Further, commercial hubs also promote and facilitate economic growth and
development of the region. Commercial hubs promote business and entrepreneurship
and in the process create a good number of jobs. Trading between communities, state
and globally bring people in close interaction with each other. That enhances
understanding and spirit of cooperation, minimizing the chances of conflict and helps to
establish a healthy neighborhood.
The development of a commercial hub is one of the priority projects of the city of
Ilagan, Isabela. Due to the availability of huge area that the city government wish to
utilize for the common good. The city’s growing population and its drive to be a capital
that is competitive and full of opportunities. Are one of the reasons for this study to take
place.
The commercial hub will function as a commercial center serving the not only
Northeastern Barangays but all its barangays. It will have a mixed-use commercial
center, hotels, parks, plazas, food terminal and market place, and a transport hub.
Commerce and trade is the second economic based income of the people of
Ilagan. In the year 2006, statistics showed that there are currently 1,795 registered
business establishments. For year 2000, commercial trade was at 1,996 revealing that
there were more or less than 201 establishments that had been closed down within the
period 2000–2006. There were even more establishments in 1995 with a total of 1,877
in all. The trend shows that from 1995 to 2000, there was a growth of 2.94%, but from
2000 to 2006 a decreasing growth rate of -1.75% was registered. Just like the past
years, for the year 2006, commercial activities within the municipality are classified into
wholesale, retail and service-oriented businesses.
In the 2015 census, the population of Ilagan, was 145,568 people, with a density
of 120 inhabitants per square kilometer or 310 inhabitants per square mile making
Ilagan as the most populous city in the province of Isabela and the second in Cagayan
Valley after Tuguegarao
Ilagan is very rich in terms of agricultural products dubbing it as the rice granary
of the north. The proposed Commercial Hub will greatly help the city’s economy
The study aims to developed a commercial hub that will be the center of tourism
in the city capable of serving the Northeastern Barangays and the rest. Ensuring
economic growth and diversity fulfilling the city’s vision to be a capital that is competitive
and full of opportunities.
Specified Objectives:
To design and developed a commercial hub capable of serving all the barangays
providing them opportunity for further growth.
To plan and design a development having a sense
To build more effective business establishment that never runs out of customer
securing the economic status of the city.
