SCHEDULE A

SCOPE OF WORK

The CLIENT understands and agrees that the Services under this Agreement will have components of Services, consumables
required for provision of such Services. In case Client on a specific written request to the Service Provider requires Service
Provider to procure any materials for the consumption of the Client and/or requires Service Provider to enter into a Works
contract, in such case Service Provider and Client shall enter into a new arrangement on the terms mutually acceptable to
both Service Provider and the Client. However, Knight Frank responsibility will be limited to manage all the vendors appointed
/ nominated by client to deliver the below mentioned services

 D.G. Set
 Electrical
 Water supply
 Fire Alarm Systems & Public-Address System
 Fire Hydrant System
 Lift
 Housekeeping
 Pest Control
 Security

1.1 D.G SETS


 KF Managed agency will Operate and Maintenance of the D.G. Sets as per master list of
equipment's in accordance with the manufacturer’s instruction manual.
 Daily A checks will be carried out.
 Preventive maintenance for batteries will be carried out.
 Operating of DG set in both Auto & Manual mode during power failures.
 Maintaining of log books for engine parameters & not down the readings of DG sets.
 Topping up of fuel manually from barrels.
 Cleaning of DG sets.
 Preventive maintenance of DG as per 52-week PPM planner.
 Attending to minor breakdowns in LT panels.
 Coordination with OEM for getting B checks in time regularly with planned action.
 Checking of specific gravity of all the batteries connected to DG sets.
 Ensure no lube oil leak and HSD leakages from the DG set and storage tanks, as well no spillages
while refilling HSD / LDO / FO to the day tank and while unloading from trucks.

 All safety norms to be ensured in HSD tank farms.
 Any irregularities in the functions to be reported immediately
 DG set efficiency mapping to be tracked with respect to units generated, HSD consumption and
per unit cost.
 Diesel Purchase & Consumption records will be maintained.

1.2 ELECTRICAL
• KF Managed agency will Operate and maintenance of the Electrical equipment (As per master
list of asset equipment's) in accordance with the manufacturer’s instruction manual
• Maintain and update equipment history card regularly.
• Daily checklist for panels.
• Cleaning of panels.
• Cleaning of all electrical rooms.
• labelling of feeder’s floor wise.
• Resetting of any fault annunciations to restore the power supply.
• Preventive maintenance as per 52-week PPM planner.
• Electrical drawings to be collected and referred as when required.
• Planned Preventive Maintenance schedules to be adhered to all panels and motors.
• Checking of all motor terminals for any tightness of cables.
• Abnormal noise in the motors.
• Greasing of all movable parts.
• Overheating of motors during operations.
• Any mechanical obstructions during the movements.
• Trouble shooting of any problems happening on LT side
• Check of all safety controls and electric switch gears-condition of contactor tips, oiling of pivots,
tightening of connections to prevent sparking etc.
• Regular cleaning of motors—inspects terminals and clean. Check correctness of readings.
• Check for any irregularity in the panels, transformers or any other electrical system.
• Monitor all electrical parameters like Voltage, Current, Frequency, Power factor, KVA and KVAR,
KW and KWH etc. of LT Panel and metering station.
• Frequent checks of all MCBs –replacement of all faulty ones.
• Check all the cables, bus bars, termination tightness, insulation, overheating, etc. for the panels
and cables on routine basis.
• Replacement of faulty lights and fixtures.
• Replacement of any fused lamps in street lights.
• Replacement of any faulty chokes in street lights.
• Replacement of any faulty ignitor in street lights.
• Replacement of any faulty lamp holders in street lights.
• Rectification of faulty street lights.
• Replacement of any equipment / switch gear due to normal wear and tear.
• Attending to break down call from customers for Electrical related complaints for emergency.

1.3 WATER SUPPLY


• KF Managed agency will Operate and Maintenance of Water supply equipment's as per asset list
including pumps, motors in accordance with the manufacturer’s instruction manual.
• Monitor that there is no overflow of water in the sumps and no leakages from the pipe lines and
delivery points
• Ensure water availability / supply for 24 hours a day and 365 days a year in the property.
• Ensure all water line pipes, valves; joints are free from leaks and corrosion.
• Refurbishment and modification of any water supply system.
• Monitoring of water consumption and organizing water tankers. Identifying alternative sources
of suppliers
• Checking of any abnormal noise in motors while operations.
• Replacement of any faulty & worn out couplings in motors.
• Replacement of any damaged pipe line in pump room.
• Preventive maintenance of all domestic motors as per 52-week PPM planner.
• Checking of any leakages in valves.
• Replacement of faulty valves & taps wherever required.
• Replacement of any damaged pipe line.
• Coordination with STP & WTP AMC vendors

1.4 FIRE HYDRANT SYSTEM


• KF Managed agency will Operate and Maintenance of Fire hydrant equipment's as per the asset
list in accordance with OEM instruction manual.
• Always to maintain 90% water level in Fire sumps.
• Fire hydrant testing to be done periodically to cover all external and internal hydrant points for
their healthiness.
• Fire protection equipment's in fire pump room should work any point of time as per present
pressure.
• Fire hydrant pipe lines to be checked for any leakages and to take preventive and corrective
measures
• Periodic coordination for painting of the equipment's and pipe line to maintain upkeep.
• Fire system to be audited once in a year by authorized third party agency with the concurrence
of Asset management
• Adapt a mechanism to make sure all equipment's and accessories are in possession.
• Managing AMC vendors and to get the scheduled maintenance is done.
• Obtaining all AMC reports and validating the same.
• Calibration of all measuring instruments and tracking the reports

1.5 FIRE ALARM SYSTEMS & PUBLIC-ADDRESS SYSTEM


• KF Managed agency will do Maintenance of fire alarm system that includes fire alarm panels,
input devices and output devices as per OEM instruction manual.
• Ensure the availability of the system at 100%
• Attending false alarm and rectifying the same.
• Laying procedures to handle emergency responses
• Periodic testing of devices to ensure functionality of devices and communication to Fire alarm.
• Periodic testing of PA system and ensuring proper function of console and the audibility of
speakers.

