DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made and entered into here at Valenzuela City by and between;

We SPS. BIENVENIDO E. BAUZON and PRAXIDES B. BAUZON, both legal ages,


Filipino citizens, residents of no. 25 A. Delos Santos St., Malinta, Valenzuela City,
hereinafter called the SELLERS,
-and-

Laarni Paladin Pitogo, married to Rowell N. Pitogo, both legal ages, Filipino citizens,
and Melissa N. Pitogo, Single, legal age, Filipino citizens, residents of 1 Marton Road, Canumay East,
Valenzuela City hereinafter called the BUYERS,

WITHNESSETH:

WHEREAS, the SELLERS are lawful owner of those two (2) parcel of land with residential units,
situated in the BO. Of Canumay, Valenzuela City, Covered by Transfer Certificate of Title Nos. V-107497
and V-107496 of the office of the Registry of Deeds for Valenzuela City and more particularly
described as follows:

M.Manila, Island of Luzon. Xx xx containing of area of ONE HUNDRED
SQUARE METERS AND FIFTY SQUARE DECIMETERS (100.50) more or less.

(LRA) Psd-350741, approved as a non subd. Project, being
A portion of Lot 550-C-2-D, (LRC) Psd-327241, L.R.C. Rec.
No. 5941), situated in the BO. Of Canumay, Mun. of Valenzuela
M.Manila, Island of Luzon. Xx xx containing of area of ONE HUNDRED
SQUARE METERS AND FIFTY SQUARE DECIMETERS (100.50) more or less.

WHEREAS, the SELLER is desirous to sell the subject parcel of land with residential units,
the BUYERS which is willing to buy the same subject to the terms and conditions hereinafter setforth;

NOW, THEREFORE, premises considered, the parties hereto have hereunto agreed
To the following terms, covenants and conditions, to wit:

1. That for and in consideration of the sum of THREE MILLION FIVE HUNDRED THOUSAND
PESOS ( P 3,500,000.00 );

2. That the BUYERS are intending to apply for a loan with the Pag-ibig Fund in order
to pay the purchase price of P3,500,000.00 unto SELLERS; The proceeds/check of the
PAG-IBIG Loan shall be paid to and in the name of the SELLERS;

3. For purposes of the Loan, upon the release of Notice of Approval / Letter of Guarantee,
the SELLERS shall allow to Transfer the Title in the name of the Buyer;

4. That the payments for Capital gains tax, Unpaid real estate commission and agent commission if
ever, shall be pay by SELLERS while those Documentary Tax,transfer tax and registration
expenses in the name of BUYERS shall be for the BUYERS;

IN WITNESS WHEREOF, the parties have hereunto set their hands on this ________ day of
