The Project Proponent

Bases Conversion and Development Authority (BCDA) decided to undertake the privatization and
development of the JUSMAG Property, which makes up a portion of the Bonifacio South Properties located
south of Bonifacio Global City, Taguig City. BCDA has awarded in favor of Megaworld Corporation the right
to develop the Property via joint venture arrangement.

Megaworld Corporation is engaged in the investment, acquisition, development, construction and marketing
aspects of prime real estate properties. It was incorporated in August 1989 and is responsible for numerous
residential and office condominium developments in the Metropolis. By June of 1994, the company listed
its shares of stocks with the Philippine Stock Exchange, thereby opening its doors for the public to invest
in one of the country’s most dynamic and fast growing real estate companies.

Megaworld’s venture into large-scale developments that combine residential, business and commercial
components began with Eastwood City, a live-work-play centered on the Eastwood City Cyber Park.
Megaworld was the first to launch a development of this caliber and scale in the local market.

The proposed development is located at Lawton Avenue, McKinley West, Fort Bonifacio Global City, Taguig
City, Metro Manila. Please see Figure 1 for Vicinity Map. The site can be reached by all types of land vehicle
from any point in Metro Manila. Summarized below are the boundaries of the project area.

Impact Areas

Delineation of areas are based on the degree/ nature of the potential environmental impacts brought about
by the proposed project. Environmental impacts are generally classified as primary and secondary impacts.

Primary impact areas are those that are affected directly by the proposed action (i.e. related to construction
& operation of the facility) and areas directly affected in terms of traffic congestion, noise, air and drainage
lines. Primary Impact Zone consists of the area within the property itself, areas directly vulnerable to
potential geological phenomenon that may be caused by the project and areas along the main river system
that will be the receiver of water discharges.

Secondary impacts are indirect or induced changes brought by the project. Typically, these include the
associated investments and change patterns in social and economic activities in the neighboring areas
likely to be stimulated or induced by the proposed action. This impact zone consists of the areas which can
be benefited by the employment opportunities, and tributaries of the river system which can be indirectly
affected by pollution brought by the construction of the project.

Significance and/ or extent and magnitude of the impact may not only be confined within the primary impact
zone but may also extend to the secondary impact areas. This issue is considered in the analysis.

The location of the primary and secondary impact areas for the proposed Park McKinley West project is
identified in Figure 3.

Accessibility

Project site is located at Lawton Avenue, McKinley West, Fort Bonifacio Global City, Taguig City, Metro
Manila. The project site is highly accessible from the major national roads bounding the Fort Bonifacio
Global City and the road network within. In particular, the site is directly accessible from Lawton Avenue
which connects to Fort Bonifacio Global City, Upper McKinley Drive, McKinley Road, Bayani Road and
beyond. It is 2.75 kms northwest of the South Luzon Expressway via Lawton Avenue.

3. PROJECT RATIONALE

The project will be a pioneering residential development intended to provide residential spaces to Taguig
City based executives and young professionals. It offers convenience in terms of easy accessibility to work
and other key locations. The increase in demand for more affordable residential spaces in terms of proximity
to the work place, shopping malls and school inspired the proponent to come up with project. The project
will offer a variety of residential options with a choice of flexible unit sizes and types to building designs and
facades. The project also offers attractive amenities and security. The new development will create a unique
synergy and be a special place to live, work and play.

The project will enhance job opportunities and revenues for the local communities. As a consequence, it
will induce economic growth of the area and ease the perennial residential shortages in Metro Manila.

The general objectives of the project, among others are to provide employment during the construction and

operational phases and to contribute to the economic growth of the area.

4. PROJECT COMPONENTS

Major Components:

Built for a conducive and sophisticated live-work-play environment, the residential development being
proposed is located at Lawton Avenue, McKinley West, Fort Bonifacio Global City, Taguig City, Metro Manila.

The proposed Park McKinley West project will be built on a land area of about twenty-three thousand nine
hundred square meters (23,900 sq. m.). This will consist of six (6) towers of twenty-two (22) storey
residential condominium with three (3) basement parking level (B1 to B3). While on Lower Ground Floor
and Ground Floor will be a combination of parking and commercial floor with one hundred seventy-one
(171) retail units. The twenty-two (22) levels of residential condominium will start from 2/F up to 25/F. There
is no 4/F and 13/F. Also, there is a provision of roof deck on each tower.

