And whereas the lessor is the sole and owner of the building situated at No.

8 GHBCS Layout,
Jnanabharathi,2nd stage , Bangalore-560056 Whereas the lessor has approached with the lessor to let
out the schedule premises on rental basis and lessor agree to let out the same under the following
terms and conditions:

1. Whereas the lessor agrees to let out the schedule premises for a monthly rent of Rs.10,500/-
(Rupees Ten Thousand Five Hundred only)per month. The agreement is commencing from
01.04.2019.
2. Whereas the tenant has paid a sum of Rs.100000/- (Rupees One Lakh only) by way of cash
advance which is refundable at the time of vacating the premises without any interest.
3. Whereas the lessee shall agree to pay the monthly rent by on or before 5th day of every English
calendar month.
4. The rental period will be for a period of 11 months (Eleven months) from the date of occupation, but
it can be extended by mutual consent with an increase of 5% rent.
5. The tenant shall pay the electricity charges to the concerned department & water charges by
sharing other tenants. And common water pump meter charges by sharing.
6. Whereas the lessee should not sublet or under let the schedule premises to any other persons
without written consent from the lessor.
7. Whereas the lessee shall keep the schedule premises in good and tenantable conditions without any
damages. If any damages caused by the lessee the amount has to be made by him.
8. Either parties shall give 3 months notice for vacating the premises.
9. The tenant shall carryout the painting works at the of vacating or painting & cleaning charges will be
deducted in the advance amount.

SCHEDULE
All that piece and parcel of the portion of the premises bearing at No.8, GHBCS Layout, Jnanabharathi,
2nd stage, Bangalore. 560056 consisting of Hall, Kitchen, Two bed room with attached bathroom and
toilet with all civic amenities of Electricity facilities with RCC Roof, Second floor, Facing North west . And
electrical fitting like Fans-3Nos, tube light 5 Nos, with wardrobes.

In witness whereof the above named lessor and lessee have affixed their respective signature to this
agreement on the day, ninth and year first above written.

RENTAL AGREEMENT
This agreement for rent is made and executed at Bangalore on this 1st of April Two Thousand
Ninteen (1.04.2019) and between:

Smt Jyothi Priya, aged about 23 years, residing at No.8 GHBCS Layout, Jnanabharathi, 2nd stage,
Bangalore-560056, hereinafter caned the owner/Lessor of the part one.

Sri. U. Sridhar, aged 42 years, s/o U. Raju, hereinafter called the Lessee Tenant of the other
part witnesses as follows:
