take 2 years to complete which the schedule completion date was on 29th June 2018. Mr Ken
also add that the project was handed over to IJSB after the completion of the foundation from
Bauer Sdn Bhd and the construction of the building from the ground floor to level 32 will be
done by IJSB. He add that the project was delayed as the project was only 70% complete.

2.0 Technical Report

2.1 Nature of work

7
During the internship period starting 16th July 2018 until finished on 7th September
2018 with Ikhmas Jaya Sdn Bhd, I have entrusted with many task given by MR Ken that
involve in project management and also inspection of site. The main tasks that I have
completed were preparing the extension of time, checking all the defects in all units at tower
1, checking the clearance height at ramp tower 1 and tower 2, and checking the reduce level
and finish floor level of lift lobby at podium.

Furthermore, I also have been instructed to give an extra hand to MR Yeo the project
manager and MR Shahrul the site engineer there if they need anything to accelerate the
progress of the site or there were any discrepancies in information on the drawing and actual
sites. Some of the task given were to check the water leakage at the lift pit, revise on the
installation of aluminum louvres and box-out of brick wall at podium, checking the height of
parapet wall at ramp tower 1 and tower 2, and helped in preparing the progress report.

I also have learnt valuable information on pre-stress slab and beam, and new
technology revolution which is M2 EMMEDUE. M2 EMMEDUE is a new innovative
technology that could revolutionized our traditional building practices that have been carry
out in Malaysia until today.

2.2 Problems encountered

8
There were lots of problem that I have encountered during my courses of internship
when I tried to complete certain task and submitted to them. The problems were either related
to lack of individual skills or knowledge or experiences.

1. Extension of time 2 (EOT2)

I have no experience involving extension of time whether preparing or even a bit of

knowledge about it and a bit shock when MR Ken have given me the task to prepare the
EOT. Even though MR Ken has given an example of the previous extension of time
(EOT1), I still cannot comprehend or made out my mind about where the data comes
from and keep on questioning on the originality and the sources of the data.

The EOT comprise of items that shows the delay of certain activity involving certain
party that causes the delay. The duration of the delay will be stated in such as schedule
start date to actual start date and how long the said party causes the delay and what
activity or critical path will be affected by those delays.

Then I searched intensively and I keep on asking MR Ken and MR Shahrul about the
EOT and where could I refer for the data and dates for the items include in the EOT. After
being advised by MR Shahrul, I stumbled upon the work programme which shows the
critical path of all the activities where I could refer for the total duration of days of the
said item.

Then again, the actual date was not stated in the work programme. Thus the actual
date must be obtained from the supervisors that handled the work or activities. Without
the actual date, the delay of the activities cannot be shown clearly in the EOT
Chronology. With the help of the site staff, I was explained clearly about the chronology
and able to communicate with the supervisors without any difficulties.

The EOT2 Chronology were shown in the appendices.

2. Problem with brick wall box-out at podium

9
At the end of August, MR Ken has brought up that there was a problem about the
brick wall at the ramp podium at tower 1 & tower 2 that was supposed to box-out of the
original structure that originally stated in the architect drawing but that particular brick
wall box-out was not constructed by the sub-contractor. He also add the sub-contractor
refuse tp construct the brick because of there was no support for the brickwall to be
erected from ground floor to level 7.

Figure 2.2.1: Architect’s drawing stated brick wall box-out

With the brick wall in mind, I double checked with the structural drawing that has
been issued by the structural engineer consultant. There was some mishap about the brick
wall that may lead to discoordination between the sub-contractor and structural engineer.
I propose to MR Ken that whether it possible to change the brick wall box-out to
aluminium panels but unfortunately the architects refused. Afterwards, I only can consult
with the site engineer which was MR Shahrul. He later contact the structural engineer on
how to construct the brick and conclude that the brick wall can be supported by the RC
fin on level 1, 3 and 5.

3. Checking the floor finishes level of lift lobby at podium

10
Checking the floor finishes level of lift lobby at podium at tower 1 and tower 2 was
one of the problem that I have encountered. The given task was to check whether the
structure floor level (SFL) of the lift lobby for each floor from level 1 to level 7 at podium
at tower 1 and tower2 was constructed according to the drawing or otherwise because the
lift lobby floor finishes level (FFL) was supposed to flush with the lift door jam which
according to the drawing both the lift door level and the floor finishes level were on the
same level. Contrarily, the lift door jam was installed several millimeters below the
existing level.

Figure 2.2.2: Self-levelling 360 degree cross laser Figure 2.2.3: Marking the lift lobby
level

The apparatus used to mark the FFL was a self-leveling 360 degree red cross laser.
The laser can help aligned the reduce level which is 1 meters above the FFL across the
lobby. By measuring the height of the floor to the reduce level, the slab level can be
determined. The problem arises when the lift door jam was installed correctly to the
required level and the structures has exceed several millimeters the required levels.

