Acknowledgements

First and foremost, I am expressing my thankfulness and praise to Allah for His
guidanceand blessings throughout my entire industrial training. I would also like to sincerely
thank Ikhmas Jaya Sdn Bhd for giving me this wonderful opportunity to undergo internship
training in their organizations.

My appreciation and gratitude is extended to MR Micheal, whom accepted us to be


working under Ikhmas Jaya Sdn Bhd and shared his wisdom on the new innovative
technology. Then, I would like to express my gratitude to MR Ken our senior project
manager, MR Yeo our site manager and MR Shahrul our site engineer for their guidance,
generosity to share their tremendous knowledge from the starting of the internship until the
end of the program.

My next gratitude will to the all of the staffs at Ikhmas Jaya Sdn Bhd for their willing
to accept me. Last but not least, I would like to thank my colleagues Muhamad Ilmi and
Amirul Ashraf from MARA University of Technology (UiTM) that help and gave motivation

1.0 Company Placement Details

1.1 Company Introduction

“Ikhmas Jaya Group Berhad (“IJGB” or the “Group”) was founded in 1992 by Dato’ Ang
Cheng Siong (Group Managing Director), Dato’ Ir. Dr. Khoo Ping Sen (Executive Director),
Siew Mun Lout (Executive Director) and Yap Yoon Fatt (Head of Plant Division). IJGB is
principally involved in the engineering and construction of piling and foundation, bridges and

The company that I was employ during the Industrial Training was IHKMAS JAYA SDN
BHD (IJSB). The company headquarter was located at No. 35, 37 & 39, Jalan PJU 1A/41B,
Pusat Dagangan NZX, 47301 Petaling Jaya, Selangor, Malaysia.

The duration of my internship was 2 months ( 8 weeks ) starting from July 16th 2018 and end
in September 7th 2018. Furthermore, I was assigned as an assistant site engineer at OPUS
KL site office.

1.2 Company Background

The company Ikhmas Jaya Sdn Bhd(IJSB) was a subsidiary to Ikhmas Jaya Group
Berhad(IJGB) concurrently with MM2 Building System. The figure below illustrate the
company structure of IJSB.

Since the Group’s establishment, their subsidiary IJSB is well-known in the industry for its
expertise and experience in engineering and has completed projects for both the public and
private sector. IJSB started their first project in 1994 involving design, construction and
commissioning of water pipe laying works for Kuala Lumpur City Centre Development Area.
Their first bore pile project was in 2004, a decade after their startup.

They have won many award since 2006 for their upstanding work and later in 2013, they are
recognized as The Bore Pile Specialist Year 2013. Besides that, IJSB also prioritize the safety
and health of workers in the sites which was also recognize by the industry. They were
awarded certificate of appreciation by MMC-Gamuda in year 2011 results of proper
managements and execution of safety, health and environment in the workplace.

1.3 Project Involvement

During the courses of internship with Ikhmas Jaya Sdn Bhd (IJSB), I have been
placed to project OPUS KL at Jalan Talalla in Kuala Lumpur along with 2 other members.
The project involved was the construction of two tower of high rise residential suite where
the client was a subsidiary to Binapuri named Star Effort Sdn Bhd.

The project was awarded to IJSB thus making IJSB the main-contractor of the project.
Other important consultants such as architect, structural engineer, civil engineer, mechanical
and electrical engineer, quantity surveyor and landscape architect were Chong Voon We
Architect, Perunding ZNA Sdn Bhd, K.L. Chan & Associates, NDY Sdn Bhd, BT Global
Management & Consultation and MLA Landscape Architect respectively.

At the site office, I along with other 2 members were introduced to Mr Ken Lim the
Senior Project Manager of the site that will oversee my development during the period of
internship as well as other site staff.

The site organization chart are show in appendices.

Mr Ken has brief us that the project was schedule to start on 2nd January 2016 and it
take 2 years to complete which the schedule completion date was on 29th June 2018. Mr Ken
also add that the project was handed over to IJSB after the completion of the foundation from
Bauer Sdn Bhd and the construction of the building from the ground floor to level 32 will be
done by IJSB. He add that the project was delayed as the project was only 70% complete.

