Demolition Determination
Proposed Development At: Swallow Hill Caretakers House Swallow Avenue Wortley Leeds
Prior approval is required and is granted by the Local Planning Authority for demolition of the
above development permitted by Part 11 of Schedule 2 to the Town and Country Planning
(General Permitted Development) (England) Order 2015.

You may need other approvals, consents or licenses for the demolition. Under Section 80 of
the Building Act 1984, you must formally notify Building Control Services of Leeds City
Council of the proposed demolition, at least 6 weeks before commencement. Please contact
dec@leeds.gov.uk for a copy of the notice.
This permission is granted in strict accordance with the approved plans. It should be noted
however that:

(a) A variation from the approved plans following is likely to constitute unauthorised
demolition and may be liable to enforcement action.
(b) Variation to the approved plans will require the submission of a new application.
If you are aggrieved by the decision of your local planning authority to grant prior approval for
the proposed demolition subject to conditions, then you can appeal to the Secretary of State
under section 78 of the Town and Country Planning Act 1990 as amended.
If you want to appeal, you must do so within six months of the date of this notice, unless a
valid Enforcement Notice exists for the same or substantially the same development. In this
case the period for appeal is 28 days from the date of this notice. You should use a form
which you can obtain from www.gov.uk/government/organisations/planning-inspectorate or
by email from enquiries@pins.gsi.gov.uk or by phoning 0303 444 5000.
The Secretary of State can allow a longer period for giving notice of an appeal, but will not
normally be prepared to do so unless there are special circumstances which excuse the delay
in giving notice of appeal.
