“Shoulders are back,” said Mishe-
lyne’s Sara. “They are squared off
and not as poufy as they had been,
but they are still edgy looking. These
shoulders give you an edgy, dramatic
look. It’s different.”
Also for the fall and winter, many designers
have decided to by and large cover up the female
silhouette. From layers, another big trend that doubles
as a warm keeper, the look includes dresses worn over
prim shirts, stockings, with hemlines that are low and
necklines that are high. This is a definite trend to a more
modest look. Hurray for the women who do want more

glossy material.
Another trend for fall and winter?
Fringes. Forget what you thought you
knew about fringing. This latest is a lux-
ury spin on what was a hippy festival
look back in the day. This time round,
fringing has a more refined aesthetic,
with beaded and shimmering touches.
Another favorite? The skin is in.
Among the most dominant of fabrics
this season is leather, which is seen in
skirts, trousers, trench coats, and more.
Not just black, either. Greens and butter-
scotch leather is popular as well.
For the men this fall, Emporio’s Sam
Emporio Rappaport reports that a very big trend
is layering. For example, he said, a
thin sweater works well under a suit or
sports coat. The store in Teaneck carries
perfect to put under a sport jacket or suit.
These sweaters come in an array of 10 col-
ors and add pizzazz to a conservative suit,
giving it a new look.
Also very big are textures, Mr. Rap-
paport said. Ties in varying textures are
hot right now and many are in geomet-
ric patterns. New this season as well, Mr.
Rappaport said, is a sport jacket with an
attached full zip-up bib. The entire bib
just zips off.
When it comes to trendy eyewear, said
Rey Bolic, a spokesman for NJ Eye and
Ear, based in Englewood and Clifton,
there’s no middle ground. That is, the
optical styles this season are either super
big or super small.
“It’s extreme,” said Mr. Bolic. “The
really tiny or the really big and circu-
lar frames are super in right now. From
the oversized jet-setter style to the retro
futuristic goggles, these are the looks
going forward.”

there’s a boot for every day of the week and then
some. Here are the best ways to reboot your shoe ward-

Celine start walking cowboy boots down runways, you
know these shoes are going to be moving up on the trend
lists. And while some hardy souls have worn them all their
lives (“meanwhile, back at the ranch”), many of fashion’s

my constant companion since my high school days. They
have lasted long after the bell-bottoms were stashed away.

heeled leather looks and in glamorous thigh-high versions.

are the paint will not hold up well.

18 questions to ask before you buy a home

efore you enter the world of home-
ownership, it’s helpful to run
through this list of questions to
make sure you’ve covered all your
bases. According to one of Keller Williams’
top buyer specialists, these are the ques-
tions that will keep you on the right track
to your dream home.
1) Are you prequalified for a house
through a mortgage broker or lender,
or do you have enough money saved up
to pay cash? Once you know this, you’ll
have a better idea of the type of budget
you can work with. It’s also important
to know where your financing will come
from before you start the home-viewing
process because different types of loans
will have different criteria that each house
has to meet.
2) What’s your budget? How much do
you want to spend? This is different from
how much you can spend. Think about
your lifestyle and what you are and aren’t
willing to shell out your cash for.
3) Once you’ve got your budget worked
out, it’s time to think about location. Do
you want to live in a neighborhood? Do
you want to live on a rural farm? Is it
important for you to be close to highways
for your work commute, or will you not
even consider living anywhere near a main
road? Do you want to be near a park?
4) What school district do you want to
live in? This is relevant if you have kids
or are planning to have them. If you have
kids, do you want them to stay in the same
school district that they’re in now?
5) What are the taxes like on the home
you’re interested in? This can change
based on square footage, the neighbor-
hood, the school district and other factors.
6) How many acres does the property
come with? If there is too much land for
you to personally maintain, how much will
it cost to bring in landscapers and garden-
ers to help keep it groomed?
7) What are the neighbors and locals
like? Whether you’re living on a cul-de-sac
or off in the rural hills, you’ll have to inter-
act with your neighbors or other locals at
some point. When looking at a home, try
to meet the neighbors or locals and get to
know them a bit. See whether it’s a sup-
portive, family-oriented community - or

