TOPICS

Topic 1 – Manufactured Homes: From Virtual to Reality


Gamuda IBS is Malaysia’s first digital Industrialised Building System (IBS) precast factory. Since its first factory
which went into operations in July 2016, it has successfully delivered 1,000 units of stratified homes in the
Klang Valley. Moving ahead, a second factory under construction which will be ready by end of 2018 will allow
Gamuda IBS to deliver 8,000 units of homes. Both factories will be integrated in a digital ecosystem and
operated through Building Information Modelling (BIM). Factory 2 will also debut Gamuda IBS’s bathroom
pods which will elevate construction industry further. Building projects delivered through system similar to
Gamuda IBS will have the following benefits:
• Use significantly less manual labor
• Fast construction
• Have superior finish quality
• Flexible construction – with digital IBS
Speaker will also cover the digital IBS design process as well as the basis of design, including some
experiences in the completion of the first digital IBS project at Jade Hills recently.
Topic 2 – Digital IBS - Basis of Design and Workflow
Speaker will share workflow in a BIM digital platform used by Gamuda IBS
• How BIM helps in assured quality, safe & fast delivery of building construction.
• It will highlight savings and improvements which can be realised.
• There can be a discussion covering the QA aspects of engineering supervision.
• The speaker will also present case studies of the first project delivered using digital IBS at Jade Hills,
Kajang including its design approach and performance during construction.

Topic 3 – Design Approach for 20 storey Apartment with Precast Concrete Wall, Half Slab
System and Connection System
In the current competitive construction sector, ever-escalating labour and material costs are the main
challenges for the builders. Conventional construction practices have been proven very wasteful and not
sustainable. On the other hand, the public are demanding for better designs and products with improved
quality and durability at affordable prices. The key success factor is then relied on industrialized system with
prefabricated components, emphasizing on cost efficiency and speedy construction. In this respect, designs
incorporating precast concrete are favoured with its inherent material characteristics and advantages
processes. In developed countries for example, precast concrete techniques have been widely used instead
to provide the economical and viable alternatives.

This talk highlights the design implementation for PLOT H, 20 floors complete prefabricated high rise
residential project at Rawang, developed by Gamuda Land. Innovative connections are implemented and their
feasibility in regards to our construction industry is explained with reference to other globally available systems.
Etabs computational models were investigated to find the effect of modelling the vertical joints between the
wall panels and all challenges faced while implementing the adopted precast techniques such as technology
acceptance, design of connections, ensuring water tightness suitable to our building requirements are also
discussed. Design concepts to prevent progressive collapse are also highlighted.

Topic 4 – Peer Review Case Study of High Rise Apartment in Jade Hills, Kajang
General discussion to the Independent Checking Engineer (ICE) process in general, its purposes, objectives
and the responsibility of the ICE. Main structural design concepts of the project will be presented,
concentrating mainly on the design of the precast elements such as plain walls and slabs. General findings
from the ICE works on other critical structural members will also be summarized and presented.

Topic 5 – DfMA: Structural Design Case Studies from around the world
The construction industry remains one of the least innovative sectors and continues to adopt designs and
techniques that have changed very little in the last 50 years. According to the World Economic Forum,
construction labour productivity in the US declined 19% from 1964 to 2012 whilst all other non-farm business
labour productivity increased by 153% during the same period.

Design for Manufacture and Assembly (DfMA) or Modular construction systems and techniques are not new
or revolutionary, however in many markets there is still a lack of awareness or desire to change the status
quo.

This talk will showcase:


• Innovative buildings from Australia, Asia, Middle East and the UK that have adopted Design for Manufacture
and Assembly (DfMA) and modern methods of construction.
• Residential buildings and hotels designed and constructed using Prefabricated Prefinished Volumetric
Construction (PPVC) and composite panelised systems.
• State of the art Precast concrete structures utilizing twin wall and half slabs in the Middle East and the UK.

