CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE is made and executed at the City of


Digos, this 7th day of February, 2018, by and between:

MICHELLE S. ALEJANDRINO, of legal age, Filipino, single and a


resident of Block 4 Lot 437 Lopez Jaena Extension, Digos City, Davao
del Sur, hereinafter referred to as the LESSOR;

-- and --

TRIZIA JANELLI B. PAULINO, of legal age, Filipino, married


Hanz Josef Denuna and a resident of Lot 143 Barangay San Jose,
Digos City,Davao del Sur hereinafter referred to as the LESSEE;

WITNESSETH: that –

WHEREAS, the LESSOR is the owner of a condominium unit more


particularly described as follows:

“Unit 302 with Parking Unit 302, located on the 3rd floor of
PLATO TRIANGLE TOWER 1 with a Net floor area of 100.00
square meter”

WHEREAS, the LESSEE desires to occupy the above-named


condominium unit and the LESSOR is willing to lease the same unto
the LESSEE, subject to the terms and conditions hereinbelow set forth.

NOW, THEREFORE, for and in consideration of the foregoing premises


and the covenants hereinafter stipulated, the parties hereby agree as
follows:

1. Term: This lease shall be for a duration of one (1) year


commencing from the date of the execution of this contract and to
end one year thereafter, renewable at the option of the LESSEE at
such new terms and conditions as may agreed upon by the
parties.

2. Rental: The LESSEE agrees to pay the LESSOR the monthly rental
fee of Pesos: Ten Thousand Pesos (P10, 000.00), Philippine
currency. Upon signing of this Contract of Lease, the LESSEE shall
pay the LESSOR one (1) month rental in advance to be applied
on the last one (1) month of the term of this LEASE.

3. Deposit: The LESSEE shall also pay the LESSOR the sum of two
(2) months deposit of Pesos: Twenty Thousand Pesos (P20,
000.00), Philippine Currency, to guarantee the payment of unpaid
utilities. Unless applied to said unpaid utilities, said deposit shall
be returned to the LESSEE.

IN WITNESS WHEREOF, parties herein affixed their signatures on


the date and place above written.

DEED OF ABSOLUTE SALE OF CONDOMINIUM UNIT

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE OF CONDOMINIUM UNIT is made and


executed at the City of Digos, this 7th day of February, 2018, by and
between:

MICHELLE S. ALEJANDRINO, of legal age, Filipino, single and a


resident of Block 4 Lot 437 Lopez Jaena Extension, Digos City, Davao
del Sur, hereinafter referred to as the SELLER;

-AND-

REA KRISTINA R. ROMERO, of legal age, Filipino, single and a


resident of Lot 14 Block 12 Central Plain Subdivision, Digos City,
Davao del Sur hereinafter referred to as the BUYER;

WITNESSETH: that –

WHEREAS, the VENDOR is the legal and registered owner of Plaza


Azalea Condominium Unit No. 143 located at Poblacion, Digos City,
Davao del Sur containing a floor area of ONE HUNDRED TWENTY FIVE
(125) SQUARE METERS, more or less, and one (1) assigned parking slot
covered by Condominium Certificate of Title No. 001253 of the
Registry of Deeds for Davao del Sur, copy of which is hereto attached and
made an integral part hereof as Annex “1”;

NOW, THEREFORE, for and in consideration of the foregoing premises


and subject to the terms and conditions herein set forth, the VENDEE buys
and the VENDOR sells, transfers and conveys, by way of absolute sale,
unto the VENDEE, her successors and assigns, the said condominium unit
as well as any all rights and interest appertaining thereto:

1. The purchase price for the said condominium unit and assigned
parking slot shall be FIVE MILLION PESOS (Php 5, 000,
000.00) Philippine Currency, receipt of which in full is hereby
acknowledged by the VENDOR;

2. VENDOR warrants that the title to the said condominium unit is


free and clear of any and all liens and encumbrances;

IN WITNESS WHEREOF, the parties hereto have hereunto set their


hands on the date and at the place herein first above-written.
