Report Summary
Report Summary
The summary below consists of potentially significant findings. These findings can be a safety
hazard, a deficiency requiring a major expenses to correct or items I would like to draw extra
attention to. The summary is not a complete listing of all the findings in the report, and reflects the
opinion of the inspector. Please review all of the pages of the report as the summary alone does not
explain all the issues. All repairs must be done by a licensed &bonded trade or profession. I
recommend obtaining a copy of all receipts, warranties and permits for the work done.
Interior Areas
Page 8 Item: 9 Smoke Detectors • **CARBON MONOXIDE DETECTORS**
• No CO detector present at time of inspection. CO detectors
are required whenever there is a combustible source in the
home or an attached garage. Recommend installation of
adequate detector within 15 feet of each bedroom as per
industry standards before closing.
Page 8 Item: 10 Stairs & Handrail • Very loose newel posts observed at the top of the stairs.
Recommend evaluation by a licensed contractor and review
for costs of repairs as needed before closing.
Bathroom
Page 20 Item: 7 GFCI • No GFCI -
Electrical outlets in this bathroom appeared to be in
serviceable condition at the time of the inspection but had no
Ground Fault Circuit Interrupter (GFCI) protection.
Although this condition may have been commonly considered
safe or acceptable at the time the home was originally
constructed, as general knowledge of safe building practices
has improved with the passage of time, building standards
have changed to reflect current understanding.
Consider having GFCI protection installed as a safety
precaution for outlets within 6 feet of a plumbing fixture.
This can be achieved by:
1. Replacing the current standard outlets with GFCI outlets
2. Replacing the outlet in this bathroom circuit which is
nearest the main electrical service panel with a GFCI outlet.
3. Replacing the breaker currently protecting the electrical
circuit which contains these bathroom outlets with a GFCI
breaker.
This condition is typical at other required locations as well.
Recommend evaluation by a licensed electrical contractor and
review for costs of upgrades to current industry standards
before closing.
Page 23 Item: 20 Window Condition • Evidence of condensation observed. This is an indication of
failed seals between the dual glazing of the window. This
condition is typical in bathroom 3 and the laundry room as
well. Recommend evaluation by a qualified window company
and review for costs of replacement before closing.
Bathroom 2
Page 25 Item: 7 GFCI • GFCI did not respond to test. Recommend review for costs
of replacement before closing.
Bathoom 3
Page 30 Item: 7 GFCI • No GFCI protection present, suggest installing GFCI
protected receptacles for safety.

costs of replacement before closing.
Laundry
Page 41 Item: 16 Window Condition • Evidence of condensation observed. Recommend review for
costs of replacement before closing.
Garage
Page 49 Item: 7 GFCI • No GFCI protection present, suggest installing GFCI
protected receptacles for safety.
Page 49 Item: 14 Garage Door's • No eye beam system present on the east side door.
Reverse Status Recommend evaluation by a qualified door technician and
review for costs of installation as per industry standards
before closing.
Roof
Page 51 Item: 1 Roof Condition • Moss on roof. This can lead to the premature failure of the
roof and subsequent leaks. Recommend treating moss during
its growing season (wet months) with a moss killer. For
information on various moss treatment products and their pros
and cons, visit
http://bryophytes.science.oregonstate.edu/page24.htm.
Page 53 Item: 3 Chimney • Severely damage paint observed. Recommend evaluation
by a licensed contractor and review for costs of repairs before
closing.
Page 54 Item: 7 Gutter • Evidence of leaks and rust observed under the south side
gutters. Recommend evaluation by a qualified gutter
technician and review for costs of repair/replacement as
needed before closing.
Exterior Areas
Page 58 Item: 2 Window Condition • Most of the components appeared in satisfactory condition
at time of inspection. Recommend review for costs of
replacements as needed before closing.
Page 60 Item: 5 Exterior Paint • Peeling paint observed, suggest scraping and painting as
necessary.
Grounds
Page 61 Item: 3 Vegetation • Prune or remove any plants that are in contact or proximity
Observations to home to eliminate pathways of wood destroying insects.
• Tree limbs within 10 feet of roof should be trimmed away to
provide air and sunlight to roof, while minimizing debris &
dampness.
• Trim trees that are in contact or proximity to home, as
branches can abrade roofing or siding.
Page 62 Item: 4 Gate Condition • The east side gate is in disrepair. Recommend
repair/replacement before occupancy.
Page 62 Item: 5 Patio and Porch • Severe settlement observed under the east corner of the
Deck front deck. Recommend invasive evaluation by a licensed
contractor and review for costs of repairs as needed before
closing.
Page 63 Item: 8 GFCI • No GFCI protection observed in the plug at the back deck
location. Recommend review for costs of upgrade to current
industry standards before closing.