2.0 Technical Report

2.1 Nature of work

During the internship period starting 16th July 2018 until finished on 7th September
2018 with Ikhmas Jaya Sdn Bhd, I have entrusted with many task given by MR Ken that
involve in project management and also inspection of site. The main tasks that I have
completed were preparing the extension of time, checking all the defects in all units at tower
1, checking the clearance of ramp at tower 1 and tower 2, revise on the installation of
aluminum louvres and box-out of brick wall at podium, and checking the reduce level and
finish floor level of lift lobby at podium.

Furthermore, I also have been instructed to give an extra hand to MR Yeo the project
manager and MR Shahrul the site engineer there if they need anything to accelerate the
progress of the site or there were any discrepancies in information on the drawing and actual
sites.

I also have learnt additional information or knowledge on pre-stress slab and beam,
and new technology revolution which is M2 EMMEDUE. M2 EMMEDUE is a new
innovative technology that could revolutionized our traditional building practices that have
been carry out in Malaysia until today.

2.2 Problems encountered

There were lots of problem that I have encountered during my courses of internship
when I tried to complete certain task and submitted to them. The problems were either related
to lack of individual skills or knowledge or experiences.

1. Extension of time 2 (EOT2)

I have no experience involving extension of time whether preparing or even a bit of


knowledge about it and a bit shock when MR Ken have given me the task to prepare the
EOT. Even though MR Ken has given an example of the previous extension of time
(EOT1), I still cannot comprehend or made out my mind about where the data comes
from and keep on questioning on the originality and the sources of the data.

The EOT comprise of items that shows the delay of certain activity involving certain
party that causes the delay. The duration of the delay will be stated in such as schedule
start date to actual start date and how long the said party causes the delay and what
activity or critical path will be affected by those delays.

Then I searched intensively and I keep on asking MR Ken and MR Shahrul about the
EOT and where could I refer for the data and dates for the items include in the EOT.
After being advised by MR Shahrul, I stumbled upon the work programme which shows
the critical path of all the activities where I could refer for the total duration of days of the
said item.

Then again, the actual date was not stated in the work programme. Thus the actual
date must be obtained from the supervisors that handled the work or activities. Without
the actual date, the delay of the activities cannot be shown clearly in the EOT
Chronology. With the help of the site staff, I was explained clearly about the chronology
and able to communicate with the supervisors without any difficulties.

The EOT2 Chronology were shown in the appendices.

2. Problem with brick wall box-out at podium

At the end of August, MR Ken has brought up that there was a problem about the
brick wall at the ramp podium at tower 1 & tower 2 that was supposed to box-out of the
original structure that originally stated in the architect drawing but that particular brick
wall box-out was not constructed by the sub-contractor. He also add the sub-contractor
refuse tp construct the brick because of there was no support for the brickwall to be
erected from ground floor to level 7.

With the brick wall in mind, I double checked with the structural drawing that has
been issued by the structural engineer consultant. There was some mishap about the brick
wall that may lead to discoordination between the sub-contractor and structural engineer.
I propose to MR Ken that whether it possible to change the brick wall box-out to
aluminium panels but unfortunately the architects refused. Afterwards, I only can consult
with the site engineer which was MR Shahrul. He later contact the structural engineer on
how to construct the brick and conclude that the brick wall can be supported by the RC
fin on level 1, 3 and 5.

3. Checking the floor finishes level of lift lobby at podium

Checking the floor finishes level of lift lobby at podium at tower 1 and tower 2 was
one of the problem that I have encountered. The given task was to check whether the
structure floor level (SFL) of the lift lobby for each floor was constructed according to the
drawing or otherwise because the lift lobby floor finishes level (FFL) was supposed to
flush, on the same level as the lift door jam according to the drawing. Contrarily, the lift
door jam was installed several millimeters below the existing level.

