Waikoloa Beach Golf Course Bunker Renovation

Project Overview

Waikoloa Beach Golf Course is desirous of improving the golfer’s experience through the
renovation of the golf course bunkers. The current bunkers are dated and have “crushed
coral” as the playing medium. In order to complete a successful renovation, the golf course
management has determined that improvements to the bunker drainage systems, bunker
liner installation and a true bunker sand installed as the major parts of this project.

The golf course management staff will review with the Contractor each and every bunker in
it’s current state prior to the commencement of the work. In as much as there will not be a
golf course architect or designer involved in this project, the golf course management and the
Contractor will have to work closely together. There will be minor alteration of the bunker
edges in order to create aesthetically pleasing lines, maintainable slopes and generally an
updated overall bunker appearance.

Scope of Work

1. The Contractor shall repair damage to the golf course due to their work.
1.1. Incidental damage to the golf course turf during the renovation project is to be
expected.
1.2. The Contractor shall work with the golf course superintendent to locate the best
possible location for haul roads or traffic routes. The damage in these areas shall
be deemed to be incidental to the work so long as the Contractor does not make
permanent damage to the turf areas. It is assumed that all damage from the
renovation work shall recover through slightly accelerated maintenance over a
short period of time (one month).
1.3. Should the Contractor have equipment or operations that does excessive damage
that would require repair beyond accelerated maintenance, the Contractor be
required to borne all costs associated with the repair work.
1.4. Costs for work in this category shall be deemed incidental.
1.5. The golf course shall remain open to play during the course of the work.
1.5.1. Price the work to be non-stop during play
1.5.2. As an alternate, price the work as if the golf holes would be closed during
the work.
2. Remove the existing bunker sand to achieve the sub grade elevation of the renovated
bunker.
2.1. The Contractor shall furnish all labor, equipment, OHP, and taxes for this item.
2.2. Once removed the Contractor shall dump the spoils in a range within two golf
holes from the place of removal.
2.3. The Contractor shall not be expected to prevent contamination of the removed
material during this phase.
2.4. All spoils regardless of make-up shall be dumped into a stock pile location as
dictated by the golf course superintendent.
3. Shape the bunker sub grade to insure proper drainage.
3.1. Contractor shall insure there are no low spots or water holding pockets and that
all bunker areas will drain at no less than 3%.
3.2. Contractor shall be prepared to provide a fine finish to the bunker sub-grade.
3.3. As a portion of the bunker shaping, the Contractor shall remove and in some
instances relocate the required turf to create aesthetically pleasing bunker edges.
Once completed the expectations of bunker edges are smooth flowing lines
without flat areas or areas that unnaturally transcend the surrounding contours.
This work shall be considered incidental to the bunker renovation work.
3.4. Bunker edges shall be shaped perpendicular and shall be 4” in depth. The edges
shall be smooth curves without flat areas and shall blend to the outer contours of
the bunkers.
4. Install a herringbone bunker drainage system within the sub grade.
4.1. The Contractor shall furnish all materials, labor, equipment, OHP, and taxes for
this item.
4.2. Piping shall be located to catch the movement of water on the sub grade and
prevent the buildup of water into the low regions of the bunker sub grade.
4.3. The Contractor shall layout the bunker drainage system on the sub grade by
painting all proposed piping. Once the layout is completed, the Contractor shall
obtain approval from the golf course superintendent before the commencement of
drainage system installation.
4.4. Piping for the drainage system shall be 4” corrugated drainage pipe, perforated
by the manufacturer. Pipe shall be equal to ADS N-12 or Hancor HI-Q. As an
alternate bid item the Contractor shall provide a cost deduct for the supply of
ADS or Hancor single wall drainage pipe.
4.5. Pipe quantity estimated for 100 feet of drainage per 1000 square feet of bunker
sub grade area.
4.6. All drainage pipe installed shall be accompanied by a #14 ga uf/ul located wire to
be terminated at an observation upright pipe located at the drainage sump, and
cover with a 6” econo valve box.
4.7. Fittings for the piping shall be single wall corrugated drainage fittings from the
same manufacturer.
4.8. Contractor shall excavate a trench a minimum of 12”x12” in order to insure a
suitable buffer of gravel chips surrounding all piping and fittings. The slope of
