to change based on government-mandated rates and Bureau Buyer's Spouse
of Internal Revenue (BIR) rulings prevailing at the time of
registration of the Deed of Absolute Sale.

In case of payment of the Purchase Price through Bank Financing,


the obligation to apply with and secure approval and release
of the loan proceeds from the Bank, shall be the sole undertaking
of the Buyer concerned.
