Construction Project Managers is steered by fully qualified and competent
professional construction project managers, architects, engineers, and technical
personnel with proven integrity and dedication to the profession. Our company
is a team of professionals who is always ready to take part in challenges and
solving problems with Values, Integrity and Innovation.

VII’s responsibility is to manage and prepare every construction project in

an efficient and cost effective manner which meets the expectations of our
clients consistently while upholding the importance of sustainable development

All of the actions of the people in our company was done by the guiding
principles of VII, which stands for Values, Integrity and Innovation.

We conduct all of our projects, from residential, commercial and mixed

used development projects, with strict compliance to our policies and in line
with our company's mission-vision statement. Our company has been certified to
the safety and quality standards providing our utmost commitment and ensuring
the quality and safety of the projects we handle.

For our service, VII Construction Project Managers has a system and
approach used in managing projects which is divided into five process groups:

1. INITIATING PHASE.
Phase where high-level planning is done given the project
constraints (scope, time, cost, quality, risk, resources and
customer satisfaction)

2. PLANNING PHASE.
From initiating is to detailed planning, in which plans on how to
execute, monitor and control, and close the project are done.

3. EXECUTING PHASE
Process involving the project team completing works in
accordance to the plans made.

4. MONITORING AND CONTROLLING PHASE

While work is being executed, the project is being tracked and
directed with respect to the baselines.

5. CLOSING PHASE
Where works in the project, including procurement, are
completed.

We manage these following projects and structures with strict

compliance to our IMS Policy. In line with the company’s vision,
our Integrated Management System has been certified to ISO
9001:2008 and OHSAS 18001:2007 standards
III. HISTORY OF THE COMPANY

VII Construction Project Managers was founded by John Megryan

Samartino on August 2008, primarily aimed at engaging in construction
management industry starting in purely residential building
management. A lot have changed since 2000, but we have always
remained faithful to the vision, mission, core values, and quality service
that our founder championed over the years.

In 2002, it started managing recreational and school buildings. And

on August 2005, the company extended its service to managing high
rise infrastructures in line with its conversion from managing low rise to
high rise buildings. VII was thoroughly exposed to all construction
standards, both local and foreign, as evidenced by many completed
projects managed by foreigners and local developers.

Founded by John Megryan Samartino, he graduated with a

Bachelor of Science degree in Civil Engineering and Sanitary
Engineering from the Mapua Institute of Technology. Engr. Samartino
has served as Chairman of the Board and President of the company
since its incorporation in 2000.

The breadth and depth of his experience in the industry, both local
and overseas, propelled VII to become the leading Construction
Project Manager in the country. Today, his enduring legacy remains to
be the driving force in VII’s continuing commitment to provide the
highest standards in Construction Project Management.

From a small, humble company of around 10 employees, VII has

now become a robust company with more than 400 professionals who
all embody the guiding principles of VII which is all about the Values,
Integrity and Innovation

SUBJECT : Observance of Working Hours and Tardiness

Employee promptness is essential to the critical nature of our construction work.

Although we do make allowances for occasional, unforeseen issues that cause
tardiness, consistent lateness cannot be tolerated. Employees who offend our
tardiness policy will be disciplined accordingly.
Within the least 30 days, there were employees who had been late in the scheduled
shift a couple number of times. Unless this pattern is corrected immediately, we
will be forced to implement disciplinary action, up to and including termination of
employment.
If there are extenuation circumstances at the root of this problem, then please
discuss the situation with the company. Otherwise, the company I not willing to
accept this type of attendance any longer. I am certain that this issue will be resolve
immediately.
We hope that you understand that this memorandum does not represent a
reprimand in any way, but is merely an official notice, both for your benefit and
that of the office.

Subject : NOTICE TO PROCEED

Dear Engr.

This is to inform you that the Contract for the Implementation of the Panay Ports Cluster Project
has been approved by the concerned authorities of the Department of Transportation and
Communications in the amount of Sixteen Million Three Hundred Seventy-Three Thousand
Seven Hundred Ninety-Five Pesos and Eighty Three Centavos (Php 16,373,795.83).

Accordingly, you are hereby directed to commence the work in accordance with the terms and
conditions as stipulated in the Contract, and that the date of commencement shall be no later
than seven (7) calendar days after your receipt of this letter.

The time of completion shall be One Hundred Eighty (180) calendar days from either the date
occurring seven (7) calendar days after your receipt of this letter of your notified intended date
for commencement of work, whichever occurs sooner.

Your written acknowledgement of receipt and acceptance of the above together with your advice
on your intended date of commencement of the work are requested by return, through signature
of your authorized representative in the space indicated below.
