unique feature of Club House,
Childrens Play Area, Basket Ball Court, Jogging Park Toddlers pool, The project was
launched on May 2012 with a completion time of 30-35months.
The project located at Gunjur , Varthur Main Road It consists of 165 contemporary
styled villas. This project is executed under Joint venture wherein the companys share is
64%. A 20 Acre land with the total constructed area of the project is about 6,00,000 Sq
Feet and Saleable area pertaining to companys share is 3,84,000 sft. costing Rs. 12,000
Lakhs. The features of the projects include Solid block masonry for external and internal
walls, teak wood doors, Marble flooring, 24 hours electricity and water supply, back up gen-
erator. The project also included a unique feature of Club house measuring 25,000 Sqft ,
Childrens Play Area, Basket Ball Court, Jogging Park Toddlers pool. The project is
expected to launch in July 2012.
VIII. MARKET POTENTIAL:
APARTMENT PREFERENCE
The apartment culture is all about a community bonding and breaks barriers. With
the growing trend and nuclear families where both spouses travel, an apartment may be
easier to lock up and leave for long periods of time. The capital values are unlikely to see
much change over the next year. Rental rates are likely to be stable or will increase mar-
ginally over the next 2 years.
Consolidation of real estate portfolios by both Indian and multinational information
technology companies has lifted the sagging real estate markets in Bangalore city. The
hardware and software companies have been the biggest contributors for the growth in real
estate sector. Even the shortage of Hotels available in the city has contributed for the com-
panies to have their own flats.
The Project proposed to be located in immediate vicinity of well known software
companies does not pose any difficulties in marketing the flats. There are already many
enquires coming in for the purchase of flats.
IX. COMPETITION:
Any Business will not grow up with a competition faced by it. The Bangalore real
estate scenario is in such a way that there are numerous Developers and builders engaged
in construction of residential complex. But each one of the entity has its own niche of
market catering the demands of different class of people. To name a few like Mantri Devel-
opers, Shoba Developers, Purvankara Projects, Sriram Property developers, RMZ Group
etc., Most of these companies are carrying the projects in the outskirts of the city. N.D.
Developers current project is located in vicinity to Bannerghatta Road within the major hub
of the city. Finding a vacant space nearby the project is rare scenario. There is huge
demand for Projects within the city limits. The competition for the project almost doest not
exist at all.
X. CONCLUSION:
With Bangalore being regarded and IT Hub, and many Infrastructure developments
happening in and around city, the real estate demand is not expected to downslide. There
is very much high demand for the flats in around the location of project.
