CASE STUDY - RESIDENTIAL HOUSING ANALYSIS - TRAFALGAR PLACE

Elephant & Castle - Heygate Estate
Construction Date: 1974 Demolition Date: 2011–14
The Estates were constructed in 1974 from the region counsil in order to provide accomoda-
tion to the poor people of London who could not afford a place near the city centre.

However, the design quality of


the estate was not appropriate
for the community’s health as
it formed an enclosed isolated
area, which was not to the
maximum controll of the
policy and caused some nega-
tive features such as criminali-
criminali
ty and violence.

Therefore, the buildings were damaged and also


some important features as heating were not woriking
properly which made the quality of life very unhealthy
for the people to live, a final reason to lead the estate

Reconstruction
The site indicated on maps is the only area that applied its redevelopment plans. A new estate
omprised by 235 high-quality homes has been established since 2015, with better architectural
quality, more sociable spaces and sustainable design, which provide safety not only to the
people who live there, but also to the pedestrians that are crossing the semi-public road which
runs between them.
