    Dear Ms. Teresa:

    This is in reference to our contract of service regarding the processing of our


    Certificate of Title of land situated in Isabela.

    Sometime in June 2014, we have agreed that for the amount of One Hundred
    Thousand Pesos (PHP 100,000.00) you will process necessary documents and liaison
    works for us to secure our new Certificate of Title.

    For this reason, I have deposited the following amounts in Bank of Philippine
    Islands under your account:

    1. March 22, 2014 – PHP 50,000.00


    2. May 30 or 31, 2014 – PHP 30,000.00
    3. June 4 2014 – PHP 20,000.00

    However, up to this date, you still failed to process the issuance of new Certificate
    of Title. A patent non-performance of our agreemnent. Therefore, take this as my
    FORMAL DEMAND upon your person to refund the amount of One Hundred
    Thousand Pesos (PHP 100,000.00) within 30 days from the receipt of this letter.
    Otherwise, I will be constrained to file necessary charges against you, civil and
    criminal.

    attention.
