[Hereinafter termed as the “GRANTOR No.02”, the “DEVELOPER” and the term
shall deem to include their Successors in Office, assignees etc unless repugnant to
the context and meanings of these presents]

WHEREAS, the GRANTOR No.02 by virtue of the Development Agreement


dated 22/10/2012 registered at serial no.1897 and Power of Attorney in lieu of
the Development Agreement dated 22/10/2012 registered at serial no.1898
granted by the GRANTOR No.01 herein, has developed the property bearing
Plot No.27 (Old [Plot No.24, 25 & 26) of R.S.No.251 which is given City Survey
No.2413 and which is described in the Schedule-A herein below and has
constructed Apartment type building named “ROYAL HERITAGE” (Hereinafter
referred as “Said Apartment”) over the property and the Deed of Declaration
under the provisions of Sec.02 to submit the Said Apartment to the provisions of
THE MAHARASHTRA APARTMENT OWNERSHIP ACT, 1970 has been
registered on 23/12/2016 registered at serial no.2130 in the Sub- Registrar Office
Kagal.

NOW WHEREAS to more efficiently administer the legal provisions of THE


MAHARASHTRA APARTMENT OWNERSHIP ACT, 1970 consisted in the
Sec.16 to 24, the GRANTOR No.01 & 02 hereby this document create
ASSOCIATION OF FLAT OWNERS OF ROYAL HERITAGE APARTMENT
and the Bye-Laws attached to the Deed of Declaration registered on 23/12/2016
at serial no.2130 are hereby adopted as the Bye-Laws of the ASSOCIATION OF
FLAT OWNERS OF ROYAL HERITAGE APARTMENT.

As per the provisions of Sec.16 to 24 of THE MAHARASHTRA APARTMENT


OWNERSHIP ACT, 1970, all the Individual Flat Owners after purchase of
Individual Unit or Units which are declared in the Deed of Declaration shall
“Ipso-Facto” become the members of this Association and the Bye-Laws attached
to the Deed of Declaration registered on 23/12/2016 at serial no.2130 shall be
binding on the Flat Owners as recited in the Sec.16 to 24 of THE
MAHARASHTRA APARTMENT OWNERSHIP ACT, 1970.

The List of Owners of Individual Flat/ Apartment/Shop Units at present is as below

It is hereby Declared that the prospective purchasers of the Flat/ Apartment/


Shop Units shall “Ipso-Facto- (Automatically)” become the members of
ASSOCIATION OF FLAT OWNERS OF ROYAL HERITAGE APARTMENT
and the Bye-Laws of the Association shall be binding on them.
It is also further Declared that no document is needed to be executed to add the
prospective purchasers of Flat/Apartment/ Shop Units in the Apartment as
members of the ASSOCIATION OF FLAT OWNERS OF ROYAL HERITAGE
APARTMENT.

HENCE THE ASSOCIATION OF FLAT OWNERS OF ROYAL HERITAGE


APARTMENT IS REGISTERED TODAY AT KAGAL ON THE DAY AND
DATE HEREINABOVE MENTIONED
