Come one, come all


Sometimes, when we close an issue, we can’t help but think, “What
next?” It has been 18 years, after all, since this local magazine came
to be. And after 18 years of publishing projects by GTA-only architects
and designers, you’d think we’d have seen it all. It’s simply not the
case. New-to-us studios pop up all the time, surprising us with their
ingenuity, while stalwart firms restore our wonder again and again as
they shake up the standards.
This issue, our redesigned Best New Builds edition, is no exception.
How could I have guessed that we’d be covering a Connecticut-style
modern, straight out of the ’40s, in cookie-cutter Burlington? Yet
newbie Ben Homes came calling. Nor would I have bet that Etobicoke
could be home to a hyper-contemporary faceted residence – but here
we are publishing just that, by burgeoning Phaedrus Studio. And who
knew that a Liberty Village warehouse was where Studio Paolo Ferrari
– a six-person team fashioning extraordinary interiors in faraway
places – hung its shingle?
And that’s not to say that the veterans didn’t astound us, too. Back
in the book is Hariri Pontarini, Post Architecture and Solid Creative,
who all came through with incredible condo, bathroom and restaurant
designs. This mix of work from the established and the blossoming
is exactly what we hope to celebrate with our second Designer of
the Year competition. We hope to see such commingling again,
and encourage all studios to submit entries by August 30th to
designlinesmagazine.com/call-for-submissions. We wish all who
participate the very best of luck.

What have you done for us lately?
I interviewed the Toronto-born-and-raised designer Paolo
Ferrari (p.57).

What struck you the most as you toured his studio?


His spaces and furniture feel like gateways to other worlds.
I love when design has that kind of magic. His mohair sofa–
chair, for instance, is a real stunner. For me, it encapsulates
Ferrari’s imaginative approach: it’s a single chair that can
probably seat 10 people.

What have you done for us lately?
I went on an enjoyable quest to photograph three beautiful
and interesting homes.

Were there any architectural features you hadn’t seen


before?
In Great Lake Studio’s home (p.76), the living room is on the
third floor. A bit unusual, but once you’re there, you realize
how nice it is to have the light and exposure to the treetops,
especially in the space where you’re with family.

What have you done for us lately?
I investigated inspiring contemporary showrooms uptown,
downtown and ’round town.

Which showrooms are nailing visual merchandising this


season?
It’s hard to beat the luxe, total-concept furnishing displays
at Avenue Road (p.84). In contrast, smaller showrooms
also impressed me: Mettro Source’s studio–gallery offers a
hand-picked selection of unique Spanish tiles, and Average’s
tiny Queen West shop carries an edited collection of practical
contemporary objects.

A crumbling post-and-beam bent – standing against a backdrop of ancient ruins – is all that remains of the Gardiner Expressway in local artist and
U of T architecture professor An Te Liu’s painterly collage, Memoria. The fictional landscape is one of 25 large-scale posters displayed along the
Bentway Skate Trail’s repurposed (and now iconic) concrete columns, as well as in front of the Fort York Visitor Centre. Presented by the High Line
Network, which connects five North American infrastructure reuse projects, the travelling exhibition features site-specific ideas for 21st-century

Bloor and Dundas, where multiple transit lines, a
never-ending Loblaws parking lot and loud buildings jostle to make
this West End zone the worst. Luckily, there’s a glimmer of hope
on the horizon. That is, if an ambitious – like, capital “A” ambitious
– master plan by Hariri Pontarini Architects is built. Developed by
Choice Properties REIT, the proposal would see a four-hectare site
south of Bloor turn into a mixed-use community, with nine high-rise
towers (composed of condos, purpose-built rentals and affordable
housing), a new secondary school, a transit hub and a European-in-
spired retail promenade. The project is massive, but a developer
video shows what’s in store for pedestrians: a covered winter garden,
a greenhouse, a cherry blossom bowl, a skate park and a proposed
pedestrian and cycle bridge to the West Toronto Railpath – and more.

