SPECIAL POWER OF ATTORNEY

KNOWN ALL MEN BY THESE PRESENTS:

I, OFELIA TANAGRAS RAMSEY, Filipino, of legal age, with address

at and with residence at Narra St, Ilwas, Subic, Zambales, Philippines,
do hereby name, constitute and appoint ATTY. MICHAEL JOSEPH B.
LARUTA with postal address at No. 56 Ilwas, Subic, Zambales,
Philippines to be my true and lawful Attorney-in-Fact for me and in my
name, place and stead, to do any or all of the following acts, to wit:

1. To file, and to commence an action to extrajudicially foreclose the

real estate mortgage executed by the mortgagor ALVIN TAM in
favor of the mortgagee, the Principal herein;

2. To sign, execute documents that may be required by the said

extra-judicial foreclosure proceeding;

3. To, if allowed by the law and the rules, bid and purchase the
subject land for the benefit of the herein Principal;

4. To receive the proceeds the proceeds of the said foreclosure in

behalf of the petitioner herein.

HEREBY GIVING AND GRANTING unto my said ATTORNEY-IN-

FACT full power and authority to do and perform all and every act and
deed whatsoever requisite and necessary to be done in and about the
premises, as fully as to all intents and purposes as I may or could
lawfully do if personally present with all the power of substitution and
revocation and HEREBY RATIFYING AND CONFIRMING all that my
ATTORNEY-IN-FACT or his/her substitute can lawfully do or cause to be
done by virtue thereof.
