{EXINAJUDICIAL SELTLEMENT OF ESTATE
(OF TEOTIMO T. MAYOLA WITH DEED OF ABSOLUTE SALE
KNOW ALL MEN BY THESE PRESENTS:
This AGREEMENT, made and entered into by FELICISIMA G. MAYOLA, 86 years old, Filipino citizen, widow,
2 resident of P-6, Barangay Wilson, San Jose, Province of Dinagat Islands;
WITNESSETH:
Whereas, Teotimo T. Mayola, died intestate on June 29, 2010, at P-1, Poblacion, San Jose, Province of
Dinagat Islands, leaving certain parcel of agricultural land which is more particularly described as follows:
“A parcel of coconut land located at Wilson, San Jose, Province of Dinagat Islands in the name of Felicisima
Mayola, with an area of 1.0000 hectare more or less, covered by Tax Declaration No. 17-06-0012-08268 with
‘Transfer Certificate of Title No. 4578, with the following boundaries; on the North by Vevencio Ecoben; on the South
by Valentino Tello; on the East by Andres Llamera, and on the West by Vevencio Ecoben, of which a portion of
residential lot sold to under this instrument is only 120 square meters more or less with the following boundaries;
fon the North by Ma. Paz Echin, on the South by Claodia Mayola, on the East by Mayola-Remaining portion, and on
the West by Joseph Marcos.
Whereas, Felicisima G. Mayola, is the sole and only legitimate legal heir of the late Teotomo T. Mayola,
entitled to succeed to her estate;
‘That pursuant to Rule 74 Section 1 of the Revised Rules of Court, and all being with full pacity to contract,
| hereby adjudicate unto ourselves the land described above, in equal shares;
WHEREAS, there are no known debts or obligations due against the estate of said decedent;
That for and in consideration of the sum of TWENTY THOUSAND PESOS ONLY (P20,000.00) Philippine
currency, in hand paid by the VENOEE, MA. ESTELA L. BELINARIO and JORGE A. BELINARIO, both of legal age, Filipino
citizen, wife and husband, and a residents of P-6, Don Ruben, San Jose, Province of Dinagat Islands, the receipt of
which is hereby acknowledge by the VENDOR to our full and entire satisfaction, the latter hereby SELL, TRANSFER,
‘and CONVEY by way of ABSOLUTE SALE the residential land which is free from all liens or encumbrances
whatsoever, unto the said VENDEE, their heirs, legal successors and assigns.
IN WITNESS WHEREOF, we have hereunto signed this Extra Judicial Settlement with Deed of Absolute Sale
