SPECIFICATIONS

A. General Conditions

All parts of the constructions shall be finished with first class workmanship to the
fullest talent, approved plans and specifications and to the full satisfaction of the Owner.
The Plans should consist of Architectural, Structural, Electrical, and Sanitary Plans.
They are to be signed and sealed by the engineer who prepared tehn.
The construction shall conform to all the requirements of the National Building Code of
the Philippines.

B. Clearing The Site

1. The building site shall be levelled to a suitable grade according to the plans. It
should be cleared of rubbish, roots and other perishable materials.
2. Such suitable materials shall be spread over areas adjacent to the proposed
building, or disposed of as may be directed by the Engineer who is in charge of the
construction.

C. Staking Out of the Building Lines


1. The building lines shall be stake out and all line and grades shown in the drawings
should be established accurately any excavation is started.
2. Batter Boards should be erected such the they would not be disturbed during the
excavation for the foundation of the building.

D. Excavation for Foundation


1. All excavation shall be made to grade indicated in the drawings. The excavation for
footings shall be made deeper until the specified safe bearing capacity of the soil is
reached.
2. If water is present at the excavation site, it shall be removed by pumping. Great care
should be taken in order that the surrounding soil is not eroded or cave in.
E. Backfilling
1. When the concrete poured for Foundation has hardened and can already withstand
the pressure resulting from fills, the materials removed from excavations shall be
used for backfilling them.
2. The fills and backfills shall be placed in layers of every 6inches or 150mm in
thickness, each succeeding layer shall be thoroughly compacted by wetting, tamping
and rolling.

F. Concrete Works
1. Concrete shall be mixed thoroughly such that there is uniform distribution among
the cement and aggregates. The concrete should be vibrated and its forms should be
tapped as it is deposited to its final position, to prevent formation of voids in the
concrete member which will weaken the building.
2. Water to be used for mixing concrete shall be clean and free from injurious amounts
of oil, acids, alkalis, and other organic materials.
3. The flooring shall be in accordance with Plans and Specs as specified by the owner.

G. Proportioning of Concrete Mix


1. All concrete works for this project shall be undertaken in accordance with the
standard Specs as approved by the Government.
Class A concrete shall be mixture of 1 part cement, 2 parts fine aggregate and 5
parts aggregate by vol, plus enough water to make the mixture into a pliable paste.
Class B concrete shall be mixture of 1 part cement, 2.5 parts fine aggregate and 5
parts coarse aggregate by volume, plus enough water to make the mixture into a pliable
paste.
Class C concrete shall be a mixture of 1 part cement, 3 parts fine aggregate, and 6
parts coarse aggregate by volume, plus enough water to make the mixture into a pliable
paste.
2. Concrete slab on fill shall be poured on a layer of hard gravel fill spread over well-
compacted and thoroughly tamped earth fill.

H. Forms for Concrete Works


1. Forms for all reinforced concrete shall be adequately supported and braced or tied
together to maintain the correct positions and the shapes of poured concrete.
Wooden forms shall be constructed sufficiently tight to prevent the bulging of
concrete upon pouring or leaking/draining of water during curing.
2. The forms shall not be removed until the concrete has attained sufficient strength to
support its own weight and any temporary loads placed on it.
I. Roofing Sheets
1. The materials to be used for the roof framing such as trusses and web members
shall be consist of steel angles 1/4:” thick. Other accessories for the roof frames are
shown in the details of truss / roof framing plan.
2. Roofing sheets shall be gauge no. 26 long span. Ridge rolls, gutters and firewall
flashing shall be prepainted longspan with epoxy.

J. Steel Reinforcing Bars


1. Steel reinforcing bars to be used for this project shall be consist of standards
deformed structural bars meeting ASTM Specs.
2. The steel reinforcements for concrete shall be formed accurately acoring to the sizes
of the columns, beams, footings, girder, slabs where they are to be used. They shall
be tied together at each bar intersection with gauge no. 16 GI wire or by welding.
3. No steel reinforcement should be installed unless it is free from rust, scale or other
coating which would destroy or reduce the bond with concrete.

K. Concrete Hollow Blocks


1. Concrete hollow blocks to be used in this project shall be of high quality available in
the locality.
2. All cells of concrete hollow blocks to be laid shall be filled with cement mortar
mixture of 1 part cement and 3 parts sand by volume.
3. All CHB shall be reinforced with 12mm diameter rebars bothways for every CHB
laid horizontally and vertically.

