Spreading Property Knowledge
3,125 are inspired by 3K students in the book of Acts 1 & 2 who after acquiring
knowledge went about teaching others. The story illustrates when 120 students grasped
human technology knowledge, each went to the streets & taught 25 new students about
human technology & His ideals then 120*25 became 3000 in one day. Sharing of resources
was fundamental to their success & today this number is in billions. Likewise 3,125 jobless
will share resources amongst each other ; knowledge (mentors & coaches), database (friends
& family) , leads , meeting places ( dining rooms, garages & community centers), sharing
commissions by working in groups (of 2-8 to ensure regular income), Radio Broadcasting
Technology, podcast and weekly group meetings (maximum 25 learners per coach). 3,125
will share their resources with ALL (yes, all means all) businesses who supports them .Great
minds such as Robert Kiyosaki, Mashilo Pitjeng & Prof François Viruly advocates that
property ownership & investment starts with knowledge & its highest best use. Space
technology means highest best use i.e. MacDonald, Regus & Shared Living Space.

industries, then we learn about their products & services, we ask how technology has
evolved in their industries. Our radio interviews are aimed at encouraging and developing
black communities into property & related industries without prejudicing other members of
South Africa.

1.1 The property sector commits itself to the implementation of transformation within
the property sector. This commitment
was made noting that:
1.1.1 Despite significant progress since
the establishment of a democratic
government in 1994, South African
society, including the property sector,
remains characterized by racially based
income and social services inequalities.
This is not only unjust but inhibits South
Africa’s ability to achieve its full
economic potential;
1.1.2 The property sector believes that a
positive and proactive response through
the implementation of the principles
enshrined in the draft aligned Property
sector code would address inequalities in
the sector, unlock the sector’s potential,
and enhance growth;
1.1.3 The Constitution of the Republic
of South Africa, 1996, in particular
section 9 thereof, (relating to equality
and unfair discrimination), states the
imperative of redressing historical and social inequalities; and
Immovable property ownership and the complex system that has evolved around it is the
foundation of wealth creation in the world today. Historically, property has been viewed
as a right. In South Africa, however, black people were denied access to productive land
through the Native Land Act, 27 of 1913, & subsequent discriminatory policy & legislation.
2.2 Black people could not own property nor could they effectively trade in the same.
In many cases land was held by the Government in trust for the various tribes, which
precluded people living on tribal land from obtaining title deeds. These laws affected
the ability of Black people to create or accumulate wealth.
2.3 Consequently, significant numbers of South Africans have never in the history of
their families experienced formal property ownership and its wealth creation
benefits. This has had a fundamental impact on the economic potential of South
Africa and Black people in particular.
2.4 Despite legislative and policy interventions to eradicate these inequalities, in practice
skewed patterns of ownership, participation and benefit remain. 2.5 Black people continue to
be significantly under-represented in the ownership of property, whilst administrative, and
financial constraints restrict the ability of black people to participate in the property
market.2.6 commercially, direct property ownership is dominated by institutional investors,
large private owners, collective investment schemes, and listed property entities, with
Government being the largest commercial player.
2.10 There is limited investment and commitment in skills development and workplace
training.
2.11 At tertiary education level, property is inadequately supported as a profession, combined
with a lack of appreciation of property as a career.

Raising R3million finance from Banks to develop 3,000 people is a
challenge. However, raising finance to develop land to build 3,000
units is easy since land and building can be repossessed in case of
non-payment by the developer, but the same does not apply to
people. Developing people requires Lot of patience and a
Strong Mind but it is worth every penny spent it.
“The Value of people Appreciate more than Gold, Property or Stock once
they are enlightened” L.G. Malope. It Cost millions of rands to prospect for
Gold or Develop land in order to construct a building or to buy stock & sell for
a profit , likewise it cost millions of rands to develop ,mentor & train people.
On the interview we had with Mr Mashilo Pitjeng the Chairman of the committee that
overlooks transformation in the property sector. After 1994 Elections Black people
were all of a sudden given the right to participate in real estate without property training &
comprehensive knowledge that comes with the responsibility of owning land and buildings

When money is short we sometimes have to make some really tough and heartbreaking
decisions. Selling your home may be one of those but it
could make the difference between your total financial ruin
or financial recovery.
How you benefit by EasySell. Besides the convenience and access to the right
buyers, we feel the greatest benefit is the additional financial help it provides,
especially if there is a shortfall. A shortfall is when a property sells for less than the
amount owed on the home loan. Firstly, when you sell your property through EasySell we
will deduct up to 10% off what you owe us on your home loan.
You also get some relief if you are behind with rates, taxes or levies as these amounts can
be added to your loan balance and will form part of the shortfall. You may also include the
cost of your property’s electrical compliance certificate added to that. This means that the
sale of your property is not hampered by you not being able to pay these costs upfront – as
is usually required in the sale of a property. When you sell your property through EasySell,
you get to pay off any shortfall interest free over five to 10 years.
When times are tough & you need a helping hand, Nedbank-assisted Sales can help
you sell your property without added stress.
If there is still a shortfall owing to Nedbank after the sale, you have the choice of paying
this off over five to 10 years, without any interest being charged
Your property will be marketed by Absa’s panel of authorized estate agents. Our Absa
HelpUSell consultants will assist you during the sale process; If the sale price is less than
the outstanding balance on your home loan account, we will offer you a discount on the
balance (shortfall amount):
You will qualify for a 50% discount on accounts in arrears for 3 months or less. You will
qualify for a 30% discount on accounts in arrears for less than 6 months but more than 3
months. You will qualify for a 10% discount on accounts in arrears for 6 months or
longer. No discount will be given on the shortfall amount if your property has already been
scheduled for a sale in execution by the Sheriff of the High Court
FNB offers buyers up to 100% bonds on all Quick Sell Properties. Buyers receive a 50%
discount on attorney fees pertaining to the transfer of the bond and 50% off bond
registration fees. (Provided both transfer and registration is handled by the FNB appointed
attorney).
Property rates and taxes (including all arrear amounts in this regard) will be paid by the
seller. All properties are sold 'as is'. Conveyancers on FNB's panel of conveyancers will be
used.
Where the property is guarded, an appointment must be made with the specific security
company prior to viewing the property through the nominated estate agent. All Quick Sell
Properties are marketed via a sole mandate through an estate agent as appointed by FNB.
A major underlying objective of the ‘One Learner - One Estate Agency’ Youth Programme
Empowerment Brigade Programme is to increase the level of representation and
participation of the youth and previously disadvantaged persons within the property sector
in general and the estate agency environment in particular. The programme is, thus,
open to matriculates, FET (TVET) college graduates, university and university of
technology graduates as well as persons with disability.
The EAAB is actively seeking the cooperation of all registered estate agency enterprises,
and particularly that of medium to small estate agency firms, in pledging to act as
mentors/host employers to the intern estate agents who will be participating in the ‘One
Learner - One Estate Agency’ Youth Empowerment Brigade Programme. With the active
support and ongoing assistance of such estate agency firms the EAAB will be able to match
appropriate intern estate agents with willing and able mentors/host employers.
Those enterprises who are willing and able to take at least one, but preferably more, intern
estate agent into their service are respectfully urged immediately to access the EAAB
website at http://www.eaab.org.za/myffc/one_learner and to complete the online
form that will be found there. The online completion of this form will serve as an indicator
of their willingness and ability to take intern estate agents into their service and will be used
by the EAAB when placing intern estate agents who are participating in the programme.