SPEAKERS' BIODATA

Ir. TAN EK KHAI is a Professional Engineer registered with the Boards of Engineers Malaysia and a Corporate
Member of Institution of Engineers Malaysia. He graduated from the University of New South Wales, Australia
with a Bachelor of Engineering (Civil).

In Gamuda, Ek Khai has participated in the group’s large-scale infrastructure projects such as the New Doha
International Airport, Electrified Double Tracking Project from Ipoh to Padang Besar and the Klang Valley MRT
project.

He is currently the General Manager for Gamuda IBS, the wholy owned subsidiary of Gamuda Berhad –
Malaysia’s largest contractor with business in property development, infrastructure concession and
engineering construction. He oversees the daily operations of the Gamuda IBS business with interest in
product development, digital construction and sustainability in mind.

Prior to joining Gamuda, he was a Geotechnical Engineer with Zaidun Leeng Sdn Bhd, an engineering
consulting firm based in Kuala Lumpur.

Ir. THOO HOI HIAN has over 15 years of experience in planning, design and construction of a wide range of
buildings and infrastructure projects specializing in prestress and precast design.

Currently embarking on the latest Digital IBS Design with Gamuda IBS and successfully completed several
high rises and landed projects using the state-of-the-art technology of Digital Pre-casting set within the BIM
working platform.
His responsibilities include structural IBS conceptual design, overseeing detailed designs and overall
coordination of multidisciplinary professional teams and supervising projects during construction.

Ir. TAN SONG KEAW, B.E (Hons), MIEM, P.Eng., graduated from the University of Technology Malaysia in
1995. As one of the founder for the present Megatek Consulting Engineers Sdn. Bhd (since 2002), He had
several years working experience in both consultant engineering firm and construction firm, with in-hand
experience in the design and preparation of drawings for various construction projects. His participation in the
various Design-and Built projects is particularly worth mentioning. A high percentage of design-and-built
contracts had been secure owning to his good effort in them. His present interest in IBS construction, as a
mean to counter the present labour shortage in Malaysia, had general wide interest in the various projects he
is looking into.

To date, As the demand for this attractive alternative design against the conventional method of construction
increased, he has been given the task through its associates company, Megatek & Associates Co Ltd in
Thailand to adopt the same for the government affordable housing scheme.

Ir. THAM KUM WENG who has 44 years of working experiences in JKR consulting firms and contracting firms
is among the leading professional engineers in the field of concrete technology and bridge engineering. He
has specialization in the inspection, testing, assessment, appraisal and design for rehabilitation of buildings,
engineering structures and the promotion of good engineering practice in concrete design and construction.
Currently he is the Director of T-Corp Engineers Sdn Bhd since year 2000 as consulting engineer providing
such specialist engineering services. He has been involved in over 400 such investigative assignments over
the years. He has served as Panel Member in several Independent Investigation Committee for Perak &
Penang Government with respect to buildings and bridges collapse.

Ir. WONG MUN FAI has 13 years of working experience in the private sector. He started working in a Class A
contractor company in year 2005 providing general engineering contractor services in building and
infrastructure. He then joined T-Corp Engineers in year 2006 and currently he is one of the Director in the
company. He has been involved in over 100 structural assignments of various nature such as engineering
investigation, assessment, repair, evaluation, strengthening, upgrading and maintenance of structures.

MR. BEN RINGROSE, BEng (Civil), MEng (Research), MIEAust, CPEng, NER
Ben’s career as a structural engineer spans across Australia, the UK, Middle East and Asia and he has played
a key role in the establishment and growth of Robert Bird Group’s Dubai and Kuala Lumpur Offices. He is
currently the General Manager (Asia) for Robert Bird Group.

Ben has 18 years’ experience in leading structural design teams on large scale, complex and high-profile
projects ranging from International Airport Terminals, High Rise Residential and Commercial Towers,
Museums, Universities, Mixed use Developments and Retail.

He has extensive experience in construction engineering, modern methods of construction and temporary
works for complex building structures and long span roofs.
