In Colliers’ maiden Indian investment report, They solicited responses from the top 40
institutional investors in the country to understand their investment priorities in 2019.
According to the survey, among the newer avenues for investment, about 63% of the
respondents preferred data centers as their first choice.

IT infrastructure requirements-
commonly include servers, firewalls, storage systems and various other
IT components.
In order for these IT equipments to work in congruence with each
other they require uninterrupted power supply, backup power generators and proper

2. Co-Location Model- Investor/developer provides additional facilities eg.
engineering services, basic infrastructure facilities, network services, power and backup.
Tenants pay the rent and set-up their own servers.
The operational risk is with the developer and technological obsolescence is shared
between developer and tenant.
3. Managed hosting model- Here, the developers or investors provide holistic
data centre services to the tenants.
Tenant pays a premium on the rent to the developer or investor for carrying the risk of
operations and technological obsolescence.

As per Colliers Report, the data centre market in India is estimated to be worth USD4.9 billion
(INR350 billion)in 2018 and is expected to reach USD7.0 billion (INR499 billion) in the next two

1. Public cloud - Cloud infrastructure is multi-tenant or shared infrastructure. This allows a
company to save on costs.
2. Captive data centres/on-premise- These are private data centres set up on-premise.
3. Colocation - Colocation is a service that offers infrastructure on rent. You will have
complete control of your server and applications.
4. Managed hosting –Managed hosting is similar to colocation but with a few differences.
Here not only, you will have complete control of your server and applications, but any
upgrades and maintenance will have to be done by the service provider.
