Assignment - 2018

A real estate developer is considering to propose 20, 1000 sqft housing units as their
new project. They are considering two options: (1) have apartment type housing (a
multi-story apartment, minimum five stories, land size 20 perch); (2) 20 single story
houses in twenty land plots (each seven perch).

Developer want to identify which areas are better for the multi-story option and which
are for single story option, out of the following areas.

(A) Colombo 03, Colombo 08, Rajagiriya, Koswatta, Thalangama and Malabe
(Assignment 1)- 177 bus route
OR
(B) Colombo 03, Colombo 06, Dehiwala, Mount Lavinia, Moratuwa (Assignment 2)-
Galle road
OR
(C) Colombo 03, Colombo 05, Nugegoda, Maharagama, Kottawa (Assignment 3)-
mainly High Level road (A4)
(One group is need to consider one of (A), (B) and (C); Group size 8-10 students)

As the consultant hired by the developer, decide which areas are better for the multistory
option, and which are better for the single story (obviously the developer wants to maximize
his/her profit!). You are required to prepare a report in this regard. You may need to consider
(but not limited), average land prices, possible selling prices in your decision making.
Assume, any size bare land is available in all these areas.
You are free to decide on the method(s). As an example average land prices of Malabe, you
may arrive by averaging 20 land plots across Malabe. May refer newspapers, actual surveys,
land brokers etc.
Report format:
Maximum five pages and/or 3000 words (Font sizes and line spacing as same in this
document). You are free to use any lay out. Calculations (no page limit) will be asked to
submit separately as a soft copy; instead, you may upload the spreadsheet (Excel) if your
group used it.
How marks will be given
1. The method used. A good quantitative method will get high marks
2. Concise writing and expression of data (data may be shown in Tables or graphs or
composite graphs or mark on a map)
3. Do not share your work with others; if found both groups will be penalized. Also, a
few more using the same method or approach means, that method will not get
highlighted