the trench shall be consistent with the sub-grade as much as possible, however,
should the sub grade dictate the trench be excavated to a greater depth, the
minimum slope allowable shall be no less than 2%.
4.9. 2” of gravel chips (3/8” in size as supplied by West Hawaii Concrete), shall be
installed in the excavated trench prior to the installation of the drainage pipe /
fittings. The installation of the gravel shall match the sub grade of the excavated
trench. Following the installation of the pipe and fittings, the Contractor shall
backfill the entire drainage system with the same gravel chips.
4.10. Bunker drainage systems shall discharge into a Contractor constructed 3’x3’x3’
excavated hole filled with 3/8” gravel chips.
4.11. During the drainage system excavation and installation the Contractor shall
insure the integrity of the sub grade is not compromised and maintain the
cleanliness of the bunker sub grade. Following the installation of the drainage
system, the Contractor shall thoroughly clean and fine grade the bunker sub
grade, insuring the subsurface drainage patterns have not been compromised.
4.12. Contractor shall obtain approval for the drainage system installation work prior
to moving forward to the next step.
5. Install a fabric liner over the bunker sub grade to prevent contamination and facilitate the
movement of water.
5.1. The Contractor shall furnish all materials, labor, equipment, OHP, and taxes for
this item. Contractor shall be aware there is a certain quantity of waste to be
expected and that waste is to be inclusive in the cost of the work, it shall be
considered incidental.
5.2. Bunker liner shall be Sand Mat 200.
5.3. The bunker liner shall be installed starting from the top down. The liner shall be
installed along the bottom and up the 5” outer edge surrounding the entire
bunker area to be lined. Liner shall be installed over all drainage trenches.
5.4. The liner shall be overlapped no less than 6” to insure the proper anchoring of the material.
5.5. Anchoring of the bunker liner shall be done on no less than a 1’ square pattern
throughout the bunker sub grade areas. Anchoring of the liner along the edges
shall include anchors on 6” centers at both the top and the bottom of the edges.
Along the overlap areas, the anchoring shall occur at 6” centers along both edges
of the overlap.
5.6. Anchors throughout the bunker sub grade area, overlap area, and the lower edge
anchoring shall be the “tent spike” type, along the top edge of the bunker edge
the anchors shall be the metal staple type. Anchoring materials shall be supplied
by the liner manufacturer and shall be inclusive in the cost of the liner provided
to the Owner by the Contractor.
5.7. As a part of the bunker liner installation, the Contractor shall thoroughly inspect
the liner installation to insure there are no areas of the liner that are uplifted or
not properly anchored and could work loose and / or be grabbed through the
bunker raking operation.
5.8. Contractor shall obtain approval for the drainage system installation work prior
to moving forward to the next step.
6. Install bunker sand over the bunker liner to complete the work.
6.1. The Contractor shall furnish all materials, labor, equipment, OHP, and taxes for
this item.
6.2. Bunker sand shall be supplied by Brewer Environmental and shall be JC1258. The
Contractor shall be responsible for pre-order testing, and testing at 500 ton
delivery increments. Tests shall be particle distribution for the incremental
testing, and be particle distribution and fried egg analysis for the pre-ordering
testing.
6.3. The Contractor shall be responsible for the protection of the sand during delivery,
storage, and relocation to the bunkers. Contamination of the bunker sand shall
not be tolerated.
6.4. Transportation of sand shall be via clean dump trucks or trailers.
6.5. The Contractor shall insure that the integrity of the bunker liner and drainage
system is maintained through the bunker sand installation.
6.6. The Contractor shall install 5” of bunker sand loose into all bunker areas, and
taper that depth to match the 4” depth at the bunker edges.
6.7. Following the installation of the bunker sand, the Contractor shall thoroughly wet
the bunker sand and compact the entire area with a plate compactor. Following
the initial compaction, the Contractor shall thoroughly probe the entire area and
add bunker sand as necessary to complete a true 4 ½” depth throughout and 4”
around the bunker edges.
6.8. The entire bunker area shall be wetted and once again compacted following the
probing and adding of sand to complete the uniform sand depth installation.
6.9. Contractor shall obtain approval for the final probing and compacting of the
bunker sand.
6.10. The Contractor shall professionally rake the entire bunker surface.
6.11. All areas surrounding the bunkers shall be thoroughly clean up and all
evidence of the renovation work shall be removed.