Office Space. At 264 metres high, Union Centre by
Allied Properties REIT and Westbank will be tall enough
to compete with the most vertiginous downtown towers.
Nonetheless, it will boast a series of innovative features – designed
by Danish firm Bjarke Ingels Group – that will turn heads. Located
on a tiny site next to Union Station, the tower will have a staggered
“urban forest” at its peak. Along the facade, illuminated elevators will
create engaging light shows for Toronto’s night owls. And during the
day, a rainwater-absorbing woonerf by Toronto’s Public Work will give
pedestrians the feeling of being at the shoreline – a towering proposal,

Sea Change. Lakeview Community Partners has tapped
Boston architecture firm Sasaki – whose credits include
the Riverwalk in Chicago and 798 Art District in Beijing –
to design a sustainable mixed-use neighbourhood on Mississauga’s
waterfront. The 72-hectare redevelopment, dubbed Lakeview Village,
sits on the site of a former coal factory. “It’s rare to find a project of this
size and scope anywhere in the world,” says Sasaki principal Dennis
Pieprz. In fact, when completed, the community will house up to
17,000 people. Residents will have access to abundant retail, office
and outdoor space, including – early renderings show – a waterway.
The design is still being refined, but one thing’s for sure: Lake Ontario

Maison Selby
Solid Design Creative’s latest work – an Oliver &
Bonacini spot in the 136-year-old Gooderham mansion
on Sherbourne – belongs to what might be called the
Easter Egg school of thought. Maison Selby is a tribute
to the Montparnasse-era Paris bistro, and its seven-year
journey of restoration and renovation from budget hotel
to mid-range restaurant (guided by ERA Architects and
Hunt Heritage) has resulted in a treasure map of details
that together make for a charming and cohesive whole.
With original residential walls still intact, the rooms flow
into each other: bar–lounge to the right off the entrance,
three dining rooms to the left. Amid the many original
features are impeccable reproductions of 1883 forms
cast in gypsum. The ridiculously detailed hinges on the
doors that separate the four distinct dining rooms, and
those floral light fixtures? These are facsimiles fashioned
by some of the city’s finest metalsmiths and lighting
designers. And the impressionistic painting in the main
bar that looks like it’s on loan from the AGO? A closer
look reveals Honest Ed’s–style lettering and two women
with a selfie stick (artist Jahn Page calls the oil-and-acrylic
canvas in a 250-year-old frame Maison Selfy).
The menu has similar little treats, like steak tartare
served with a cracked quail egg, or a Toronto cocktail
made with Gooderham & Worts rye. But the biggest
buried treasure of all is the Sous Sol, the bar genuinely
hidden downstairs. There, you’ll find another playful Jahn
Page, a mirrored ceiling with a beaux-arts twist and a
bartender, Ali, who is as creative with mocktails as he is

Planta Queen
Chase Hospitality Group president Steven Salm’s brief to interior
design firm Nivek Remas: create an Asian version of his popular
vegan restaurant chain. And the result: the most remarkable
large-scale restaurant space we’ve seen in Toronto since Commute
Design’s Oretta.
Located in what was Nota Bene on Queen near University, street
market–style seating now fronts a coralline tunnel which leads
into a series of dining arrangements, breaking up the otherwise
open concept into individual spaces separated by low walls
and powder-coated steel lattices, a move inspired by East Asian
residential courtyards. Whereas Oretta is a single, cavernous
chamber, Planta Queen creates intimate zones in what is usually
a packed space, focusing attention with lighting in addition to the
physical segmentation, and bringing it all together with a bold but
complementary palette. At the rear of the restaurant, the translucent
amber glass separating the dining area from the kitchen serves as a
large-scale light diffuser. “We tested a few different colours,” Nivek
Remas designer Samer Shaath says, “but that amber glow worked
best. People just look better with warm tones.”
The strongest aesthetic statement in Planta Queen comes from
the custom wallcoverings by Toronto’s Candice Kaye Design. Its
mega-floral imagery is set against dark organic backgrounds and
punctuated with koi fish and the occasional dragon. The motifs are
reflected in dishes like chef David Lee’s Ahi watermelon nigiri and
cocktails like the Full Moon, whose bright pink dragon-fruit juice and
lantern-like points of light stand out among the subdued hues to
create a rare level of interplay between food and design. PLANTAR-

