RENT AGREEMENT

This Lease Agreement is made on the __ , 2019 at Gurugram between

Mr. __________________________ S/O Mr. ___________________________ R/O


________________________________________(hereinafter called the “LESSOR”) which
expression shall include his/her/their Successors, Legal Representative and Assignees of the
One part.

AND

Mr. _______________________ S/o Sh. ____________________________ R/o


______________________________________________________(Hereinafter collectively
called the “LESSEE”) which expression shall unless it will be repugnant to the context or
meaning here of include his/her/their Successors and Assigns of the Other part.
That the Lessor is /are the absolute Owner/s of the
______________________________________________________consisting of __BHK
(hereinafter called the said Premises) along with all Fittings and Fixture.

AND WHEREAS the Lessee had approached the Lessor for grant of Lease in respect of the
said Premises and whereas the Lessor has / have agreed to Lease out the same to the Lessee
on the following terms and conditions:

NOW THIS DEED WITNESSETH AND IT IS HEREBY AGREED BY AND


BETWEEN THE PARTIES HERETO AS FOLLOWS:-

1. That the Lessee shall use the aforesaid Premises only for Residential Purpose. The
Premises shall be exclusively used by the Lessee for his/her own purpose.

2. The Lessee agrees to hold the said Premises for a maximum period of 11 (Eleven)
months commencing from____________ to ______________. The Lessee agrees
to vacate the Premises after the expiry of 11 (Eleven) months from the date of
commencement of this Agreement. However, this Agreement can be renewed after
expiry of the period of 11 (Eleven) months with 10% increase or mutual
understanding of both the Parties.

3. That the Lessee has agreed to pay the rent of Rs. _________/- (Rupees
_________________________________ Only) in advance on or before 10th day of
each English Calendar month either in cash.

4. In the event of non-payment of rental for any duration exceeding one month,
irrespective of whether, demanded or not, the Lease shall stand terminated without
regard to the period elapsed, or prior notice, since commencement of the
Agreement with costs and consequences to the Lessee.

5. That the Lessee shall pay for the Electric (Power & Light), water charges as per Meter
reading directly to the concern authority.

6. That the Lessee shall not sublet, assign or part with the possession of demised
property.

7. That the Lessee shall comply with all the rules and regulation of the local
Authorities whatsoever with relation to the said Premises.

8. That the Lessee will not carry out any structural addition or alteration to any part of
the house without written consent of the Lessor.

9. That the major repairs shall be carried out by the Lessor at his/her/their own cost and
day-to-day minor repairs shall be carried out by the Lessee at his/her/their own cost
with the consent of the Lessor.
10. That the Lessor or his/her/their authorized person can inspect the Premises at any
reasonable time as and when necessary with prior notice.

11. That the Lessee has paid Rs. __________/- (Rupees


___________________________________________ Only) to the Lessor as Security
amount by cash which shall be refunded free of interest after the clearing of all the
outstanding dues/damages, if any, like electricity, water and RWA charges etc, on the
date of the expiry of this Lease Agreement to the Lessee.

12. That there shall be a Lock-in period of six months.

13. That the Agreement can be terminated by either of the Parties by giving a notice of
One month, in advance after the expiry of lock in period to the other Party in
writing. In case the Lessee is obliged to vacate the Premises immediately, the Lessee
will be entitled to terminate the Agreement by giving one month’s rent in lieu of
notice.

14. That the Lessor and the Lessee represent and warrant that they are respectively fully
empowered, authorized and able to make this Lease and the Lessor will keep the
Lessee free and harmless of any demands, claims, actions or proceedings by others in
respect of quiet possession of the Premises.

15. That if any dispute arises out of this Lease Agreement, which cannot be resolved by
mutual negotiations, shall be subject to the jurisdiction of Gurugram Courts only.

16. That the Lessor is not responsible for any type of payments such as bills of credit cards,
mobile phones, loan/bank corrupt, bounce of cheque, etc as all such are the
responsibilities of the Lessee only, however, it is made clear that the lessor is not
responsible in this regard.

17. However, it will be the option of the LESSOR to grant for renewal or not. If further
renewal is not granted the LESSEE shall be obliged to vacate the demised premises
with all fittings and fixtures in working condition.

IN WITNESS WHERE OF THE LESSOR AND LESSEE HEREUNTO SET THEIR


HANDS. THIS DAY, MONTH AND YEAR FIRST ABOVE WRITTEN.
