DEED OF AGREEMENT FOR LEASE

This deed of lease made and execute at Guntur on this 01st day of June
2017 and between Kalangi Venkata Naga Murali Mohana Rao S/o. (Late)
Subrahmanyam, aged about 57 years, Door No: 5-37-44, 4th Line, 7 Cross Road,
Brodipet, Guntur (herein after referred to as the Lessor which terms shall
mean and include its successors in interest, executors, administrators and
assigns etc) of part.
Kanamarlapudi Ch.S.V.Durga Prasad S/o. Nageswar Rao, aged about 31
years R/o. H. No: 7-6-351/22, Rajeev Gandhi Nagar, 2nd Line, ReddyPalem
Road, Guntur – 1, hereinafter referred to the Lessee.
WHEREAS the Lessor has been the absolute owner and possessor of
Ground Floor of Shop No: 8 in 4/7, Brodipet, Guntur in D. No: 5-37-44 fully
prescribed in the schedule.
And where the lessee approached the Lessor to lease out the scheduled
premises and whereas the Lessor agree and accepted to lease out the schedule
premises to the lessee on the terms and conditions set our hereinafter.

NOT THIS DEED OF LEASEE WITNESSETH AS FOLLOWS:

1. That in pursuance of the aforesaid offer acceptance and agreement and


in consideration of Rs.4, 000/-(Rupees Four thousand only) per month
towards lease amount, the Lessor out the schedule premises to the
lessee herein.
2. That the lease shall be according to the “English Calendar Month”.
3. That the lease shall be for a period of this agreement valid up to 01-06-
2017 to 01-06-2020 (i.e., three years only from 01-06-2017 and ending
with 01-06-2020)
4. That the rent in respect of the scheduled premises shall be at the rate of
Rs.4, 000/-(Rupees Four thousand only) per month and it shall be
payable on or before fifth of every succeeding month.
5. That the Lessee shall keep the schedule premises in a neat, tenantable
and usable condition and shall allow the Lessors authorized
representative to inspect and create the schedule premises at all
reasonable times and know for himself (lesser) the condition of the
schedule premises.
6. After every two years that the rent in respect of the scheduled premises
shall be increased at the rate of 15% on the initial lease amount.
7. That the Lessee shall pay the monthly rent in respect of the scheduled
premises regularly, promptly and obtains stamped receipt from Lessor to
that effect (and there should not be any default in this regard) and no
plea of payment will be accept without such receipt.
8. That the Lessee shall not cause any damage to the structures etc., which
may impair the value or utility of the schedule premises.
9. Lessor had Rs.1, 00,000/- (Rupees one Lakes only) as an advance from
the Lessee. This amount will be by the Lessor of the Lessee at the end of
the Lease Period. Lessor will not pay any interest on this amount.

10. Shall pay the electricity deposits the lessee according to the slab basis.
The deposited amount will be refundable by the lessor at the end of
lease period.

In Witness where of the parties here to have set their respective hands
and signed here under on the date, month and year supra mentioned.
SCHEDULE
The area in the Ground Floor of the premises bearing Door No: 5-37-44,
4th Line, 7th Cross Road, Brodipet, Guntur city with the following
boundaries.
