A transit-oriented development (TOD) is a mixed-use residential or commercial area designed

to maximize access to public transport and Traditional Neighborhood Development (TND)


compact, pedestrian-oriented developments that provide a variety of uses, diverse housing types,
and are anchored by a central public space and civic activity. Both type of urban designing trend
is important to maintain the principles of new urbanism. Now it has to be determined that, if my
study area meet up the criteria of TOD or TND and how it could be implemented more sustainably
and environmental friendly.

Study Area:

I selected Goalkhali Residential Area as my study area. In front of the area, Abu Naser Specialized
Hospital is situated. There are a few commercial shops near the area. There are some commercial
banks situated in a short distance.

TOD or TND?

As the area has mixed use of commercial and residential area with a walking distance from the
hospital, the design of this area may be considered as TND, It meet up only a few of the
characteristics of TND. There are much dissimilarities. Such as,

 Parks, schools, civic buildings, and commercial establishments located within walking
distance of homes. But the nearest park, school in this area are not located in walking
distance.
 Residences with narrow front setbacks, front porches, and detached rear garages or alley-
loaded parking. It’s probably rare in this area. As in this image we can see that there is a
low density of homesteads and they are seemed to be unplanned.
 Network of streets and paths suitable for pedestrians, bicyclists, and vehicles. Partially it
meet up with the characteristics as there were both networking facilities of pedestrian
walking and vehicle transportation on the Outer Bypass Road.
 Narrower streets with crosswalks may be found in the residential area along with the way
to the hospital.

Recommendations: TND is should be based on the principle that neighborhoods should be


walkable, affordable, accessible, distinctive, and true to the significant historic context of each
community. As the mentioned principle, the following recommendations would be effective to
implement this area as a sustainable and an environmental friendly TND area:

 A foot over bridge should be established across the main road to made easier
communication between the residential area and hospital. It would reduce the road accident
and made suitable for vehicle transportation.
 The homesteads should be made in a planned way. Better management of land would be
effective in developing the neighborhood.
 Semi-herbs or shrubs may be planted along the middle portion or road and beside the
pedestrian. The suggested foot over bridge might also be covered with ornamental plants.
It would be very effective for environment.
 There should be restriction of heavy vehicles in the residential area to reduce the accident
risk.
 Air and water quality monitoring should be implemented in the whole area to reduce the
health risk of the people.
 The recreational areas and commercial areas should be merged with the residential area in
a walkable distance and diverse housing type should be maintained.
 Importance of quality public realm should be introduced.
 Commercial areas should be developed with proper architectural planning and should be
followed the conservation of environment.
