1. INTRODUCTION
Gee Solutions Pvt. Ltd. (promoted by Proto Developers & Infrastructures Limited) is planning to be set up
as an Information Technology and Information Technology enabled Services (IT-ITeS) company in Mohali
on 4300 square yards of land. Gee Solutions (P) Ltd. would be the subsidiary of Proto Infosys Limited
working as Special Purpose Vehicle.
The scope of this ‘Detailed Project Report’ includes Indian IT-ITeS industry outlook, overview of IT SEZs,
location analysis of Mohali (including accessibility and state of physical and social infrastructure
available there) and the potential for the IT companies.
3. PROJECT INTRODUCTION

The Gee Solutions Private Limited has been promoted by Proto Developers & Infrastructures Limited.
The Gee Solutions Pvt. Ltd. will function as the subsidiary to Proto Developers & Infrastructres Ltd and
has been promoted as SPV. The Gee Solutions will own the land allotted by Punjab Infotech. To finance
the project, promoter will bring an equity equivalent to one-third of the total project cost and balance
two-third will be raised through debt financing. The total project cost has been estimated at Rs.21
crores. The debt fund to the amount of Rs.14 crores will be raised from the market at benchmark
interest rates and repayment schedule with special concessions for IT companies.

However, the industry performance was affected by the recessionary headwinds as the clients cut their
IT budgets, cancelled deals, delayed payments and deals, went bankrupt while others renegotiated
pricing, looking for severe pricing cuts and stretching the dollar.
While the industry displayed tenacity and resilience, it also commenced its journey to achieve its
aspirations in view of the altered landscape. It commenced working on its agenda to diversify beyond
core offerings and markets through new business and pricing models, specializes to provide end-to-end
service offerings with deeper penetration across verticals transform the process delivery through re-
engineering and enabling technology, innovate through research and development and drive inclusive

The advent of 2010 has signaled the revival of outsourcing within core markets, along with the emerging

last two quarters such as increased deal flow, volume growth, stable pricing, and faster decision making
has made the industry post good results. Though full recovery is expected in another two quarters,
development of new growth levers, improved efficiency and changing demand outlook signifies early
signs of recovery.

Further, the significant demand for the industry has also had to deal with skyrocketing real estate and
infrastructure costs in Tier-1 cities. Due to these escalating costs, many pundits argue that the trajectory
of 30% annual growth is unsustainable going forward. As a result, many Indian IT companies & BPOs in
Tier-1 cities have been looking at migrating/initiating operations to Tier-2 and Tier-3 cities. Further, the
government is also working to provide a framework so that the IT Sector can be diversified in other Tier-
2 & Tier-3 cities. By gradually spreading their business operations to smaller Tier-2 Tier-3 cities, the IT
sector (besides generating revenue and employment) is also assisting in improving the supply of talent
pool and development of physical and social infrastructure, either directly by themselves or by spurring
the Government to action.
6. WHY MOHALI?
1. Mohali, a booming satellite city of Chandigarh is the youngest district in the state of Punjab
introduced in 2006.
2. This mega city on its international arena is 250 kms from National Capital New Delhi. It is easily
accessible by rail, road & air.
3. IT infrastructure in Mohali need not be mentioned as it has developed as not only Punjab’s but India’s
key IT cluster. Mohali has been targeted by an increasing number of outsourcing IT companies.

4. 52 eminent companies have therefore found Mohali as their most favorite destination due to the
congenial investment climate coupled with investor-friendly policies. Companies like Dell , Quark, Tata,
Reliance, HCL, Infosys have their presence.
