Deed of Absolute Sale
Spouses, Victor D. Dela Cruz and Charita R. Dela Cruz, both of legal age,
Filipino Citizens, and presently residing at Blk. 21 Lot 9 Feverfew St., Robinsons
Homes East, Brgy. San Jose, Antipolo City, hereinafter referred to as the “Vendee”.
WITNESSETH:
That the Vendor is the registered and absolute owner of a real property covered
by TCT No. -313910-, situated in the Registry of Deeds for Marikina City and more
particularly described as follows:
“A parcel of Land (Lot 9, Block 130 of the subdivision plan, Psd-04-092334, being
a portion of Block 172, Pcs-04-010599, L.R.C Record No. ), situated in Brgy. San Jose,
Municipality of Antipolo, Province of Rizal, Island of Luzon. Bounded on the SW., along
line 1-2 by Lot 7, Blk. 130 of subd. plan; the NW., along line 2-3 by Alley 62; on the NE.,
along line 3-4 by Lot 11; and on the SE., along line 4-1 by Lot 10, both of Blk. 130 of the
subd. plan….. containing an area of Forty (40) square meters”.
That the Vendor offered to sell to the Vendee the above described property and
the latter agreed to purchase the same under the following terms and conditions:
1. That the agreed contract price of the residential unit is Five Hundred Fifty
Thousand Pesos (P550,000.00); and
2. That the payment for Notarial expenses, Capital gains tax, Documentary stamp tax,
Registration expenses, Transfer Tax and other expenses relative to the transfer of
title shall be for the account of the Vendee.
Now, Therefore, for and in consideration of the above premises, and more
specifically of the total sum of Five Hundred Fifty Thousand Pesos (P550,000.00), the
Vendor does hereby sell, transfer all their rights and interests and convey, in a manner,
absolute and irrevocable, in favor of the Vendee.
In witness whereof, the parties signed this Deed of Absolute Sale on _____

___day of _________, 2019, personally appeared the above-named persons who have
satisfactorily proven to me their identity through their identifying documents written
below their name and signature, that they are the same persons who executed and
voluntarily signed the Deed of Absolute Sale over a residential unit and they
acknowledge to me the same are their free and voluntary acts and deed.

Thousand Pesos (P350,000.00); and
2. That the payment for Notarial expenses, Capital gains tax, Documentary stamp tax,
Registration expenses, Transfer Tax and other expenses relative to the transfer of
title shall be for the account of the Vendee.
Now, Therefore, for and in consideration of the above premises, and more
specifically of the total sum of Three Hundred Fifty Thousand Pesos (P350,000.00),
the Vendor does hereby sell, transfer all their rights and interests and convey, in a
manner, absolute and irrevocable, in favor of the Vendee.