e.g., garage, fireplace, bay windows, high
ceilings, carpeting in the bedrooms, a mas-
ter suite, a finished basement?
11) What’s your minimum number of
bedrooms and bathrooms?
12) In which type of condition would you
like your home to be? Do you want to buy
a fixer-upper and renovate it yourself?
13) What size home do you want?
Approximately how many square feet?
14) How old are the kitchen appliances?
Kitchen appliances become less energy-
efficient after six years. Other major
appliances, such as boilers and furnaces,
can usually last anywhere between 20
and 35 years.
15) What type of roof is it? Slate roof lasts
the longest, because you’ll just have to
replace an individual part of the roof, but
asphalt shingles usually only last 30 years.
Make sure you ask how old the roofing is.
16) Are there any homeowner associa-
tion fees? If so, what are they? (This per-
tains more to townhouses and condos.)
17) Who is your real estate agent? Is she
or he responsible for also helping you find
a licensed inspector after you close on your
home? If you’re planning to go solo, are
you prepared to do the legwork yourself?
18) What’s your timeframe? Do you need
to sell your current home or wait for a
lease to end?
It’s also worth noting that while a list
helps you cover the bases, it can also
pigeonhole you and potentially keep you
from finding the home of your dreams
because you weren’t willing to approach
the process with an open mind. While it’s
great to know what you want, sometimes
what you want isn’t something you can
imagine until you actually see it yourself.

you’ll walk into a house and just know that

illennials hoping to reduce hous-
ing costs and build equity are
entering homeownership with
high expectations, according to a
July 2017 CNBC article by Diana Olick. They
want lenders focused on customer service
over profit, transparency in transactions
and expertise. For that, even today’s tech-
savvy millennials will benefit from a per-
sonal relationship, says Carrollton Bank
Senior Vice President Mark Ginster: “Go

Installing mirrors on closet doors

you may often be just partially dressed and

reader writes: “The dressing area in
my master bedroom is not so bright
as I would like. I thought about
hanging a mirror somewhere, per-
haps on the closet door. Will this really
help my problem much?”
I reply: Using mirrors is an excellent and
effective method to brighten up any room.
An added benefit is your room will also
look much larger than it actually is. This
can be a real plus in a relatively small and
dark dressing area.
The actual amount of increased bright-
ness will depend on both where the exist-
ing source of light is located and the wall
covering. If you are lucky and the light
source is located properly, it may reflect
off the mirror exactly to the spot where
you need it. If your dressing room has
dark patterned wallpaper, which now
absorbs light, the improvement will be
even greater.
Just a note about locating the mirror.
Many people think that since a mirror
perhaps chilly in a dressing room, you may
think about hanging the mirror directly
across where you stand to reflect your
body heat. Glass mirrors don’t not reflect
heat, so it will not help this.
Using the closet door for the mirrored
surface is an excellent idea. The outside
of a closet door is generally not used for
anything else, so you will not be losing any
usable wall space. Closet doors are often
located in the center of a dressing room
wall, so the mirror will provide more even
light distribution.
You have two options for hanging a mir-
ror on the closet door: adding a mirror or
installing a mirror door kit. Long mirrors
can be purchased at home center stores or
can be custom-made. Hanging a standard
mirror can have that “add-on” appear-
ance. Custom-made ones with fancy bev-
eled edges and professionally installed
look great, but they are expensive.
A better option is switching out the old
door for a mirrored door kit. These are
often available as sliding doors where each
side bypasses the other or hinged bi-fold
doors. The hinged bi-fold ones are par-
ticularly functional because you can par-
tially open a door. This changes the angle
of the mirror so the light can be directed
to exactly where you need it at that time.
Depending on the decor of your bed-
room, you can choose among several gen-
eral designs of mirrored door kits. Some
of the most attractive ones have real wood
edge moldings or solid hardwood sur-
rounds in cherry and oak. More contem-
porary ones are frameless with the mirror
covering the entire door.
The less expensive ones have a thin
metal frame around the mirror. Prices
range from about $75 to more than $500
for a large, wood-trimmed door. If you
need a custom-size door, the additional
cost is about $75.
It is not difficult to install a mirror door
kit yourself, but it can be heavy, so you
may need a helper. If you are not a handy
do-it-yourselfer, the bypass sliding doors
are easier to install. You just have to install-
ing the upper track to the top of closet
opening and the lower track on the floor.
It operates very similar to a sliding shower
door. Installing the hinged bi-fold doors
requires a little more careful alignment.
