RENT AGREEMENT

THIS AGREEMENT is made and executed on this day of April in the year 2009 at New
Delhi between Shri S/o Shri R/o (hereinafter called the lessor or the First Party with
respect to the premises which expression shall, wherever the context permits, be deemed
to include their heirs, successors, legal representative and assignees)

AND
M/s Omega Girls House s/o R/o (hereinafter called the Lessee which expression shall,
wherever the context permit, be deemed to include their legal and lawful representatives).

WHEREAS the Lessor is the absolute owner and in possession of Flat No.------ in
Greenwood Government Officers Welfare Society Phase II in Omega Sector at Greater
Noida, consisting of 4/3 bedrooms,4/3 bath-cum toilets, drawing and dining room,
servant room, kitchen and balconies with car parking space.

AND WHEREAS Lessor has agreed to lease the same flat to the lessee on the following
terms and conditions:

NOW THIS AGREEMENT WITNESSETH AND IS HEREBY AGREED BY AND BETWEEN THE
PARTIES HERETO AS UNDER:

1. The tenancy of the above premises shall commence from 1st June 2009 and will
end on 30th April 2010 i.e. on the expiry of 11 months from the date of
commencement of lease...

2. That the Lessee shall pay to the Lessor for the said flat described above, a sum of
Rs as the monthly rent, payable in advance on or before the 7th day of each
calendar month.

3. On the expiry of the contractual period of 11 months, the Second Party shall be
liable and bound to hand over the vacant physical possession of the premises to
the First Party in the same condition as at the time of taking the possession. If
however, the Parties by mutual consent desire to extend the period of lease for a
further period of 11 months, the rent of the leased flat will be increased by 10 %
over the rent for the 11 month period.

4. That the Lessee shall pay to the Lessor an interest free security deposit amount of
Rs (Rs. ) as equivalent to two months rent as security to the lessor, which
will be refunded at the time of vacating and handing over possession of the said
premises to the Lessor, after deducting arrears of the water, Electricity, Sewerage
bill, society charges and any other society charges or the cost of any damage to
the property or breakage of fixtures etc..

5. That the electricity , Water, Telephone, Cable T.V and Society maintenance
charges against the said property will be paid by the Lessee to the concerned
authority/Society .

6. The lessee will also pay monthly society maintenance charges to the society as
determined by the society from time to time.

7. The lessor will provide all electrical fittings, tubes and fans in all rooms.
8. That the Lessor or Lessee may terminate the Lease after giving one month’s
notice in writing or rent in lieu thereof during the period of the lease.

9. That the Lessee shall remain bound by the laws and bye-laws of the society and
shall abide by all the municipal laws.

10. That The Lessee shall not damage/ alter the structure and shall keep all fittings
and fixtures in good condition.

11. That the Lessee shall have right to use the leased premises only for residential
purposes.

12. That the Lessor shall have the right to inspect the rented premises as and when
required.

13. That the lessor shall not be responsible for any incident on the premises during the
period of tenancy.

14. That the lessee shall not keep any prohibited hazardous or contraband material on
the premises.

15. That the Parties shall inform the local police station regarding the inception of the
tenancy.

16. That the lessor shall not be responsible for minor day-to-day repairs etc and the
same would be undertaken by the Lessee at his own cost.

17. That at expiry of the lease period, the Lessee shall hand over the vacant
possession of the premises to the Lessor with all fixtures and fittings intact and in
proper working order.
18. At the expiry of the period of 11 months, should there be any delay by the Lessee
in vacating and handing over to the Lessor the said flat then this shall attract a
further rent @ Rs 1000/- per day for the first month and Rs 2000/- per day
thereafter, and the further rent will be in addition (over and above) the monthly
rent of Rs--------/-.This will be without prejudice to the rights of the Lessor to
have the flat vacated through the process of law.

In WITNESS whereof the Lessor and the Lessee have hereunder subscribed their hands the day,
month and year first above mentioned.
