AGRICULTURAL LAND MANAGEMENT BID PACKET
The City of Boulder Open Space and Mountain Parks Department (OSMP)
announces the availability of agricultural property for management, referred to
here as the Spicer property.
BID SCHEDULE: 1
1. A property tour is scheduled for Friday, March 31, 2017 at 1:30 P.M.
the Property tour will be held in conjunction to the Watt/Webb
Property Tour. The Property tour will begin at the Spicer Property
(7901 Scenic Dr). OSMP staff will be available to answer any
questions you may have. Bids from operations/individuals not
represented at the property tour will not be accepted. No
exceptions.
Directions to Property: 0.5 miles east of 75th st. and Baseline. Just east
of Glenhaven Ct.

4. Selection of a land user for the property will be based on the bid criteria
outlined in this packet. The selected user will be notified by phone.
Unsuccessful applicants will be notified by e-mail.

DESCRIPTION OF PROPERTIES
LEGAL DESCRIPTION:
SPICER
A parcel of land of approximately 40 acres located in the W ½ of the SW ¼ of Section
31, T1N, R69W of the 6th P.M. in Boulder County, Colorado.
GENERAL LOCATION: The property is North of Baseline Rd. and East of 75th st. Access to the
property is approximately ½ mile east of 75th st on Baseline Rd.
IRRIGATION WATER SHARES: There will be 1.5 shares of Marshallville Ditch water. Ditch
assessment fees will be paid by the City of Boulder Open Space and Mountain Parks
Department.
ADDITIONAL INFORMATION: The property is primarily used for Hay operations with
grazing as a secondary use. A loafing shed and potential residence is associated
with this lease.
The residence is currently leased through July 31, 2017 and managed by the
Pennant Investment Company. Attached is a, Pennant Investment Company,
Residential Lease Agreement.
Visitors are allowed to access the areas, but no formal access points are
associated with the property. It is the lessee’s responsibility to check on livestock
daily, to ensure their safety, access to water, and that they are in the correct
pasture. Owner reserves the right to require tenant to remove livestock that pose
a threat to other users of the property.
OSMP staff will work with the lessee with the winning bid to re-develop the corral
and watering area near the loafing shed. Cattle grazing will not be allowed until
improvements are completed (Improvements will be completed at the owner’s
expense by 2018), to the loafing shed and corral. Livestock water is available
from irrigation ditches and the well associated with the residence.
INSURANCE REQUIREMENTS:
General Liability - $1,000,000 per occurrence and $2,000,000 in the aggregate.