In this utterly romantic ensuite, a pitched ceiling slopes
upward to meet the star of the show: nearly four glorious
square metres of floor-to-ceiling, wall-to-wall rectangular
pane glass. Evocative of a historic urban loft, heated
marble flooring completes the drama with contrasting,
branch-like veins. These bear a likeness to the maples
just beyond the glass, which add vibrant bursts of colour
to this monochromatic sanctuary in the summer and fall.
When pampering is in session, newly added black blinds,
which affix to the casing, partially cover the windows,
giving complete privacy without obscuring the treeline.
Sponges, salts and the perfect read are all within reach
from inside a freestanding Corian tub outfitted with
ample shelving. Matte white ceramic subway tiling in the

CAB Architects looked to the stars for the flip of this


bathroom sitting smack-dab in the middle of their
Edwardian fixer-upper. The pairing of a custom-fit
skylight and a soaring two-metre-tall mirror breaks the
fifth wall, so to speak, and creates the striking illusion
of a roofless room. The lofty space is crowned with
a picture-perfect reflection of honey locust treetops,
and behind the mirror is a cleverly tucked-away
medicine cabinet. Classic and collegiate, a palette of
navy, brass and marble predominates throughout the
interior. Fixtures are a pleasing mix of Old and New
Worlds, left unlacquered for their natural ability to gain
a rich patina over time. Clean-lined cross handles, a
telephone-style shower head and flat cylinder knobs
shine against cream-white Carrara tiling. The shower
is finished with a royal blue mosaic in concert with
the blue-grey veins of the marble, adding depth to the

the horizon in dramatic peaks, framing a foreground of
condo buildings (and a rental) low-slung houses. Our city leads the continent in high-rise
residential construction, and it shows. And as towers
transform Toronto, the two diametric extremes of soaring
in the thick of Toronto’s steely condominiums and single-family dwellings are beginning
to characterize the city. Enter the residential mid-rise.
high-rise jungle Mid-rise buildings are a transitional presence bridging
the urban divide, offering transit- and pedestrian-friendly
density at the human scale. Significantly taller than the

townhouses and duplexes), these structures introduce
substantial density at a pleasantly European measure.
There’s a sense of variety – and adventure – among the
designs, which range from Oben Flats Castlefield (whose
deft street-level articulation picks up on the rhythm of
its surroundings) to the daring individuality of Teeple
Architects’ Annex design and the pioneering timber-frame
construction of Scoop Condos on St. Clair Avenue West.
Diverse material palettes accentuate the designs, lending
a sense of texture, grain and colour to the streetscape.
In a city of repeating blue-glass condo towers, this is a
breath of fresh air. Introducing the best of Toronto’s new
middle ground.

01 ANX

The development: 13 storeys, 104 units

From the street: Dupont is a humming thoroughfare
on the northern edge of the Annex, composed of
mom-and-pop restaurants and hardware supply stores.
Grab a bagel at Schmaltz Appetizing, ramble through
Casa Loma or take the subway – Dupont Station is right
next door – to U of T’s campus.
Moving in: Teeple Architects’ mixed-use condo at
Kendal Avenue and Walmer Road has a rounded glass
envelope that sets it apart from the regal Victorian
homes to the south. At 13 storeys, however, it retains
a necessary human scale. Curved white lines travel up
the facade, connecting with wavelike balconies that
seem to hover in thin air. In the lobby and common
areas, interior designer Johnson Chou tempers natural
marble surfaces with minimalist sculptural forms that
hint at what’s to come in the suites. Generous two- and
three-bedroom units abound here, which should appeal
to students and families alike. For the city: ANX adds one
floor each of retail and artists’ spaces, as well as eight

