Information

The thermal imaging service provided by Draught Finder consists of both thermal and visual images of the
distribution boards as requested by the Sefton Hotel Group for the Sefton Hotel.
Draught Finder was retained for an electrical Thermographic survey of the buildings electrical distribution boards
in an effort to identify areas of thermal anomalies and to document them for further review and repair.
Further investigations of these areas may reveal additional conditions that were not readily visible at the time of
inspection.
This report is based on information obtained at the site at the given date and time of inspection.
We document our findings with infrared thermograms and visual images of the areas concerned.
Our inspection is designed for the exclusive use of our client and is not intended for any other purpose and is
based on information available to us at this time as described in the report.
Should any additional information become available at a later date, we reserve the right to determine the impact, if
any, that the new information may have on our discovery and recommendations and to revise the report if necessary.

We recommend that your maintenance team carefully review this report, items listed for repair should be
checked by qualified personnel.

The images reflect the condition of the distribution board "at the moment" the image was taken. No responsibility
can be accepted by Draught Finder for circuits not under a minimum 70% electrical load during time of inspection which
subsequently are loaded and are subject to an electrical failure.
Some circuits did not have sufficient electrical load for any potential faults to be determined, however for future
comparisons and to indentify the location of each distribution board, images were taken of all distribution boards known
to the maintenance team and pointed out to Draught Finder during the inspection. These were documented within the
following report.
Please see the following text block as it informs the client of the three levels of responses required by the clients
maintenance team as identified by the thermal survey undertaken.
1. LOW - Plan for a new inspection of these distribution boards for monitoring purposes.
2. MEDIUM - Repair as soon as possible at the next scheduled shut down.
3. SEVERE - Repair IMMEDIATLEY - the fault has the potential to cause a fire or serious injury.
The infrared images indicate temperatures and have been provided for guidance only as the survey is of a
Qualitative nature not Quantitive. Should you require an image where specific temperature measurement is required,
please advise and arrangements can be made to return to undertake precise temperature measurements.
Infrared thermal imaging shows an immediate image on the thermal camera which can identify anomalies where
heat shows as a different colour on the cameras screen. It is within the knowledge and experience of the thermographer

in identifying materials within the image where metals and plastics emit infrared at different rates and can show as false
hot or cold spots. There are a number of images in the following report where metals within the distribution boards show
as "false hot spots" due to the reflective nature between infrared light and brass, copper steel and other bright metals.
There are also a number of images where the temperature differences (lack off) across the distribution board has
made the thermagram illegible for fault location identification. Generally these images were of those distribution boards
subject to only part, low or no electrical load distribution boards.

Health & Safety:


There were a number of the older distribution boards where the removal of the cover was not possible, due to the
MCB's having the potential to be pulled out as the covers were removed. These were not removed and have been
identified in the report as "H&S Issue, risk of power outage" - Also risk to the maintenance team performing the cover
removal task.
Also due to the high risk of causing a power outage to the hotel, the MAIN INCOMING FEED images is of the
outside casing and what can been seen of the main circuit breakers with the cover door open only.
There were similar occurrences where some distribution board covers could not be removed, where we have
supplied images of what could be seen by the thermal camera.
 We have also included a number of Health & Safety issues where photographs have been taken to
show the problem as well as a written report on the area of concern.
 We would advise that a qualified electrician is contacted to comment on the unsupported cables that
were found in the areas of the distribution boards, the cables may be straining the terminal connections.

GENERAL H&S: We found that the distribution board areas were reasonably clear, but in particular the main
kitchen cupboard where three of the distribution boards are located were obstructed by paper kitchen rolls. It should be
noted that best practice in these areas is for nothing combustible to be stored or to block access to the distribution
boards in times of an electrical emergency when a shut-down is required. Data cables have been left coiled up in some
mains electrical cupboards, these are considered to be a tripping hazard, especially dangerous if covers are off the
electrical switch gear while working on the system electrical circuits within the cupboard.

You will note Sp1 temperature readings in ALL cases are taken to indicate the ambient temperature within the
distribution board. The Dt1 Dt2 values are taken from this ambient to indicate any temperature rise in the circuits
identified by Sp2, Sp3 or Sp4 (Dt1 being between Sp1 & Sp2 - Dt2 being between Sp1 & Sp3 etc).
It is this difference in temperature that the Fault Rating readings below classify the ratings for each image in
question. Some images shown several temperature measurements, others only single readings.

Unless indicated above all other Fault Ratings for the distribution boards were '0' - an annual inspection
on these 0 rated boards should be conducted in between 11 and 13 months time.

Items with a Fault Rating of '1' - Should be MONITORED for changes in 6 months time, although it
would be wise to check the current ratings of the circuits concerned and for loose terminal connections.
Items with a Fault Rating of '2' - Should be REPAIRED at the next available opportunity.

Distribution Board cupboard and storeroom

The above photographs show a large quantity of paper kitchen rolls stored in front of three distribution
boards as well as cleaning equipment which rests against a main power switch.
There is a risk of fire spreading due to combustible material (fuel) should a fault develop in the
electrical equipment.

The photograph on the previous page shows loose unsupported mains power 240 volt cables, similar
cable situations exist around other cupboards where distribution boards are located. Hanging cables place a
strain on connection terminals and cables should have adequate support. Loose terminal connections due to
straining could result in arcing, sparks and fire.

The above two photographs show how a temporary 'fix' can develop into a problem. Two or three
extension cables have been linked together to supply power to two chest freezers. The cables are stretched
and risk disconnection, causing the frozen food to potentially defrost.
