General Flatshare Rules

 No smoking is permitted in the rooms, the communal parts of house or any part of the building. If
you are caught smoking in prohibited areas then the landlord reserves the right to terminate you
accommodation agreement and give you two weeks’ notice.

 No pets are allowed in the property whether to be kept or as visitors. The landlord reserves the right
to serve notice to any occupier who does not adhere to this rule.

 Drunkenness or drug taking (excepting prescribed drugs) is prohibited within the property. Any
alcohol misuse and drug abuse may lead to the termination of this agreement without notice.

 Please respect your fellow housemates and occupiers, as well as their guests. Please maintain
good standards of cleanliness at all times within the property and do not cause unnecessary
disturbances, or loud noises, at all times but especially after 9pm and before 8am.

 Please be considerate at all times to other people living in the building and other households of the
neighbourhood, in particular avoiding making noise or other disturbances at all times.

 Ensure you tidy and clean all communal areas after you have used them, which include kitchen
surfaces and equipment after cooking and eating, and the toilet and toilet bowl after using the
bathroom. Do not place hot kitchen equipment on the wooden work surfaces in the kitchen.

 Please do not use the washing machine unnecessarily, using it for small washes. Always ensure
you have a full load to wash.

 Please also do not flush sanitary towels or condoms or other solid objects down the toilets, or pour
oil or fat or other products that may cause blockages down any sink, drain or pipe.

 Please ensure that you use the shared rooms and facilities considerately and effectively, causing as
little hassle to other occupiers, particularly in the use of the bathroom at peak times.

 Please ensure all lights and electrical appliances are turned off when not in use. Failure to do so
may result in restrictions being placed on usage and/or charges levied for excessive usage. Should
Gas and Electricity Bills exceed a combined maximum of £60 per calendar month, the landlord
reserves the right to pass on the extra charge to the Occupiers of the property.

 Rooms must be clean and habitable at all times.

 Guests are not allowed to stay overnight without the landlord’s permission, and if approval is given
this may be subject to an additional charge for extended periods.

 Please keep all post that is not yours separate and other post will be collected.

 Ensure you lock the house doors and windows whenever leaving the property.

 All complaints or reports of damaged or non functioning items must be submitted in writing or via e-
mail within 24 hours of the cause of the complaint or damage occurring. All complaints and issues
will be assessed fairly and dealt with promptly.

 The landlord reserves the right to call a house meeting where all occupiers must attend at a
reasonable time and with reasonable notice to discuss any issues felt necessary to discuss.

Any failure to adhere to any of these rules may result in the cancellation of
your accommodation agreement and eviction from the property.