02 Wonder Condo

The development: 8 storeys, 286 units


Where: 462 Eastern Avenue

From the street: Nestled in family-friendly Leslieville, just north of
the emerging Port Lands, the Studio District is a hot spot for film
production and brunch vibes. Rub shoulders with industry talents
at Boxcar Social or Bonjour Brioche on Queen Street East, where
frequent streetcars whisk you downtown or to the Beach in minutes.
Moving in: Designed by Diamond Schmitt Architects and developed
by Graywood and Alterra, these condos, lofts and towns in the
former Weston bread factory strike a balance between heritage and
contemporary typologies. Rather than default to glass-encased retail
spaces, for example, the architects continued the building’s original
masonry down to the sidewalk. Interior designers TACT Design struck
the same balance inside. Think four- to five-metre-tall ceilings (in a
handful of hard lofts) with exposed I-beams and ductwork conversing
with du-jour black finishes and industrial lighting. There’s also a
choice between engineered wood floors or concrete-like tile flooring

Scoop Condos 03

The development: 6 storeys, 72 units


Where: 1771 St. Clair Avenue West
Completion: 2019
From: $395,000 (50 square metres)
From the street: Carleton Village sits at the intersection of Old Weston
Road and St. Clair Avenue West, within minutes of the Toronto Weston
Flea Market and the Stock Yards Village shopping centre. Besides
these eclectic retail options, there is also an elementary school, a
library and a public park to seal the deal. Oh, and a bingo hall. (But
you didn’t hear that from us.)
Moving in: SMV Architects created an alternating rectangular pattern
that gives this Graywood Developments project a modern feel, with a
human-scale courtyard accessible to residents from an on-site library.
As with books, it’s what’s inside that counts: Scoop is one of the
first mid-rise buildings in the city to use timber-frame construction.
That makes this condo carbon neutral, with a lower energy rating
compared to steel or concrete builds. Adding to its sustainable cred:
residents of the open-concept units by TACT Design can also enjoy

From the street: Queen West hardly needs an introduction, but there’s
a particular soon-to-be-demolished Beer Store in Parkdale you may
have overlooked. Surrounded by bay-and-gable Victorian homes and
mature trees, this site is as idyllic as it gets. And, yes, it’s also minutes
away from the city’s trendiest hotels, bars and restaurants.
Moving in: For RAW Design, reflecting the character of the
neighbourhood meant embracing its quirky Victorian undercurrents.
Thus 57 Brock’s final draft features sporadically placed windows
and large cantilevered oblique frames which project, most notably,
above an angled two-level amenity terrace. The brick-clad building is
a mix of town homes, condos and double-storey units (perched on
the topmost floors), with interiors by Tomas Pearce offered in three
distinct colour schemes – from pale Scandinavian to rich wood tones.
And right next door, neighbours will have a small municipal park for

the crumbling, graffitied walls of an
alleyway. Once, it led to a secret sex club
overlooking the Gardiner – and before that,
a foundry and warehouse for The Canada
Metal Company.