L. Roofing and Trusses


1. Flooring shall be based on existing floor finished. T & B shall be unglazed ceramic
tiles.
2. Interior partitions shall be 100mm thick. Interior wall wall finishes shall be plain
cement plaster painted finish.
3. Exterior wall shall be plain 6” thick concrete hollow blocks and 4” where indicated.
Exterior wall finishes shall be plain cement plaster painted.
4. Ceiling shall be 1/8 inch hardiflex board ceiling, Painted finish.
5. Kitchen sink shall be stainless single tub.

M. Plumbing Works
1. Plumbing works and materials shall be in accordance with national Plumbing Code
of the Philippines. Soil and waste pipes shall be properly of pitched downward to
facilitate easy discharge of the solid and liquid wastes from plumbing fixtures or
receptacles to their place of disposal. Sloping pipes waste must be well supported to
prevent sagging or pipe breakage.
2. The water closet to be installed shall be HCG provided with toilet paper holder or
any brand recommended by the owner.
3. All downspouts from the roof shall be 3 inches dia. PVC Pipes schedule 40. The
lower ends shall terminate in concrete catch basins. Underground concrete pipes
10inches dia shall connect to the catch basins for draining the water to the street
gutter fronting the building.
4. All other Plumbing Works shall be in accordance with Plans and Specs. As specified
by the owner.

N. Painting
All painting works for this project shall be executed in first class workmanship
using Boysen Brand. Surfaces should be thoroughly cleaned to remove dust, grease, rust
and other foreign substances that may be present on areas to be painted.
Surface defects such as cracks, dents and holes must be filled with putty and
sandpapered before final coat of paint is applied.
All concrete surfaces to be painted shall be given a coat of concrete neutralizer.
Metal and steel must be printed with anti-rust paint before painting.
The overall color scheme to be followed in painting including those of other
materials shall be left to the decision of the owner.

O. Doors and Windows


All interior doors shall be installed on door jambs with atleast 3 sets of 3” x 3” loose
pin hinges. For exterior doors, use 4 sets size 3.5” x 3.5” loose pin hinges. Hinges shall be
US made brand.
All windows shall be provided as specified at the Plans. Exteriors door shall be
provided with bolts inside and can be locked and unlocked at the interior side of the office
one can only unlock the dead bolts from outside by using a key.
All Doors and Windows shall be in accordance with plans and specs as specified by
the Owner.

P. Floor Finish
For Dining and Living Area, used 40 x 40 Glazed Ceramic Granite tiles. For
bedrooms used 40 x40 Ceramic tiles or as specified by the Owner. For kitchen flooring used
300 x 300mm white Mariwasa tiles. All materials to be installed shall be specified by the
Owner.

Q. Bedroom Closet/Cabinets
All bedroom closets and kitchen cabinet shall be built as shonw in the plans
furnished by the Architect.
Materials to used for walls, doors and shelve for cabinets and closet shall be ¾’ thick
MDF boards.
All drawers shall run on metal tracks. Doors for closets and cabinets shall be
provided with door handles, catches, locks and keys.

R. Wall Tiles for T&B Kitchen


Wall of bathroom and kitchen shall be finished with 300 x 300 or 200 x 200 Ceramic
tiles.
All tiles to be used for this project shall be of first class quality. Each piece shall be
free from defects or rough edges.
White grout shall be used between moldings, tiles and other tile accessories.

S. Ceiling Boards
Hardiflex or gypsum Board shall be used for ceiling and shall be installed on 2 x 2”
KD Tanguile Ceiling Joist spaced 24’ on center bothways. If the owner specified the
Ordinary Plywood or Marine Plywood used ¼” thick.

T. Electrical Works
1. Specification for electrical works are included in electrical plans of this Project. This
can done in accordance with plans Specs. Or as approved by the Owner and
Architect. It shall conform with the latest edition of the Philippines electrical code.
2. For brands of materials to be used, the following are to be followed.
Installed Voltage ------ 220 volts
Wiring to be used ------ US Brand/Local brand
Wiring devices ------ Phil. Brand (switches, outlets, etc.
Panel Board ------ US brand/Local brand
3. Utility voltage shall be Single Phase 2 Wire 230V 60Hz.
4. All electrical wiring installation shall be done in EMT Pipe Conduits with minimum
internal Diameter of 15mm.
5. All wires shall be copper, PVC - insulated and nylon Jacketed Type “TH-IN” unless
otherwise indicated. The minimum size for power shall be 3.5mm.\
6. The contractor shall verify and orient the actual location of the telephone system
entrance for connection to the local Telephone Cable Facilities.
7. For each spare branch circuit in Panel Boards provide one 20mm diameter conduit.