The task given require certain apparatus that help marking the FFL by using a self-
leveling 360 degree red cross laser.

The laser can help aligned the reduce level which is 1 meters above the FFL across
the lobby. By measuring the height of the floor to the reduce level, the slab level can be
determined. The problem arises when the lift door jam was installed correctly to the
required level and the structures has exceed several millimeters the required levels. The
problems can only be solve by reinstall the lift door jam to the new level which is several
millimeters higher than the actual level.

The lift lobby level were shown in the appendices.

2.3 Experience and Knowledge gained

The internship courses have much more advantages than its disadvantages as the
courses gave me experienced from training with Ikhmas Jaya Sdn Bhd. I was able to grasp
much knowledge upon finishing my internship as there were many people there that have
enlightened me with their experienced. Thus the knowledge that I have learnt will be featured
below.

 MM2 EMMEDUE

MM2 Emmedue is a new innovative technology that would revolutionized our current
traditional building practices. The technology is only comprises of polystyrene and
galvanized steel wire. Then when the polystyrene has been erect, concrete will be spray to
the polystyrene and galvanized steel wire. The galvanized steel wire will bond with the
sprayed concrete that could withstand extreme load and pressures.

This technology has many advantages such as it has thermal insulation that will keep
the indoor cool. It is also a sustainable and energy savings as it limit the use of concrete
as it substitute percentage of the concrete with polystyrene and reinforce it with
galvanized steel wire.

Furthermore, MM2 is also fire resistance as the polystyrene was coated with fire
resistance coating that enable the residents to flee safely if there were any fire breakout in
building using MM2 technology. MM2 also can be used in high rise building without
exceeding the limit of 20 storeys buildings.

More MM2 advantages are as follows:

 Resistance to earthquakes
 Lightness
 High load capacity
 Sound proof
 Cost-effective

 Rectification of slab level

I have an opportunity to learn about rectification of slab level from MR Shahrul. The
existing slab level or thickness was 95mm, insufficient to meet the required thickness
which is 125mm. He taught me about the remedial work that need to be carried out to
rectify the issues. The sub-contractor must top up the insufficient thickness of existing
slab by using Sika Microcrete-217.

Sika Microcrete-217 was lighter than Ordinary Portland Concrete that make it suitable
to remedy the issues. It has very good flow properties and has been specifically developed
to reduce heat generation. As such, large volume repairs may be performed without
addition of aggregates. If Ordinary Portland Concrete was used to top up the slab, the
additional unnecessary load will accumulate to the existing structure and may lead to
failure.

 Crucial soft skills

Soft skills such as communication skills was very important in this line of work
because each person must be able to converse freely and with good manners. This is
because the organization need to operate in one unit, thus making the distribution of
orders very crucial and need to be as details as it could be. The person receiving that said
task will be clear of its task, and able to complete the task easily.

I have pacing myself to adapt to the current condition which is far more uncommon.
The layman terms are very dissimilar to me. But within a few weeks I able to adjust
myself to the surrounding and speak more freely than before.

The site staff also have help me adjust to the surrounding much easier as they more
likely to skip the formalities and prefer to be in close relation to each other.

2.4 Conclusions

After the completion of my industrial training, I had been exposed to a construction of


high rise building project. The opportunity given by Ikhmas Jaya Sdn Bhd was not wasted as
I could understand more about the construction management process, the safety precaution,
and prepare myself to become a responsible engineer. Moreover, I realize that observation is
a main element to find out the root cause of a problem.

During my project, I learn to coordinate and tolerate with my fellow interns to


determine the problems. Moreover, the task given indirectly helps me to learn independently,
discipline myself, be considerate, take initiative and the ability to solve problems. Besides,
my communication skills is strengthen as well when communicating with others.

Apart from that, I also have received criticism and advice from engineers and
supervisor when mistakes were made. However, those advices are useful guidance for me to
change myself and avoid myself making the same mistakes again. In summary, the activities
that I had learned during industrial training really are useful for me in future to face
challenges in a working environment.