11
Figure 2.2.4: Reduce level at lift lobby Figure 2.2.5: Level checking with
auto level laser

The driveway FFL of the podium should have a 100mm drop from the lift lobby FFL
that have been stated in the drawing. The Structure Floor Level (SFL) of lift lobby should
have a 50mm drop to the driveway FFL. More problems arise as the SFL was constructed
below the required level that have minimal drop to the driveway.

Figure 2.2.6: Screed at lift lobby tower 1 Figure 2.2.7: SFL at lift tower 2

There was not much issues with the finishes level of lobby at tower 1 as the
constructed level to the reduce level has minimal error that could easily solved such as
add on several mm thickness to the screed level. Despite the fact that, the lift lobby at
tower 2 has bigger problems compared to tower 1. The lift lobby at tower 1 from level 1
to level 7 has completely screed and awaiting to add on tiles for the finishes. Meanwhile,
the lift lobby at tower 2 has not yet screed.

12
Figure 2.2.8: Hacking of slab

The problems can be solve whether by reinstall the lift door jam to the new level
which is several millimeters higher than the actual level or hack the existing level of floor
that exceed the required level. The hacking of the slab were indeed tedious as it might
affect the integrity of the concrete load capacity as the thickness of the slab was thinner.

The lift lobby level were shown in the appendices.

13
2.3 Experience and Knowledge gained

The internship courses have much more advantages than its disadvantages as the
courses gave me experienced from training with Ikhmas Jaya Sdn Bhd. I was able to grasp
much knowledge upon finishing my internship as there were many people there that have
enlightened me with their experienced. Thus the knowledge that I have learnt will be featured
below.

 MM2 EMMEDUE

MM2 Emmedue is a new innovative technology that would revolutionized our current
traditional building practices. The technology is only comprises of polystyrene and
galvanized steel wire. Then when the polystyrene has been erect, concrete will be spray to
the polystyrene and galvanized steel wire. The galvanized steel wire will bond with the
sprayed concrete that could withstand extreme load and pressures.

Figure 2.3.1: MM2 Panel Figure 2.3.2: MM2 Panel with concrete

This technology has many advantages such as it has thermal insulation that will keep
the indoor cool. It is also a sustainable and energy savings as it limit the use of concrete as
it substitute percentage of the concrete with polystyrene and reinforce it with galvanized
steel wire.

14
Furthermore, MM2 is also fire resistance as the polystyrene was coated with fire
resistance coating that enable the residents to flee safely if there were any fire breakout in
building using MM2 technology. MM2 also can be used in high rise building without
exceeding the limit of 20 storeys buildings.

More MM2 advantages are as follows:

 Resistance to earthquakes
 Lightness
 High load capacity
 Sound proof
 Cost-effective

Figure 2.3.3: Overview of MM2 products

 Rectification of slab level

15
I have an opportunity to learn about rectification of slab level from MR Shahrul. The
existing slab level or thickness was 95mm, insufficient to meet the required thickness
which is 125mm. He taught me about the remedial work that need to be carried out to
rectify the issues. The sub-contractor must top up the insufficient thickness of existing
slab by using Sika Microcrete-217.

Sika Microcrete-217 was lighter than Ordinary Portland Concrete that make it suitable
to remedy the issues. It has very good flow properties and has been specifically developed
to reduce heat generation. As such, large volume repairs may be performed without
addition of aggregates. If Ordinary Portland Concrete was used to top up the slab, the
additional unnecessary load will accumulate to the existing structure and may lead to
failure.

 Crucial soft skills

Soft skills such as communication skills was very important in this line of work
because each person must be able to converse freely and with good manners. This is
because the organization need to pass order in detail manner along with crucial
information to others. Miscommunication will lead to loss of any crucial information
needed to pass down to others. In construction, any information left out would lead to
bigger problems and could double the time to be completed. Thus it is important for
everyone to be able to communicate well with others.

 Types of scaffoldings

16
There were many types of scaffolding that were used in construction but at the OPUS
KL project, they used:

o A-frame
o Dahtec

The A-frame was a conventional scaffolding that were being used widely in Malaysia.
Meanwhile, Dahtec was the most user-friendly and widely employed scaffolding system
in commercial construction projects. Despite comprising of conventional frames, braces
and accessories, the frame scaffolding system serves well in a variety of heavy duty
construction works.

Figure 2.3.4: A-frame scaffoldings Figure 2.3.5:Dahtec scaffoldings

The scaffolds need additional supports when it has reach 10 floors of scaffolding
structures as it may collapse. The supports can be a temporary cantilever platform. The
platform also being used to intercept falling object from falling to lower floor as it was
erected at each 10 floors along equipped with a safety netting across the opening.