Page 65 Item: 17 Fence Condition • **FENCING**

• Fence leaning in areas mostly on the east side of the home.
Recommend review for costs of repairs as needed before
closing.
Foundation
Page 66 Item: 7 Access Panel • Limited inspection from the access area only due to standing
water in the crawlspace. Common condition for this area of
town.

We appreciate the opportunity to conduct this inspection for you! Please carefully read your entire
Inspection Report. Call us after you have reviewed your report, so we can go over any questions
you may have. Remember, when the inspection is completed and the report is delivered, we are still
available to you for any questions you may have, throughout the entire closing process.
Properties being inspected do not "Pass" or "Fail.” - The following report is based on an inspection
of the visible portion of the structure; inspection may be limited by vegetation and possessions.
Depending upon the age of the property, some items like GFI outlets may not be installed; this
report will focus on safety and function, not current code. This report identifies specific non-
code, non-cosmetic concerns that the inspector feels may need further investigation or repair.
For your safety and liability purposes, we recommend that licensed contractors evaluate and repair
any critical concerns and defects. Note that this report is a snapshot in time. We recommend
that you or your representative carry out a final walk-through inspection immediately before
closing to check the condition of the property, using this report as a guide.

Interior Areas
The Interior section covers areas of the house that are not considered part of the Bathrooms,
Bedrooms, Kitchen or areas covered elsewhere in the report. Interior areas usually consist of
hallways, foyer, and other open areas. Within these areas the inspector is performing a visual
inspection and will report visible damage, wear and tear, and moisture problems if seen. Personal
items in the structure may prevent the inspector from viewing all areas on the interior.

The inspector does not usually test for mold or other hazardous materials. A qualified expert should
be consulted if you would like further testing.

Bathroom
Bathrooms can consist of many features from jacuzzi tubs and showers to toilets and bidets.
Because of all the plumbing involved it is an important area of the house to look over. Moisture in the
air and leaks can cause mildew, wallpaper and paint to peel, and other problems. The home
inspector will identify as many issues as possible but some problems may be undetectable due to
problems within the walls or under the flooring..

Heat/AC
The heating, ventilation, and air conditioning and cooling system (often referred to as HVAC) is the
climate control system for the structure. The goal of these systems is to keep the occupants at a
comfortable level while maintaining indoor air quality, ventilation while keeping maintenance costs at
a minimum. The HVAC system is usually powered by electricity and natural gas, but can also be
powered by other sources such as butane, oil, propane, solar panels, or wood.

The inspector will usually test the heating and air conditioner using the thermostat or other controls.
For a more thorough investigation of the system please contact a licensed HVAC service person.

Roof
1. Roof Condition
Good Fair Poor N/A None
Materials: Roof was visually inspected from accessible points on the interior
X and/or exterior. If a roof is too high, is too steep, is wet, or is composed of
materials which can be damaged if walked upon, the roof is not mounted or
some areas not walked upon. Therefore, client is advised that this is a limited
review and a licensed roofer should be contacted if a more detailed report is
desired.
Materials: Composition shingles noted.
Observations:
• Moderate wear and loss of granules observed throughout the roof.
Common condition for the age of the shingles. With normal maintenence we
would estimate 10+ years of service life remaining in these shingles.
• Moss on roof. This can lead to the premature failure of the roof and
subsequent leaks. Recommend treating moss during its growing season (wet
months) with a moss killer. For information on various moss treatment
products and their pros and cons, visit

Attic
1. Access
Good Fair Poor N/A None
Observations:
X • **Location of access**
• Scuttle Hole located in bedroom 3 closet.
• **Access Observations**
• Entering attics that are heavily insulated can cause damage to the
insulation and attic framing. Attics with deep insulation cannot be safely
inspected due to limited visibility of the framing members upon which the
inspector must walk. In such cases, the attic is only partially accessed,
thereby limiting the review of the attic area from the hatch area only.

can provide pathways for wood destroying insects, as well as abrade and
damage siding, screens and roofs.
• Prune or remove any plants that are in contact or proximity to home to
eliminate pathways of wood destroying insects.
• Tree limbs within 10 feet of roof should be trimmed away to provide air and
sunlight to roof, while minimizing debris & dampness.
