THE STRUCTURE IS PART OF A 17-MILLION- SQFT MIXED-USE DEVELOPMENT CONSISTING OF RESIDENTIAL, COMMERCIAL AND RETAIL AS WELL AS 14- ACRES OF PUBLIC OPEN SPACE. THE SITE ENCOMPASSES SIX CITY BLOCKS TOTALING 28 ACRES. THE BUILDING’S LOCATION PRESENTED A MAJOR CHALLENGE FOR THIS PROJECT. A SIGNIFICANT PORTION OF THE BUILDING FOOTPRINT IS SITUATED OVER THE LIRR RAILYARD, WHICH LIMITS THE LOCATIONS FOR BUILDING FOUNDATION AND SUPPORT COLUMNS BECAUSE OF TRACK LOCATIONS AND CLEARANCES. THE LOWER LEVELS OF THE TOWER WILL CONTAIN MULTI-STOREY TRANSFER TRUSSES TO DISTRIBUTE COLUMN LOADS TO THE NEAREST FOUNDATION LOCATIONS. IN MANY LOCATIONS, THESE TRANSFER SYSTEMS EXTEND INTO THE RETAIL PODIUM, WHICH REQUIRED THE TWO BUILDINGS TO BE CONSTRUCTED AS ONE STRUCTURE.