1.6 LIFTS
• KF Managed agency will Coordinate with AMC team and managing the same
• To conduct periodic testing through authorized agency and to get the safety certificate.
• To ensure all emergency signage’s are in place
• To ensure emergency communication tools are available
• To ensure elevator rooms and pits are maintained well with respect to housekeeping by the
OEM
• To ensure elevator ambience and aesthetics are maintained absolutely with high standard.
• To ensure AMC vendor adhere to the service level agreements.
• Lift Operation & Rescue training will be done periodically with the help of OEM

1.7 HOUSE KEEPING

• KF Managed agency will manage Daily Tasks


• Floor cleaning and disinfecting
• Cleaning of all common area passages.
• Sweeping of all common area staircases.
• Moping of all the floors including staircases in all common area.
• Lift lobbies mopping.
• Passages dry mopping & cleaning.
• Drive ways & common area walk ways sweeping.
• lobby reception deep cleaning & scrubbing once in a week.
• Security office cleaning.
• Adhering to the cleaning schedules
• Common area toilet cleaning
• Deep cleaning of Common Area restrooms.
• Car parking cleaning & sweeping in all blocks.
• Cleaning of waste paper baskets in the common area and disposing off all the collected refuse at
designated areas.
• Cleaning of Cobwebs in the common areas, lobbies, car parking area, basements and staircases.
• Managing janitorial rooms with required stock of consumables and machinery.
• Common areas other than Tenant premises rest rooms cleaning. Health facets upkeep, urinal
sensors functional checks, room freshening, WC upkeep.
• Update of log books and consumables stock register
• Weekly Tasks
• Scrubbing of all the floors
• Scrubbing of ceramic tiled areas
• Deep cleaning of car parking areas and Toilets
• Deep cleaning of common area and near main entrance 2
• General deliverables
• Housekeeping services will be comprehensive and will include all the material required for
cleaning and maintaining the premises – Cleaners, sprays, mops, cloths, broom and others based on
the agreed list of material and equipment's during contract sign off.
• KF Managed agency will maintain the entire premises perfectly clean, tidy and hygienic always.
• Training to be provided to all agencies’ personnel on a regular basis on the various aspects of
Housekeeping.
• KF Managed agency will ensure that highest quality of material / equipment is used for service
delivery.
• KF Managed agency will provide “Material Safety Data Sheet for all the cleaning chemicals that
are used at premises.
• KF Managed agency will prepare site specific detailed Housekeeping plan including SOPs and
check lists with schedules customized
• Terrace will be cleaned as per the schedule
• Clubhouse will be cleaned before and after the Events

1.8 PEST CONTROL

• KF Managed agency will manage Rodent control: domestic and field rodents
• Fly control, Mosquito control
• To provide customized audits and schedules for pest control measures.
• To repeat the services at such additional frequency as and when required
• KF Managed agency to provide all consumables, equipment and materials which shall be of good
and standard quality
• Material Safety Data Sheet to be provided for all the chemicals they use for pest control.
• Regular monitoring to check the efficiency of the services
• Submitting reports at the end of each service and obtain certification from property
management team that the job has been completed satisfactorily.
• KF Managed agency’s responsibility to ensure the disinfectants, insecticides and pesticides used
in the services shall be safe, having less toxic levels, duly approved by WHO and Central Insecticide
Board.

1.9 SECURITY SERVICES


• KF will manage the agency appointed by the Client for deploying / managing physical security
and controlling entry of employees, visitors, contractors, couriers, vehicles and materials to the
premises.
• KF will manage the agency appointed by the Client for Physical security deployment based on
the site requirements after in detailed assessment with respect to critical and non-critical positions.
• KF will manage the agency appointed by the Client for deploying the required number of
positions with relevant back ground to deliver intended output of work.
• KF will manage the agency appointed by the Client to ensure personnel grooming and etiquettes
on duty for all positions
• KF will manage the agency appointed by the Client to check the life line services on daily basis
for its function and to communicate the technical team on the status in prescribed reporting
formats.
• KF will manage the agency appointed by the Client to ensure Asset protection on 24 hours a day
and 365 days in a year.
• KF will manage the agency appointed by the Client for delivering the flawless and secured
management of employee’s movement, visitor’s movements, vehicle movements, material
movements, contractor’s movements etc.
• KF will manage the agency appointed by the Client for adherence to SOPs pertaining the security
services
• Performing surprise checks by the KF Managed agency representative in the site to monitor the
deliverables of physical security.
• Providing customized duty chart with the list of deliverables for all security positions.
• Other value-added services to enhance security measures
• Dissemination of key information pertaining to the security incidents in and around town
through their local network.
• Incident investigation and providing report on control measures.
• Developing and following of customized security manual comprising the information on –
Personal grooming, discipline, integrity, patrol habits, lost and found, uniforms, roles and
responsibilities, access cards and control, evacuation information, material movement process,
incident reporting process.
