South African Government is actively involved in the property sector, having provided
more than 4 million houses since 1994.This sector in our country is valued at approximately
7 trillion rand, with the subsidized sector being valued at 1.5 trillion rand. However, less
than 5% of the sector is owned or managed by Black people and Africans in particular.

Spreading property Pty (SPK) is actively

involved in Broadcasting property education via
its property show slot. Consequently Gaven has
created a technology to teach 3,125 jobless to
provide property services in 9 provinces (especially
townships) to clients & businesses. Merriam-
Webster dictionary defines Technology as the
practical application of knowledge especially in a
particular area. Property services; real estate sales
& rentals, residential & commercial, journalism
radio & print , property & project management,
sourcing stock for investors, creative finance solutions i.e. installment of sale

3,125 are inspired by 3K students in the book of Acts 1 & 2 who after acquiring
knowledge went about teaching others. The story illustrates when 120 students grasped
human technology knowledge, each went to the streets & taught 25 new students about
human technology & His ideals then 120*25 became 3000 in one day. Sharing of resources
was fundamental to their success & today this number is in billions. Likewise 3,125 jobless
will share resources amongst each other ; knowledge (mentors & coaches), database (friends
& family) , leads , meeting places ( dining rooms, garages & community centers), sharing
commissions by working in groups (of 2-8 to ensure regular income), Radio Broadcasting
Technology, podcast and weekly group meetings (maximum 25 learners per coach). 3,125
will share their resources with ALL (yes, all means all) businesses who supports them .Great
minds such as Robert Kiyosaki, Mashilo Pitjeng & Prof François Viruly advocates that
property ownership & investment starts with knowledge & its highest best use. Space
technology means highest best use i.e. MacDonald, Regus & Shared Living Space.

How can you be actively involved? We are reminded regularly by wise men and women
that, if you plant seeds you will reap a harvest. You can’t reap what you didn’t sow

PROPERTY SECTOR, PREAMBLE

1.1 The property sector commits itself to the implementation of transformation within
the property sector. This commitment
was made noting that:
1.1.1 Despite significant progress since
the establishment of a democratic
government in 1994, South African
society, including the property sector,
remains characterized by racially based
income and social services inequalities.
This is not only unjust but inhibits South
Africa’s ability to achieve its full
economic potential;
1.1.2 The property sector believes that a
positive and proactive response through
the implementation of the principles
enshrined in the draft aligned Property
sector code would address inequalities in
the sector, unlock the sector’s potential,
and enhance growth;
1.1.3 The Constitution of the Republic
of South Africa, 1996, in particular
section 9 thereof, (relating to equality
and unfair discrimination), states the
imperative of redressing historical and social inequalities; and

1.1.4 Broad Based Black

Economic Empowerment (B-
BBEE) is a mechanism aimed at
addressing inequalities and
mobilizing the potential of all South
Africans. It will contribute towards
sustained economic growth,
development and social
transformation in South Africa.

To ensure retention of information and Mastery of the profession, we coach others while we
are being coached ourselves, this assist us to have a platform to constantly repeat what we
are taught. This is how we all mastered grade 1, we transitioned from a state of not knowing
to a state of knowing .We advocate that Each & every “Black community” must have in-
depth knowledge of Property since it is the base of all wealth creation.

As we get more urbanized we see more shared space living , consequently we

encourage owners to volunteer to be trustees and assist in running sound financially
stable sectional titles or cluster homes and regularly update the complex house rules
to ensure peaceful living. We want to see more Black people participation in every
sectional title of every CDB, Every

serious opposite reaction of equal force

THE CHALLENGES FACING THE
PROPERTY SECTOR

Immovable property ownership and the complex system that has evolved around it is the
foundation of wealth creation in the world today. Historically, property has been viewed
as a right. In South Africa, however, black people were denied access to productive land
through the Native Land Act, 27 of 1913, & subsequent discriminatory policy & legislation.

2.2 Black people could not own property nor could they effectively trade in the same.
In many cases land was held by the Government in trust for the various tribes, which
precluded people living on tribal land from obtaining title deeds. These laws affected
the ability of Black people to create or accumulate wealth.
2.3 Consequently, significant numbers of South Africans have never in the history of
their families experienced formal property ownership and its wealth creation
benefits. This has had a fundamental impact on the economic potential of South
Africa and Black people in particular.

2.4 Despite legislative and policy interventions to eradicate these inequalities, in practice
skewed patterns of ownership, participation and benefit remain. 2.5 Black people continue to
be significantly under-represented in the ownership of property, whilst administrative, and
financial constraints restrict the ability of black people to participate in the property
market.2.6 commercially, direct property ownership is dominated by institutional investors,
large private owners, collective investment schemes, and listed property entities, with
Government being the largest commercial player.

2.7 The ownership of commercially driven activities surrounding property, including

development, management and sales, rests largely in white hands. There is insufficient
financing available to address the skewed patterns of ownership. This situation is

2.10 There is limited investment and commitment in skills development and workplace
training.
2.11 At tertiary education level, property is inadequately supported as a profession, combined
with a lack of appreciation of property as a career.

