Whereas the lessee shall keep the scheduled premises in good and tenantable conditions without any damages, if any damages caused by the lessee the mutual amount can be deducted from his security deposit. ‘And Whereas the Lessee hereby agrees to pay Electricity charges to the concerned authority without arrears during the tenancy period. ‘The lessee shall vacate the premises on a Two month notice from the lessor. Similarly, the lessee can vacate the premises after giving Two month notice to the lessor. Notice to vacate can only be given after first 4 months of tenancy and not before, or the lessee is responsible for payment of all such rental amount up to 6 months rental (minimum 4 months + 2 months’ notice) ‘And whereas the lessor or his subordinates or agents is at the full liberty to inspect the rented premises at any reasonable hours.