2.4 Additional completed task

17
 Water leakage

There was some issue regarding the lift pit as water has been trapped inside it as there
was some water ponding and wet floor located inside the several lift pits. The water
ponding might have damaged the lift utilities installed there such as wiring and the buffer
for the lift car suspension, and also one of the major breeding place for aedes mosquitos.

Figure 2.4.1:Lift pit wet floor Figure 2.4.2: Lift pit buffer

The source of the water were come from intense rain that occur at the site but there
might have some leakage in the lift pit that allows water to seeps through and resided in
the bottom of the lift pit.

The task given was to check the number of lift pit affected by the water leakage that
caused the water ponding. For the task, one general workers have been assigned to our
team comprise of other interns to assist in illuminated the area with a spotlight. The lift
pit was 2.5m depth and quite difficult to access, thus with the general workers help in
light up the lift pit it is easier to see and move around the lift pit.

18
Figure 2.4.3 & Figure 2.4.4: Water leakage at lift pit wall

The water leakage was spotted at the wall between the joint of the lift pit and the lift
core. The water proofing of that certain area was washed away by the water that have
seeped through the formwork ties that have been incorrectly patched up. Thus the water
leakage can be seen as the water seeped through bring along smudge of dirt with it. There
were also some crack located at the lift pit wall that allow water to pass through and
unpatched steel bar ties that gave a big opening for water leakage.

Figure 2.4.5: Leakage at bar ties Figure 2.4.6: Leakage due to crack

The lift pit construction was not Ikhmas Jaya Sdn Bhd responsibilities as the lift pit
was constructed by BAUER Sdn Bhd. The project was handed to Ikhmas Jaya Sdn Bhd
from ground floor to upper level thus meaning that the lift pit was handed to them. Thus
the total cost to rectify the water leakage including reapplying the water proofing will be
charged to the previous contractor.

19
 Architecture works

There were some architecture works that I also have involved and it is quite
time consuming to complete the given task. The task given was to monitor all units in
tower 1 from level 9 to level 31 whether the units has defects or incomplete
installation of architecture item such as floor finishes marble flooring, floor finishes
timber flooring, cabinet installation, ceiling, wall tiles installation, improper patched
up of M&E services, verticality of the wall of the units, doors and locks, windows,
and finishes of the wall.

Figure 2.4.7: Example of each units drawing for marking

Figure 2.4.8: Example of incomplete patch up of M&E services

Units were varied from level to level as units from level 9 to level 15 has 10
units in each floor while units from level 17 to level 31 has 8 units in each floor. Level
16 has no units because level 16 was designated as a recreational area as gymnasium,
infinity pool, and meditation deck was located there.

20
Figure 2.4.9: Incomplete wall finishes due to M&E services

Figure 2.4.10: Crack at the wall that need to reapply skim

One of the example of the defects was cracks at the wall of the units. The
cracks will be mark inside a drawing of each units and indicates which items need
remedial works. Thus making it easier for the team to remedy the defects and save
time as they could refer to the markings in the drawings. The drawings were placed
inside of each units to ease the remedial team as their perusal.

21
 Ramp clearance

The ramp at podium at tower 1 and tower 2 needed to have a minimal clearance of
2100mm for vehicle to access the podium. The task was to measure the clearance of the
clearance from soffit of the upper ramp to floor finishes level of the bottom ramp. The
measurement was taken by using only a measurement tape.

Figure 2.4.11:Minimal recorded clearance of ramp

The minimal clearance that has been recorded was 2220mm that just manage to past
the 2.1m minimal clearance but without any M&E services. If the M&E services was
taken into account, the clearance of 2220mm will decreased after the installation of LED
light fittings. The depth of the fitting including the lamp was 110mm resulting in 2110mm
after considered the M&E services. Thus the recorded clearance just barely manage to
pass the minimal clearance of 2100mm

3.0 Conclusions

After the completion of my industrial training, I had been exposed to a construction of

high rise building project. The opportunity given by Ikhmas Jaya Sdn Bhd was not wasted as
I could understand more about the construction management process, the safety precaution,
and prepare myself to become a responsible engineer. Moreover, I realize that observation is
a main element to find out the root cause of a problem.

During my project, I learn to coordinate and tolerate with my fellow interns to

determine the problems. Moreover, the task given indirectly helps me to learn independently,
discipline myself, be considerate, take initiative and the ability to solve problems. Besides,
my communication skills is strengthen as well when communicating with others.

Apart from that, I also have received criticism and advice from engineers and
supervisor when mistakes were made. However, those advices are useful guidance for me to
change myself and avoid myself making the same mistakes again. In summary, the activities
that I had learned during industrial training really are useful for me in future to face
challenges in a working environment.