SPK & NYT joint venture birthed the property show which hopes to draw
more partners in addressing socio economic development issues

The property show has created various financial models to meet socio-economic issues as a
result of the overwhelming demand & a need for more strategic partnership.

1. Raising Finance through Coaching & Mentoring off-air, 2.Property Show Advertising
Radio & Magazine, 3. Show or segment Sponsorship
Raising R3million finance from Banks to develop 3,000 people is a
challenge. However, raising finance to develop land to build 3,000
units is easy since land and building can be repossessed in case of
non-payment by the developer, but the same does not apply to
people. Developing people requires Lot of patience and a
Strong Mind but it is worth every penny spent it.

“The Value of people Appreciate more than Gold, Property or Stock once
they are enlightened” L.G. Malope. It Cost millions of rands to prospect for
Gold or Develop land in order to construct a building or to buy stock & sell for
a profit , likewise it cost millions of rands to develop ,mentor & train people.
On the interview we had with Mr Mashilo Pitjeng the Chairman of the committee that
overlooks transformation in the property sector. After 1994 Elections Black people
were all of a sudden given the right to participate in real estate without property training &
comprehensive knowledge that comes with the responsibility of owning land and buildings

How Does Bridging Finance Work ?
For example, investors can advance
Bridging finance to XYZ Properties Pty Ltd
Bridging finance solution will be passed over to Sellers, Real Estate agents & Developers.
Short term bridging finance attracts 4% per month. This simply means a capital of R10, 000
can be loaned to different parties every month for 12 months at a rate of 4%, amounting to
48% per year. Likewise R3 Million rand can be loaned to different entities every month
A Bridging Finance Co. for investors, 4% p.m.= 48% p.a. for Agents-Sellers-Investors & Developers
Money Rotation per year R 3 000 000 R 20 000 R 10 000 R 5 000 R 1 000
3 Months Rotation = 12% 12% R 240 000 R 2 400 R 1 200 R 600 R 120
4 months Rotation =16% 16% R 320 000 R 3 200 R 1 600 R 800 R 160
6 months Rotation =24% 24% R 480 000 R 4 800 R 2 400 R 1 200 R 240
9 months Rotation =36% 36% R 720 000 R 7 200 R 3 600 R 1 800 R 360
12 months Rotation=44% 48% R 1 440 000 R 9 600 R 4 800 R 2 400 R 480

Sellers, Agents and Developers are the main consumers of bridging finance. Sellers
Rates & Taxes must be paid before the property registers into the buyers names, Agents
can wait for three months to be paid their Commissions on registration of the property 3
months from the date of sale. Developers need to build show-house properties to speed up
sales to enable a buyer to see a finished product. Bringing Finance model will also be scaled
to other business that addresses socio economic development initiatives.

construction industry. He gained this experience through working for
reputable listed construction companies. During his career, he was

Namibia.

As a Chief Financial Officer for Protech Khuthele Holdings, a JSE listed construction

financial function of the group including frequent engagements with critical external
stakeholders due to the demanding JSE listing requirements. As part of the board of

During the tenure, the executive team’s main focus was that of transforming the business
from a culture of owner-managed to a professionally-led listed construction company.

Robert has a sound understanding of both financial elements of business management, as

well as the construction industry given his history with the industry. In addition, He has
developed strong people and change management skills through his exposure to change
processes in the corporate executive years of his career. As a result of his exposure, he is

changing world – and to be an invaluable member of the leadership team of such
businesses.

Robert is driven by a strong purpose to make a difference

against what may appear to be all odds. He is excited by
tangible outcomes and lives by the following quote by

Deon Tromp from Keller Williams

A short profile of Deon Tromp

The man on the right pointing at a book that every agent must have;
“I have been married for 23 years and have 2 beautiful daughters Demi and
Megan. I have been in real estate industry for 19 years and have been running
my company since 2004. I currently have 3 Market Centers (Offices) one in
Edenvale with 74 agents, one in Benoni with 46 agents and one in Sandton with
62 agents”.
Life wasn’t always rosy as I was forced into real estate basically after my two Pie
franchise failed, I did not have a degree or any qualifications and real estate was
the only thing I could do as it was easy to get into. Being a father of two
beautiful daughters I had to serve others with real estate needs to make things
work and as we know with sales, what you put in is what you get out, so
providing for my daughters and giving them an excellent education at a private
school kept me motivated to be successful. This took a while as the sales
weren’t always what they should be but by improving myself and learning more
it became easier as I grew with experience. Today I am here to offer you an
opportunity to be part of us. Our plan is to hire 3,000 gents in few years .call us
we have room for motivated people. 011 453 6021 www.edenvale.kwsa.co.za .

To All Property owners if you fall on hard
times speak to your bank, they have solutions
to assist you.
Presented by Wendy Machanik, superstar strategies & L.G
Malope certified distress property expert (CDPE)

When money is short we sometimes have to make some really tough and heartbreaking
decisions. Selling your home may be one of those but it
could make the difference between your total financial ruin
or financial recovery.