True to plan, his inaugural projects have taken him
around the world. For a subterranean speakeasy with
fingerprint access in Dubai, Ferrari devised an interior
straight out of a dystopian film about the future’s elite
– complete with an admirably classical aesthetic and a
bathroom that uses mirrors and bronze-tinted glass to
stretch into infinity.
Ferrari references Stanley Kubrick’s 2001: A Space
Odyssey as one inspiration for this otherworldly interior,
noting that he also loves Fellini and Godard. “These
filmmakers created iconic moments that you can’t really
inhabit, but you can experience. I’m saying, let’s inhabit
them now, in our own way.”
Outfitting the space is seating from Ferrari’s bespoke
furniture series, Editions. His third collection – made by
hand in Toronto – was released in 2019 to international
fanfare, and features a hybrid mohair sofa–chair that
can seat up to 10 on its extra-low arms and backrest, as
well as an off-balance lounger with an extraordinarily
sculptural profile.
Perhaps that’s not what you’d expect from a
Toronto-born OCAD U alum who came up in the brick-
and-beam resurgence of the early aughts. “There are
certain parts of the world where people have a heavy
[design] history, like an Italian designer born in Milan,
or a French designer born in Paris,” Ferrari says. “That
baggage is pretty heavy. In Canada, there’s a cultural
ambiguity – there’s kind of no expectations.”

If that’s true, Canada’s undogmatic order clearly


works for the imaginative designer. In the next three
years, he’ll participate in some of the country’s most
important developments. In the Ottawa area, he’s
reworked the sales centre of Canada’s first One Planet
Community into Zibi House, an immersive site filled with
experience rooms that celebrate the Indigenous roots
and biodiversity of the area. In the coming year, he’ll
reimagine the lobbies of seven forgotten office towers
across downtown Toronto, including a modernist gem
by Peter Dickinson. Perhaps most auspiciously, he’s been
named the interior design consultant on the 81-storey
Frank Gehry towers set to rise at King and Duncan
streets in 2022.
The logistics won’t be a problem; Ferrari’s portfolio
boasts large-scale hotel interiors, as well as two
astounding residences in Muskoka. But despite all his
experience, the designer says he still likes to ask the
“stupid question” – that which often accompanies the

At Tesseract House, a new home in Long Branch, the interior and exterior are

Espresso on John Street. While the coffee shop was


built into an existing commercial space, its origami-like
counter is nonetheless a testament to Phaedrus’s
adeptness with unusual lines. “There’s an interest to
continue to pull at that thread,” says Grant-Rubash of his
fascination with odd geometries. “At both Thor and the
Tesseract House, you’re not always sure how it’s going
to resolve itself.”
Both spaces are defined by asymmetrical shapes
and the interplay of light and shadow they create. The
main floor of Tesseract House makes use of the home’s
long, narrow lot with a single open living space. Angled
floor-to-ceiling windows on each end frame a formal
dining room, a living room and a minimalist kitchen
clad in black Brazilian soapstone. In addition to flooding
the main floor with light, these two apertures create an
ever-changing geometry of shadows throughout the
day. Upstairs, a pair of light wells opens the home’s four
bedrooms to the sky while connecting them to the rest
of the house.
“You end up with this interesting experience where
you’re in a very intimate moment with the house
that’s expanding both outward and inward,” says
Grant-Rubash, describing how the space transforms
depending not only on the position of the sun, but also
from your position inside (or outside) of the house. “Just
when you think you have it figured out, it surprises you

they were building for the perfect clients

In 2017, Kristen and Todd McMillan bought an


investment property a few blocks from their
Burlington home. Kristen, a designer, and Todd, a builder/designer,
run the company Ben Homes. They planned to build a boutique
house for the resale market. Colleagues in the real estate industry
told them that to get the highest returns, they’d need to outfit the
place with specific features: four bedrooms, a double-car garage, a
gas fireplace and maintenance-free cladding.
But they ignored this advice. The McMillans are mid-century
modernists; they like subtle, well-appointed spaces. “We thought,
‘Let’s just do what we want,’ ” says Todd. “Then, we’ll find a
like-minded buyer.”
Earlier that year, the couple and their two young kids had made a
pilgrimage to New Canaan, Connecticut, where Todd’s architectural
heroes – the Harvard Five, whose members included Marcel Breuer
and Eliot Noyes – built their iconic postwar homes. The facade of
the Burlington house flaunts this influence, with its whitewashed
brick and horizontal wood beams. Fronting the exterior courtyard
is a wall made of ledgerock, another favourite material of the New
Canaan set. This element isn’t merely decorative, though; it enabled
the McMillans to install large, street-facing windows in the home
without undermining privacy.

