FOREST RIDGE CONDOMINIUM ASSOCIATION


NOTICE OF ANNUAL MEETING / BUDGET RATIFICATION MEETING

The Annual Meeting of the Forest Ridge Condominium Association is scheduled for Thursday, April 26, 2018
at 6:30 p.m., location: Presbyterian Church of Manchester, 394 Lydall Street, Manchester, CT 06040.

The primary purpose of this meeting will be to ratify the proposed 2018/2019 budget (enclosed) and elect two
members to the Board of Directors.

There will be 5% increase in common fees, along with the Special Assessment. There will be a discussion
about the possibility of applying for a loan to expedite replacement of roofs, carports, siding and decks. No
formal votes on this concept will be taken. Nevertheless, it is in your best interest to attend this important
meeting!

There are two board positions up for election. The term of Candace Remillard and Mary Ann Mahoney will
expire this year. Candace and Mary Ann will be seeking re-election. If you have an interest in serving on the
Board, please complete the enclosed candidacy form and return it to Elite Property Management, 39 New
London Turnpike, Suite 330, Glastonbury, CT 06033 or email nancy@epmllc.com no later than April 20, 2018.
Please note; nominations will also be taken from the floor.

If you are unable to attend, please send the enclosed proxy with someone who will be in attendance. You may
also give your proxy to a member of the Board of Directors by sending your signed proxy to Elite Property
Management, LLC via mail: 39 New London Turnpike, Suite 330, Glastonbury, CT 06033, fax: (860)430-6646,
or email: Nancy Gondek at nancy@epmllc.com. Please be sure to sign your proxy as unsigned proxies will
not be valid.

Also, for any unit owner that did not return an updated Registration Form to Elite, please fill out and return the
enclosed form by mail, email to: nancy@epmllc.com or you may bring it with you to the meeting on April 26th.
