Dear Mr.:

We write in behalf of our client, name, the lessor and owner of the first
floor of the multi-storey commercial building which you are renting,
located at _________, San Juan Batangas, Philippines.

Based on the records of our client, you have not yet paid your monthly
rental due on February 7, 2019 in the total amount of PHP 65, 0000.

Item No. 1 of the lease contract, dated December 1, 2018, states:

“1. RENT – In consideration of this Contract of Lease, the

LESSEE agrees to pay the LESSOR a monthly rental of
SIXTY FIVE THOUSAND PESOS (Php 65,000), Philippine
currency….Rental payments are payable in advance
within the FIRST SEVEN WORKING DAYS of each and
every month.”

In view thereof, demand is hereby made upon you to pay the unpaid
rental for the month of February within five (5) banking days from
receipt of this letter. Should you fail to pay, you must immediately
move out of the said property.

Furthermore, your failure to heed this demand shall leave us with no

other choice but to institute the appropriate civil proceedings against
you to protect and vindicate our client’s interest.