Whenever tradespeople attempted to cut


corners, a McMillan family enforcer (including
Todd’s dad) would set things right.
Kristen drew the millwork – discreet
cabinetry made of tactile fir – before
having it manufactured in Todd’s shop.
She describes her interior-design style as
minimalist but soft. (The couple’s furniture
collection includes a Herman Miller couch
and an Eames armchair, both topped with
plush cushions and blankets.) The labour
was exacting, but it paid off. The home has
a mathematical purity to it, yet the finishes
radiate warmth.
It was only when they’d completed
this intensive build that the McMillans
acknowledged what they’d both been
thinking. “We just loved the house so much
we couldn’t sell it,” says Kristen. So, they
moved in. They’d been building for the ideal
clients, not realizing it was them all along.

In contrast to this urban-oriented space, up a short flight of stairs (each storey
is split-level, following the natural slope of the site), the kitchen overlooks a
wilderness-inspired backyard. “We tried to create a campsite downtown,” says
Galezowski. “There’s a fire pit and a picnic table. When the paper birch trees are
in bloom, they’re densely green.”

The lush backyard is also appreciable from the


second-storey master bedroom overlooking the foliage.
A second bedroom faces the street, yet still has a rustic
vibe. That’s because the couple designed their son’s bed
as a tree fort. It not only looks cool, but also saves the
floor space below for a larger play area (the whole house
is a compact 170 square metres).
Even Galezowski’s office, located between the two
sleeping spaces, connects to the outdoors. It doesn’t
have a window, but sits beneath two skylights for all-day
sun. And the third-floor living room, with its cedar-clad
ceiling, potbelly stove and windows that seem to frame
only the sky and the tops of trees, feels just like a
clifftop cabin.
“There’s a sense of urban amnesia up here,” says
Galezowski. “You forget where you are.” On clear
evenings, the family uses the adjacent rooftop deck to
indulge their love of astronomy. “Through a telescope,
you can see the rings of Saturn,” he says. It’s a big

2001: A magazine’s odyssey begins. About the size of a CD case (re-


member those?), the cover of our little publication had two prominent features: a giant capital

D, and the logo of our publisher, Azure, in the top left corner. Designed by Concrete, the book
relied on the simplicity of Helvetica and a minimal palette of clashy colours. Available only at se-

lect shops downtown, Designlines had a scarcity that made it covetable, and a following began.

Azure, having recognized the city’s need for a modern shelter magazine, had hit on something

big in teeny-tiny format.

Over the years, we honed Designlines’s identity, branding it as Toronto’s Ultimate Guide

to Design. We grew to digest-size and Sali Tabacchi performed our first redesign, changing

our ALL-CAPS logo twice. The


first one saw “DESIGN” in bold paired

with a condensed “LINES”. The sec-

ond iteration stacked the two words,

and this remained unchanged as the

book grew again to the standard 8.5

× 11-inch format. We kept this logo un-

til 2013, when we switched to perfect

binding. This time, Sali Tabacchi wrote

our name in title case and aligned our

tagline with a dynamic “g”, emphasiz-

ing our role as guide.

Cover imagery has changed over

the years, too. In the early days, it was

all about furniture, but with inclusivity

as the goal – making modern design

approachable and achievable – showing homes lived in by Torontonians became our calling

card. But these were boxed-in, and modern design was kept at arm’s length. With the current

redesign, by Cristian Ordóñez, we broke those four walls and are now run-
ning our cover images full-bleed in the hopes that the reader can envision themselves at home

with modern design. Which brings us back to the logo and tagline. Now in Graphik type and all

lowercase, “designlines” reads elegant, confident and friendly; we are and remain your guide to

design in Toronto.