The building footprint area of the project is fourteen thousand eight hundred forty-six and 92/100 square
meters (14,846.92 sq. m.). The total development area including parking and open/site development area
will be three hundred eighty-two thousand eight hundred forty-three and 67/100 square meters (382,844.67
sq. m.). Detailed project component is shown in Table 3.

Support Services and Facilities

As a developer of the proposed development, MC shall be responsible for the conceptualization, design,
construction and maintenance of the project.

The proposed project is designed for a more private and comfortable living condition with landscaped area
and other recreational amenities. The proposed development will have the required fire safety utilities in
modern office building such as automatic fire sprinkler system, smoke and heat detector system, water
supply and drainage system, electrical and lighting system, mechanical ventilation and elevator system,
telecommunications and cable TV system among others. Some of the features and highlights of the project
are as follows:

• Automatic heat/ smoke detection and fire sprinkler system for all floors
• Private and comfortable working condition with landscaped area and recreational amenities
• Cistern tank and underground cistern for ample water supply
• 100% standby power generator
• Fire command center
• Building administrators/ security officer
• Closed Circuit TV (CCTV) monitoring for selected areas
• Variable Refrigerant Flow (VRF) AC system
• Provision of own Sewage Holding Tank
• Multi-level parking

There will be security guards on duty for 24 hours to secure peace and order and security of the materials
in the construction site.

The new development will further enhance the area with a promise of a home and lifestyle of modern
convenience for the Metro Manila based executive and professionals.

Please see Figure 4 for the site development of the project while Figure 5 shows the perspective plan of
the proposed project.

General Layout of Facilities:

Commissioned to undertake the design of the project are as shown in Table 4.

5. PROCESS/ TECHNOLOGY

Power Supply

Estimated power requirement of about 4 MVA of the project will be taken from McKinley Hill Meralco
Substation source during full occupancy. There will also be a standby generator set as back-up designed
to supply emergency powers during power outages. The proposed project is a BPO Office building. As of
now we don’t have yet the design specifications for the generator sets, it will be by supplier. Approximately,
the estimated demand/ consumption using generator sets will be 2 MVA. Furthermore, in case there will be
a generator sets on the actual operation we will file the Application for “Permit To Operate” Air Pollution
Source Installations (APSI).

Water Supply

Water will be supplied by the Manila Water during the construction and operation phases. The estimated
water consumption will be 1,156.83 m3 per day during the full occupancy of the proposed development.

Wastewater Management Plan

The proposed project will construct/ provide its own sewage treatment plant to accommodate its need as
the new development progresses. The typical Sequencing Batch Reactor Process Flow will be intended for
the project. Attached on Annex f is the design and performance of the proposed sewage treatment plant.

Practically almost all of the component of the current solid wastes management program being
implemented by MC for the existing building is already consistent with the applicable provisions of the RA
9003, also known as the “Ecological Solid Waste Management Act of 2000”

It basically covers the collection, temporary storage and hauling/ disposal of the wastes under consideration
which take into account the segregation/ sorting of wastes being handled for purposes of material recovery,
recycling and re-use and most importantly reduction of the volume of wastes to be finally disposed. As the
implementation of the program for the current operation of MC proved effective, it will also be adopted and
implemented for the proposed project.

6. PROJECT DURATION

Based on the proposed construction plan of the project, it is tentatively scheduled to commence by July
2018 and expected to be completed within five (5) years and four (4) months as its development period. All
necessary regulatory requirements with respect to construction activities will be complied faithfully by the
proponent.

IV. ABANDONMENT PHASE
Concerns the lifespan of the project or the demolition of the building after a certain number of years. After the construction of the building, abandonment is not
foreseen for this type of project except for the abandonment of the temporary facilities used during construction. The General Contractor will free the site from
construction debris and temporary structures such as bunk houses, stockrooms, toilets, etc. Instead of assigning a perpetual service life, a 50-year life span of the
buildings are being considered. This assumes that the future association will operate and redevelop the property after its full depreciation and deterioration of the
building utilities.

Shifting of trust in business may affect the future of the project. However, the facility may be able to adopt new focus of business agenda. Thus, the facility has
many options to make it usable for any type of business opportunities.
