DEED OF MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:

That I, BUYER, of legal age, Filipino citizen, and a resident of (address), for and in
consideration of the sum of PESOS (P 00,000.00), Philippine currency, receipt of which is hereby
acknowledged from SELLER likewise of legal age, Filipino citizen, and a resident of (address), do
hereby transfer and convey, by way of mortgage, unto said SELLER, his heirs, successors or
assigns, all my rights, title and interests over ONE (1) RESIDENTIAL QUARTER located at the
(location), including my rights and interests as occupant of the lot on which is erected.

PROVIDED, HOWEVER, that if I, BUYER, shall truly pay or cause to be paid to said
SELLER, said sum of P 00,000.00, within a period of ONE (1) YEAR from herein date, renewable
upon agreement of the parties, then this mortgage shall become null and void and of no effect,
OTHERWISE, it shall remain in full force and effect and shall be enforceable in the manner
prescribed by law.

That the Mortgagee BUYER, his heirs, successors or assigns, in lieu of interest on said
loan and until the same is paid in full by the Mortgagor, shall be entitled to complete physical
possession and control over the above-mortgaged premises, and the same shall be effective for
the entire period that the principal loan remains unpaid.

That the value of any and all additions or improvements introduced by the Mortgagee shall
be added to the above principal loan.