How you benefit by EasySell. Besides the convenience and access to the right
buyers, we feel the greatest benefit is the additional financial help it provides,
especially if there is a shortfall. A shortfall is when a property sells for less than the
amount owed on the home loan. Firstly, when you sell your property through EasySell we
will deduct up to 10% off what you owe us on your home loan.

You also get some relief if you are behind with rates, taxes or levies as these amounts can
be added to your loan balance and will form part of the shortfall. You may also include the
cost of your property’s electrical compliance certificate added to that. This means that the
sale of your property is not hampered by you not being able to pay these costs upfront – as
is usually required in the sale of a property. When you sell your property through EasySell,
you get to pay off any shortfall interest free over five to 10 years.

When times are tough & you need a helping hand, Nedbank-assisted Sales can help
you sell your property without added stress.

If you run into financial difficulty and need some

help, Nedbank-assisted Sales can help you sell your
property. We'll do a property valuation, set a reserve
price and appoint an estate agent to handle the sale.

If there is still a shortfall owing to Nedbank after the sale, you have the choice of paying
this off over five to 10 years, without any interest being charged

their properties on their behalf through approved
estate agents.

FNB offers buyers up to 100% bonds on all Quick Sell Properties. Buyers receive a 50%
discount on attorney fees pertaining to the transfer of the bond and 50% off bond
registration fees. (Provided both transfer and registration is handled by the FNB appointed
attorney).

Property rates and taxes (including all arrear amounts in this regard) will be paid by the
seller. All properties are sold 'as is'. Conveyancers on FNB's panel of conveyancers will be
used.

Where the property is guarded, an appointment must be made with the specific security
company prior to viewing the property through the nominated estate agent. All Quick Sell
Properties are marketed via a sole mandate through an estate agent as appointed by FNB.

Principal estate agents urged to give their support to the successful implementation
of the ‘One Learner - One Estate Agency’ Youth Empowerment Brigade
Programme by the Estate Agency Affairs Board

As most principal estate agents will be aware, the ‘One

Learner - One Estate Agency’ Youth Empowerment
Brigade Programme, which is presently being
implemented by the Estate Agency Affairs Board, is
aimed at placing intern estate agents from previously
disadvantaged groups into the service of registered
estate agency enterprises. The newly placed intern
estate agents will be required to act under the supervision and control of a suitably qualified
mentor estate agent for a period of twelve months during which time they will be equipped
with the required property market experiential learning while they, where appropriate, will
also seek to be certificated against the Further Education and Training Certificate: Real
Estate (NQF Level 4).

A major underlying objective of the ‘One Learner - One Estate Agency’ Youth Programme
Empowerment Brigade Programme is to increase the level of representation and
participation of the youth and previously disadvantaged persons within the property sector
in general and the estate agency environment in particular. The programme is, thus,
open to matriculates, FET (TVET) college graduates, university and university of
technology graduates as well as persons with disability.

The EAAB is actively seeking the cooperation of all registered estate agency enterprises,
and particularly that of medium to small estate agency firms, in pledging to act as
mentors/host employers to the intern estate agents who will be participating in the ‘One
Learner - One Estate Agency’ Youth Empowerment Brigade Programme. With the active
support and ongoing assistance of such estate agency firms the EAAB will be able to match
appropriate intern estate agents with willing and able mentors/host employers.

Those enterprises who are willing and able to take at least one, but preferably more, intern
estate agent into their service are respectfully urged immediately to access the EAAB
website at http://www.eaab.org.za/myffc/one_learner and to complete the online
form that will be found there. The online completion of this form will serve as an indicator
of their willingness and ability to take intern estate agents into their service and will be used
by the EAAB when placing intern estate agents who are participating in the programme.

We solve problems to derive economic benefit.
Property coaching and mentoring is very expensive and generally people shy away from
paying experienced coaches and sadly they end up buying wrong property investment
which is far costly than paying R30k to R120k for a 6 months coaching program.

Digital marketing is the number one platform, in today’s market economy sadly not all
entrepreneurs or professionals have the time to learn all there is to be learned.

Our solution is to leverage unemployed qualified youth, part-time-agents & qualified agents
with entrepreneurs. Our 125 youth /interns/assistants/agents will market our partners
businesses on Social media thus helping our partners to attract more clients & increase their
market share.

Potential Database, study revealed that an adult (more than 21yrs) knows +-250 people.
Magic 100agents/assistants*100A-clients (entrepreneurs and professionals)* 250database(
their sphere of influence) =25k to 2.5M; 20 %(5K-500K potential clients)

To be successful we must daily increase

our Network, I like this quote “success
it’s not about who you know, but who
knows you”. Say this 5 times

As an agent/assistant imagine knowing

a team of 100 Doctors , that means
when you have a good stock you can
sell it any time, Vice versa as a Doctor
imagine having a team of 100 people
talking about your practice. That means
you will never lack clients.
