BTU Metering to be provided for Units over 1000 sqm area. Central grease Trap to be provided for connecting Kitchen Waste from F&B units
Every F&B unit should have a dedicated kitchen extract/ supply duct riser. F&B water supply pipe to be min. 32 mm dia. Metering in a separate meter room as per DEWA requirements
The stub-outs mentioned above are base containments. Eqpt. By Tenant. Fire protection stub-out to be terminated in a supervised valve linked to FA system.
It is preferred to have the kitchen extract duct under negative pressure. Designer to consider this. Fire protection stub-out for F&B units shall be one size higher to cater to the requirement of duct protection as well.
ELECTRICAL & ELV SYSTEM LPG risers to be external to the building as per DCD guidelines & shall not cross into public areas.
Power to the unit to be provided in an Isolator. Metering to be as per building metering strategy. LPG pipe to be terminated in a valve & Size to be minimum 32 mm dia. Panels / PRDP/Metering by Tenant.
Void smoke detection by Landlord. No Rainwater pipes to be installed within the shops.
FA interface modules to be provided in basebuild loop for LPG/ FACP/ EVAC interface.
IMPORTANT
The service densities indicated above are advisory in nature and shall be considered as minimum basic requirement.
The MEP consultant/ designer is expected to carry out necessary verifications and provide a higher density if deemed so. The responsibility rests with the consultant for provision of adequate quantum of services.
To maintain a flexibility in leasing, a spare capacity of atleast 20% of overall services (Mainly Power & Chilled Water) shall be maintained within the basebuild system.
For Chilled water, the network (Risers & main branch headers) shall be rated for 20% higher capacity. Spare capacity for CHW system equipment is not required.
For Electrical system, the spare capacity shall be maintained within landlord panels (MDB or SMDB)
Changes over previous version (Ver.04) are indicated in RED.
