PLANNING FOR BASIC AMENITIES FOR AN INDUSTRIAL PARK IN

JALGAON.

Introduction:
Among many other fronts on which the battle for economic development is fought, the
industrial development is very important since it not only raises the per capital income and
standard of living at a faster pace but also provides substantive jobs to the huge number of
surplus labor. The large scale industries generally form the characteristics of a modern
economy. But in case of economies where markets are small, infrastructures inadequate,
production technologies are traditional and managerial experiences are less, the small scale
industries can provide a good way for triggering the economic development.

Industrialization has a great impact on several aspects of a given nation and/ or city. It usually
provides jobs for citizens and therefore boosts the economy. And it plays very important role
in developing of any region as it adds increasing value to products and services of any region.

The industrial development of a country is a part of the total development program

undertaken. The process of economic development brings many changes in the economy. The
industrial development affects the traditional sectors and economic life of the peoples
improves. The industrial units need workers to produce goods employed in the industrial
units. Educated young men get jobs in the various departments.

Maharashtra has always led the country's industrial development scenario and continues to
attract the largest quantum of investments, both domestic and foreign. Jalgaon Industrial Area
located near the city of Jalgaon now beckons industries with its emphasis on several unique
aspects. A group of constantly developing industries located around the Jalgaon urban areas
induce the further concentration of industrial and thus affecting the surroundings.

"Jalgaon- Dhule-Nandurbar is referred to a Silver Triangle. They share many common

industries, mainly ginning.
Identification of major issues:
Though Maharashtra is a leading Industrial State in the country, the industry has always been
kept away from the benefits of the basic infrastructure facilities and proper and timely
services. On the contrary the industry has regularly and grudgingly paid octroi, property tax
and other levies. To overcome the situation of proper governance, formation of the Industrial
Township will be the appropriate solution.

Corporation taxation and Octroi along with lowest set of features has paralyzed industrial
growth of city in last decade in spite of good geography. Many large players have already
moved out of Corporation limits following this state. Corporation rather focusing on city's
growth stressing more on its own financial woes have depressed industrial community here.

Jalgaon is not only famous for banana-production, but is largest pulse milling centre.
"Industrialists from Jalgaon have successfully fought with the government to form industrial
townships where no octroi or charges by civic bodies will be applicable. With the airport
nearly ready, the 250 dal mills in the area and skilled labour force of more than 5,000
goldsmiths make the town the most lucrative business centre.

Aim:

The aim is to plan for integrated development for an industrial park in Jalgaon which will
give rise to sustainable economy generation and set forth strategies and actions dealing with
infrastructural facilities, location of industries.

Objectives:

• To examine the existing industrial pattern in the study area in terms of location,
infrastructure facilities and environmental & social impacts.

• To find out opportunities and constraints for an all round industrial development in
the study area.

• To identify and analyze the gaps in spatial and sectoral inter relationships

• To find out the relationship between the variables affecting industries like location,
clustering and zoning, functioning

• To prepare comprehensive land zoning plan in respect of new industrial park and
social and physical infrastructure.

Scope:

• Main focus is on regional development of Jalgaon area only.

• The study would be having primary importance to the economic and the spatial
relationship for industries.

• The study would rely heavily on secondary source of data more than primary data
available from the official publication.
